Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

The project is strategically located to offer a walkable lifestyle, with the Strand shopping centre, cafes, restaurants, shops and the beach, all just a short stroll away.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Jayde Pezet, of Pezet Matheson, which has managed sales and marketing for S&amp;S Projects across their Gold Coast portfolio, emphasised the developer’s commitment to continuous improvement and excellence.

S&S buys $20m Rainbow Bay site for fifth beachside apartment project

Japandi, an emerging design trend that combines Scandinavian functionality with Japanese rustic minimalism, remains relatively untested in Australia’s residential development market.

As developers look to differentiate their projects and offer something distinct to buyers, Brisbane-based developer Lantona has embraced the hybrid style for its recently launched Toowong apartment project, <a href="https://www.apartments.com.au/new-apartments/koya-residences-6-josling-street-toowong-qld-4066">Koya Residences</a>, with early response to the design proving positive.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. The approach blends Japanese minimalism with Scandinavian functionality, emphasising warm, restrained interiors, natural materials and clean lines. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Koya reflects a deliberately scaled approach, with the five-storey form designed to align with the surrounding residential streetscape rather than dominate it.

Zagame’s Wild Water Park has been in the planning process for seven years, under the management of award-winning architects Peddle Thorpe. The team also employed the help of Canadian company WhiteWater West, who will bring new innovative technology down-under.

New waterpark gives students exclusive access to world-class technology

A trio of new locations have been announced in recent days, bolstering the relationship between the duo which already includes a Quest presence in Brisbane's Woolloongabba and metropolitan Melbourne's Dandenong. Gold Coast's Robina is to be joined by new Victorian locations in Geelong and Preston as Pellicano aggressively expands its development pipeline.

Including the Quest apartment hotel at Ballarat Station’s $51 million mixed-use redevelopment, the quartet of projects stand to deliver 328 Quest apartment-hotel rooms, 99 purely residential apartments, a combined retail space of 2,500 square metres and a conference centre/theatrette.

All four projects have a nominated 2020 completion date, ballooning the combined Pellicano and Quest partnership to 555 rooms over eight locations.

The latest announcement is a boon for both developer and operator.

Beyond the fruitful relationship with Quest, Pellicano has a number of active residential projects in both Melbourne and Brisbane, with the latter a joint venture alongside fellow Melbourne-based developer Perri Projects. Dubbed South City Square, the multi-towered precinct's current build includes 140 apartments within the latest residential tower, with future stages still to be delivered.

Urban.com.au recently revealed that Pellicano injected itself into Melbourne's Brunswick <a href="/news/pellicano-drops-in-as-mirabella-opts-out-of-moreland">via a new apartment project</a> which is now at planning.

Designed by Six Degrees Architects and including 66 apartments, the development at 212-214 Albion Street finds itself in a pocket of apartment projects, both existing and in development, that maintain a high degree of design nous coupled with environmental sustainability. The Albion Street 1,530 square metre site was nabbed by Pellicano for $5.8 million during mid 2017.

The operator's most recent Australian project to reach completion was Quest Pacific Epping which was subject to a separate development agreement between Quest and Pacific Shopping Centres. Head contractor Maben recently completed the seven level complex which involves retail tenancies, office space and 96 rooms.

Secondary markets benefit as Pellicano and Quest expand their national presence

Project partners Pellicano Group and Perri Projects have taken their massive South City Square project back to planning in order to rework future stages of the development.

The project is very much representative of the boom in development that has been seen across Woolloongabba, although the bulk of South City Square has yet to be built. Earlier this month planning documents were lodged, seeking to alter the composition of future stages of the project which in time willencompasses more than two hectares.

Primarily fronting Logan Road, the applied for changes changes are relevant to the southern portion of the site and look to supersede planning approval granted during late 2016.

Initial buildings on the Logan Road and Deshon Street intersection were completed during 2017.

Overall seven separate developable buildings between 4 and 18 levels are in the wings, although Stage 3/Supermarket is noted as being at construction.

