One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. The new vision will build on this legacy, creating luxury residences that capture ocean views while fostering a lifestyle defined by wellness, connection, and ease.&nbsp;

Beyond its residential offering, NALU will deliver significant economic benefits to the Gold Coast through job creation and opportunities for local suppliers and contractors. Construction is anticipated to commence in early 2026, with completion expected in Q3 2028.

Monaco Property Group approved for $500 million NALU apartments on Miami beach

The most elevated residential tower in Palm Beach, <a href="https://www.apartments.com.au/new-apartments/corallo-palm-beach-5-palm-beach-avenue-palm-beach-qld-4221">Corallo</a>, has officially launched this week, however only a handful of buyers will have an opportunity to buy in to the 17-storey project.

The $200 million mixed-use project includes ground floor dining and retail and is considered so valuable its developer, <a href="https://www.apartments.com.au/developers/changfa-group">Changfa Group</a>, will be staging its release of one-, two- and three-bedroom apartments and penthouses to the market.

Higgins said Palm Beach remained a hotly contested suburb for home buyers, with prices doubling in the past five years.

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

One Collection works hand-in-hand with the respected development and construction firm Masscon, which has built a reputation for leveraging its expertise in the built environment to take on developments others can't. <h2>435 Bourke Street</h2>

Designed by Bates Smart, the development comprises approximately 64,500 sqm of premium grade office space on the corner of Bourke and Queen Street.

Cbus amalgamated sites at 140 and 150 Queen Street, 423 Bourke Street and 27 McKillop Street to allow for the development. 

According to Cbus, it intends to launch 435 Bourke Street in early 2019 and commence construction later this year pending planning approval.

<h2>Southbank by Beulah / The Green Spine</h2>

The design team and Beulah then embarked on a study tour which included stops in Shanghai and New York to assist in informing the design.

It is expected that following a process of design refinement and development a planning application will be lodged for the site at 118 City Road, Southbank.

Should the project retain a maximum height of 356m and should it be viewed favourably by the Planning Minister's office, construction could commence on what would become Australia's tallest tower in 2020 at the earliest.

The winning concept for Green Spine featured a mix of uses including residential, commercial, hotel, a school and a highly permeable ground plane which extends the Southbank Boulevard linear park (see below) into the site and extends up the length of the towers.

The proposal would include (amongst other things) wetlands, a natural leisure pool, 50m lap pool, kids pool, cafe and pavilion.

<h2>Southbank Boulevard + Dodds Street </h2>

Construction is now underway on the remainder of Southbank Boulevard between Sturt Street and City Road. This portion of the project will be undertaken in a number of stages and will see the west bound carriageway discontinued to create new public open space, and the current east bound one way carriageway converted to two way traffic.

The first stage is due to be completed in August of this year. Upon completion, the six stages of the project will create 2.5 hectares of public space and neighbourhood parkland within Southbank, which has become Melbourne's most densely populated suburb.

Image: City of Melbourne</figcaption></figure>Work is finally set to commence by the middle of this year on the City of Melbourne's long mooted pedestrianisation of Elizabeth Street South which will replace a stretch of road surface with a new tree lined public space.

Originally due to begin early last year, the project was delayed to allow for construction of an office development at 276 Flinders Street.

The 10-storey development is nearing completion and has direct frontage to the section of Elizabeth Street to be transformed, limiting Council's ability to build the new public space immediately while maintaining pedestrian safety around the construction site.

The City of Melbourne has set aside $2.2m to complete the project which will include the creation of better public realm with new bluestone paving, street furniture, lighting, trees and drainage improvements. 

<h2>Market Street Park</h2>

Image: City of Melbourne</figcaption></figure>Being delivered as part of Cbus Property and ISPT's $1.3bn Collins Arch development currently under construction, the Oculus-designed park along Collins and Market Streets will add much needed green space to the heart of Melbourne's CBD. 

To facilitate development of the park, City of Melbourne is contributing part of the Market Street road reserve while Cbus Property and ISPT are contributing part of their development site.

The new 1,900 sqm park comprises five distinct zones; Collins Street Interface, Northern Lawns, Playful Terrace, Central Plaza, and City Garden.

Upon completion the park will be vested back to the City of Melbourne for public use and management.

