One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. $200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

The Brisbane developer Pikos Group have secured approval for three residential towers in Kangaroo Point.

Pikos had to get sign off from the&nbsp;Land and Environment Court for the ambitious Lambert Street development after a number of complaints from local residents.

The team at Pikos engaged with council and addressed the issues raised within the community for a successful outcome.

&ldquo;We are delighted council has recognised the overall merits of our development and we can now move forward with a benchmark project that will enhance the inherent charm of Kangaroo Point and its future growth,&rdquo; said Pikos Property Group head Pedro Pikos.

&ldquo;The Pikos team is now gearing up to deliver the project and we expect work to commence as early as next month&rdquo; he said.

The project at 108 Lambert Street will see three towers built on the 5285 sqm site.

Kris Kowalski Architects, who designed 300 apartments in the Fortitude Valley&nbsp;tower 289 Wickham Street, submitted amended plans late last year for the Kangaroo Point towers, with the number of apartments scaled back from 300 to 273.

&ldquo;We&rsquo;ve gone back to the drawing board to ensure we continue to deliver a new standard of luxury residential tower development to the area in a well-designed integrated project that blends with and is sensitive to its surrounds.&rdquo;

&ldquo;Now we are out of the appeal process, we continue to take on board community feedback and are exploring further options to substantially reduce apartment density and traffic volumes&rdquo; he continued.

&ldquo;This project will be the new benchmark for apartment living in terms of spaciousness and amenity on the Kangaroo Point peninsula, where our density is far less than in many existing residential towers in the area,&rdquo; Pikos said.

Skye Apartments have been designed by the local architecture firm Arkhefield who drew inspiration from the iconic Marina Bay Sands hotel in Singapore, having its own 1,000 sqm Sky Deck featuring a residents&#39; pool deck,&nbsp;a rooftop bar and a restaurant.

There will be just 68 apartments across three towers of up to&nbsp;13 levels on the corner of River Terrace and Main Street. Each building will have just two apartments per floor, with balconies along the River Terrace frontage offering city views.

There will be six penthouses, each with their own private roof terrace. On the ground level of the development there will be a gym, a sub-tropical garden and a separate cafe for the public.

Brisbane developer Pedro Pikos says the project is aimed at the booming owner-occupier market seeking inner-city living by offering spacious apartments with luxurious interiors and superior finishes.

Access to the city and all it has to offer will be enhanced by a new pedestrian bridge proposed to link Kangaroo Point and the Botanic Gardens.

The 2,330&nbsp;sqm site was set to become a Banyan Tree residential community before Pikos Group bought it from the international hotels group.

The Pikos development will provide four levels of basement car parking, as well as&nbsp;a port-cochere drop-off point for the public and residents to use.

Pikos has a workbook in Southeast Queensland of $1.3 billion, with a large portfolio in Kangaroo Point which is it believes is shaping up as Brisbane&rsquo;s hotspot.

Pikos Group secure approval for $200 million Kangaroo Point project Skye Apartments

<a href="/developers/pikos-group">Pikos Property Group</a> have lodged a minor change DA at Banyan Tree Residences - 8 River Terrace, Kangaroo Point.

The change includes a slight height increase from the previous approval, and 63 x 3 bed apartments across three buildings, rather than two. The new DA, designed by <a href="/architects/arkhefield" target="_blank">Arkhefield</a> also includes a rooftop bar and restaurant, with a glass lift providing views on the way up top. Situated on top of the <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> cliffs, the western-facing apartments and rooftop would certainly offer excellent views of the river and CBD.

The development would also be widely seen due to its highly eminent location, and the new <a href="/architects/arkhefield">Arkhefield</a> design undoubtedly meets the high standard in which the prominent site demands.

<a href="/developments/maroochydore-qld-4558">Maroochydore</a> is set to become the business and employment hub of the <a href="/developments/sunshine-coast-qld" target="_blank">Sunshine Coast</a>, with the bold Maroochydore City Centre Development Scheme beginning early construction recently. The massive priority development area aims to create a new central business district for the Sunshine Coast through a masterplanned, 60 hectare space situated on council owned land and the former Horton Park Golf Club. 
As part of the masterplan Sunshine Coast Council are currently building a stunning new city hall, designed by <a href="/architects/cottee-parker-architects" target="_blank">Cottee Parker Architects</a>, and being built by <a href="/developers/mcnab-developments" target="_blank">McNab</a>. The new council headquarters will feature 10 floors totalling approximately 9,400sqm of GFA, a rooftop recreational area and 156 car parking spaces. The building is also targeting both a 5 star NABERS and Green Star rating as a model of sustainable design. 
Sunshine Coast Council aimed to incorporate natural elements in the building’s form, and take occupation of a landmark building with smart, creative and innovative design principles. It’s clear from the renders that <a href="/architects/cottee-parker-architects" target="_blank">Cottee Parker</a> have done an excellent job in delivering on these requests. 
Council is set to occupy their new city hall building in July 2022.