In line with a swag of applications that have targeted retirement living across Brisbane in recent times, South City Square aims to follow suit. Planning consultant Urbis noted "A vertical Retirement Facility is also proposed to be introduced into the development to meet Brisbane’s growing demand for retirement facilities and enhance the diversity and mix of uses included in South City Square.

The introduction of this use has tangible benefits to the broader community who may be looking for retirement options in Woolloongabba."

The initial plan consisted of six residential buildings and one hotel in addition to the major retail, dining and entertainment aspects at ground level.

It's likely that Brisbane's soft apartment market has in part contributed to the rebalancing of the project's uses.

Brisbane's South City Square changes composition

Another big ticket development has rolled into construction, increasing the already impressive tally of sizeable projects at construction within the City of Monash which amount to billions of dollars of investment within the municipality.

Residential project Alke's commencement has boosted the already diverse big-ticket construction list within Monash. Commercial, residential, educational, aged care, large-scale retail and health builds are on the go within the municipality which is Victoria’s second largest economic and employment generator.

Developer Pellicano has brought forward construction of <a href="/buildings/alke-89-atherton-road-oakleigh">Alke</a> six months ahead of initial expectations following a strong sales campaign. The $55 million SJB-designed residential development includes 89 apartments over three buildings and was launched to market in September 2017.

In what has become a commonplace practice of late Pellicano shrunk the number of apartments on the back of buyer demand; Alke initially included 115 apartments but was rejigged to include fewer but larger dwellings.

Alke's commencement has seen it join a list of top flight projects currently under construction within City of Monash. 

The diversified list at construction is headlined by the $1 billion <a href="/buildings/m-city-2107-dandenong-road-clayton">M-City</a> development; the project which is in the <a href="/news/construction-officially-begins-at-m-city">early stages of construction</a> will become Melbourne’s largest mixed-use development outside of the CBD. Included is a sizeable commercial component, hotel, serviced apartments, extensive retail and hundreds of apartments.

Also high in value is Vicinity Centres' The Glen redevelopment which weighs in at $490 million. Probuild is currently undertaking works across the Glen Waverley retail hub.

From an education standpoint, builder Multiplex is well into Monash University's Biomedical Learning and Teaching Building. The $100 million Denton Corker Marshall-designed project is expected to be completed late this year and features a unique facade.

The Biomedical Learning and Teaching Building the latest in a string of big-ticket projects facilitated by Monash University over the past five years.

Poised to begin construction toward the end of the year is the new <a href="/news/john-holland-to-build-the-new-victorian-heart-hospital">Victorian Heart Hospital</a> opposite the Australian Synchrotron and partly funded by Monash University. Designed jointly by John Wardle Architects and Conrad Gargett, the $542 million project has been awarded to contractor John Holland.

Alke adds to City of Monash's multibillion dollar construction boom

Based on the flow of planning applications into Oakleigh, the suburb was identified by Apartments.com.au as <a href="/news/pellicano-group-cements-oakleigh-as-an-upcoming-apartment-hotspot">an emerging apartment hot spot</a> at the turn of 2016.

Oakleigh's apartment-driven regeneration has now taken a step forward with the official launch of another major apartment project. Mount Waverley-based developer Pellicano has pulled the trigger on Alke, their latest residential project that will add 89 dwellings along Oakleigh's Atherton Road.

With an end value of $53 million, Alke is the result of a stint at planning which culminated with a win for Pellicano at VCAT.

Subsequent to the project's approval, Pellicano chose to drop the number of apartments within Alke from 115 to 89, in order to provide larger dwellings and better meet local demand stemming from Oakleigh and surrounding suburbs.

After various planning machinations, architecture firm SJB has settled Alke's design; two six level buildings set above a common podium level sweep away from one another, with a low-rise third building also part of the development.

Each building consists between 14-45 apartments, with the larger buildings bisected by a podium top communal garden space. Externally the project is finished in brick snap panels which speaks to Oakleigh's traditional housing finish, floor to ceiling glazing and perforated metal screens for shading and privacy.