<h2>Melbourne Square - Public park, Hilton Hotel and future stages</h2>

The six-tower project comprises four residential towers, an office building and a hotel sited around a new central public space.

The first stage is 75% sold and features two residential towers of 231m and 179m respectively, the public park and a full line Woolworths - Southbank's first full line supermarket.

The 3,700sqm park has been designed by Taylor Cullity Lethlean and encompasses more than 20 per cent of the overall site  Read more about the park <a href="/news/melbourne-square-to-add-some-much-needed-green-infrastructure-to-southbank">here</a>.

It was also recently reported in the <a href="https://www.afr.com/real-estate/commercial/hotels-and-leisure/hilton-to-return-to-melbourne-with-600room-flagship-at-melbourne-square-20190117-h1a6c5">AFR</a>, that OSK was negotiating with Hilton Hotels &amp; Resorts to operate a 600-room flagship luxury hotel with an anticipated opening date of 2022.

Melbourne's Headline Acts for 2019

Perri Projects in conjunction with joint venture partner Wingate Property, has received development approval for a $150 million mixed-use project on the edge of the Melbourne CBD opposite Carlton Gardens. This project will include 70 apartments across 20 levels of residential plus premium commercial and hospitality on the ground floor and podium levels.

Located at 23-29 Victoria Street, the plans also include significant improvements to the public realm in line with City of Melbourne’s Urban Forest strategy with a large-scale rejuvenation of the surrounding area.

Perri Projects recruited Woods Bagot to create a design that responded to the significance of the site, adjacent to the UNESCO world heritage Carlton Gardens ensuring future residents will have permanent unobstructed amenity and outlook across the gardens.

Woods Bagot's design for the site brought together its Melbourne, London, and New York studios to reference aspects of each of the cities, in the project.

Image: Supplied</figcaption></figure>As part of the Victoria Street project, Perri Projects is also proposing major public realm improvements including a new boulevard interface to McKenzie Street and reworking the current traffic island intersection into an Urban Forest public space in line with City of Melbourne’s Urban Forest Strategy.

The strategy acknowledges the crucial roles green spaces play in Melbourne with its parks, gardens, and tree-lined streets contributing to liveability and quality of life for residents. 

Together Perri Projects and its architects worked closely with council to achieve the permit, with the developer having previously worked collaboratively with City of Melbourne on culturally significant projects such as West Melbourne Waterfront.

The developer's vision for the site marks the latest iteration of its ‘Tailored Living’ series following its collaboration with Woods Bagot at The Englefield in South Yarra, which upon completion will feature seven penthouse-style residences aimed towards the upper end of the market. 

According to Perri Projects, Melbourne represents a long-term focal point for the developer and the Carlton Gardens project reflects its confidence in the city. The development team continues to work closely with City of Melbourne and other major stakeholders on the wider rejuvenation of the surrounding area.

Perri Projects receives approval for $150m Carlton Gardens project

Having now lived in Prahran for the better part of 6 months, I've developed a greater appreciation for the area, in particular the public spaces which I pass on my walk to and from Prahran Station on my way to walk and those I pass on my daily evening runs.

One space which has always stood out, because I pass it multiple times a day and is rather unique in terms of the provision of both active and passive recreation areas, is Princes Gardens. 

With basketball courts, playgrounds, skating half pipe, a mix of hard and soft scape areas, the Prahran Aquatic Centre and the Chapel off Chapel events and function space, Princes Gardens appeals to a number of demographics and users.

It is, however, looking a bit tired and could do with a bit of love. Which brings us to the topic of today's piece; the City of Stonnington's Master Plan for the Gardens.

A draft Master Plan - which will be finalised by the middle of the year - was developed by Hansen Partnership to "ensure Princes Gardens continues to offer open space and facilities that are safe, accessible and contribute to maintaining a healthy and vibrant community", according to the City of Stonnington.

Short-Term Objectives

<ul>
<li>Establish a central pedestrian avenue as a key north-south axis, connecting Malvern Road in the north with Princes Close in the south. This pedestrian avenue will comprise a generously-dimensioned walkway, with opportunities for feature paving, street and park furniture, lighting and wayfinding. The pedestrian avenue will provide clear and open sightlines, improving amenity and safety for all users. Avenue planting of large, deciduous canopy trees along either side of the avenue will assist in making it a strong visual element of the Gardens.</li>
	<li>Remove the easternmost tennis court and create more green space.</li>
	<li>Reconfigure the forecourt area to the east of Chapel off Chapel such that this space is a plaza integrated into the central pedestrian avenue, with improved access and sightlines. The intention is to establish a more prominent address for Chapel off Chapel as a key attraction within Princes Gardens. The plaza will act as a key meeting space within the Gardens in a central location which is readily accessible from all surrounding streets.</li>
	<li>Establish a generous formal entry to Princes Gardens from Princes Close, at the southern end of the proposed pedestrian avenue. The northern entry on Malvern Road is already accessed via historic entry gates, and an opportunity exists at the southern end for a contemporary entry treatment.</li>
	<li>Remove the majority of the existing under-utilised pavement between Chapel off Chapel and Malvern Road and replace it with grass and trees, as means of providing more 'green space' in the northern part of the Gardens and improving the frontage to Malvern Road. </li>
	<li>Demolish 22 Little Chapel Street and relocate Council services elsewhere. Reconfigure car park further north to allow for an entryway/forecourt and event space to the entrance of Chapel off Chapel.</li>
	<li>Demolish the majority of the existing car park to create a new civic space to include expanded green space and a central footpath connecting Chapel off Chapel to Little Chapel Street. The space can be utilised for events associated with Chapel off Chapel, as well as other complementary activities associated with arts &amp; culture.</li>
	<li>Retain two existing tennis courts and reconfigure to become multi-use courts.</li>
	<li>Formalise and enhance the east-west connection from Little Chapel Street into the Gardens by replacing the existing goat track through the grass with a paved pathway and lighting.</li>
	<li>Establish a new picnic/bbq area in a highly visible, central location close to main pedestrian thoroughfares and the existing playground. The bbq/picnic area should comprise all facilities required  for such a use, including shelter structures, seating, tables and bbq.</li>
	<li>Retain the existing basketball courts.</li>
	<li>Retain the existing Prahran Aquatic Centre.</li>
	<li>Retain the existing passive recreation spaces in the southern part of the Gardens, including the sunken lawn.</li>
	<li>Retain the existing playground.</li>
	<li>Retain existing heritage tree    </li>
</ul>
Long-Term Objectives

<ul>
<li>Retain the existing 50-metre outdoor pool, with an expanded and improved pool deck, complete with custom-designed shade structures and expansive areas of usable recreation space. Replace the existing utilitarian fence at the perimeter of the Aquatic Centre with a new fence which is more architecturally-sensitive and complements the public domain of Princes Gardens.</li>
	<li>Provide a signalised pedestrian crossing on Malvern Road, on the alignment of the central pedestrian avenue, in anticipation of the redevelopment of the Horace Petty Housing Estate.   </li>
</ul>
The project builds on the City of Stonnington's pipeline of public realm improvement projects for Prahran including a significant upgrade of iconic Greville Street which is being completed in stages.

The new public space on Greville Street includes a cobblestone shared zone, wide bluestone footpaths, more greenery and more space for the local community and visitors to enjoy. Greville Street’s popularity has survived various trends and economic changes and the current upgrade will ensure its popularity for on-street trading and dining grow.

Greville Street is a unique destination within Stonnington thanks to its historic and artistic past and we want to make sure it continues to be a great hub for creatives, professionals, artists, small boutique businesses and locals

The next stage of the revitalisation project includes a new Porter Street/Prahran Railway Station shared zone currently under construction. Once completed, the works will include a new cobblestone shared pedestrian and vehicle zone at Prahran train station, footpaths, a pedestrian crossing, new lighting, trees and street furniture.

Construction of these works is estimated to be three months.

Future stages will see part of King Street currently with a temporary pop-up trial, redesigned into a pedestrian zone, the completion of works to the east end of Greville Street adjacent to the Town Hall and the Town Hall forecourt along Chapel Street.

Image: Rush Wright Associates</figcaption></figure>Meanwhile, City of Stonnington's largest and most ambitious project, Cato Square project is progressing following the completion of an archeological investigation, which was undertaken on the basement connected to the Big Store last month.

The +$60m project will create a 10,000 sqm multi-functional urban park with over 500 spaces of underground car parking with a target completion date of 2019.