Internally Pellicano have split the 1, 2 and 3 bedroom apartments into different categories; Garden Loft Residences, Terrace Homes and 3 bedroom Penthouse sized residences. Interior schemes carry timber floorboards, contrasting lines plus soft grey and white colour schemes with an overtone of industrial detailing.

The almost ubiquitous trendy cafe will also account for Alke's retail space.

Alke joins Oros as projects currently at sales within Oakleigh. 

Oros will eventually become a sprawling development accounting for a 9,605sqm site fronting Dandenong Road; its 348 apartments are joined by a serviced apartment contingent and in excess of 2,000sqm of retail space. Conversely Alke is more conservative in scale and closely cited to Oakleigh's retail and commercial heart, plus Oakleigh Station.

Combined they will add 400 plus apartments to the suburb which has only one considerable apartment project approaching construction completion, namely 8 Degrees at 83 Drummond Street which consists of 54 apartments.

Alke adds another buyer option to the strengthening Oakleigh apartment market

Ballarat's station precinct is set to be transformed, following last week's announcement that the Pellicano Group has been awarded the rights to develop a new conference centre and hotel facility.

Premier Daniel Andrews last week joined Minister for Regional Development Jaala Pulford, Member for Wendouree Sharon Knight and Member for Buninyong Geoff Howard to announce the winning team to build the $44 million project which seeks to kick-start the larger revitalisation of Ballarat’s historic station precinct and surrounding area.

The redeveloped precinct will feature:

<li>A modern 4.5 star 77 room hotel to be run by Quest.</li>
	<li>1,700sqm conference centre, a 300-seat theatrette and a 300-seat banquet room within the Goods Shed.</li>
	<li>900m2 of retail and dining options within the Goods Shed and a public plaza for community events.</li>
	<li>420 car parks with 270 for commuters and 150 for hotel patrons, with scope for future expansion.</li>
	<li>The Spotless Group will operate the conference facilities under their EPICURE brand and will focus on building an events base including exhibitions, performances, weddings, conventions, community events and galas.</li>

The Victorian Government will be investing $25 million from its Regional Jobs and Infrastructure Fund. Construction is expected to begin by mid-late 2017, however a completion date for the project has yet to be nominated. The project is expected to generate 140 jobs during construction and 30 ongoing jobs once completed. Construction will be staged in such a way to minimise disruptions to local residents and commuters.

The concept plans are available for viewing and comment at www.engage.vic.gov.au until 22 January 2017. The community is also invited to an open day on Saturday 3 December at Ballarat Library, from 12.00pm to 4.00pm.

Ballarat’s historic station precinct set to be transformed

Builder turned developer Pellicano Group is seeking approval for a residential apartment development in Oakleigh that promises to further propel the suburb toward higher density living. The Mount Waverley-based firm is proposing 111 residential apartments at 89-93 Atherton Road which if approved would become the tallest building within the suburb.

Over a 2,620sqm site, the land in question is located on the north side of Atherton Road and is currently for the most an open air at-grade car park.

Limited street frontage and space confines has seen project lead SJB create a multi-building outcome with the expectation that its orientation will allow for maximum natural light to penetrate the development.

Included within 89-93 Atherton Road are 26 single bedroom options supplemented by 85 dual bedroom apartments with either a single or double bathroom in tow. A 200.2sqm retail tenancy faces Atherton Road whilst communal facilities for the project are expected to include a terrace, indoor and outdoor gym and BBQ/teppanyaki area.

In context Pellicano Group's proposal is in close proximity to another SJB-designed apartment project, Atherton &amp; Atkinson, which is currently under construction.  Atherton &amp; Atkinson is second only to Kokoda Property Group's 94-apartment Infinity Oakleigh project which was completed during 2015 in terms of the current wave of Oakleigh apartment project completions.

Immediately north of Intraland's site another application is under consideration for a 34-apartment project at 16-18 Dalgety Street. The recent sale of 807-811 Warrigal Road to Chinese affiliated Viapac Australia Pty Ltd further underpins Oakleigh's apartment hot spot credentials with the 3,686 sqm site sold by CBRE City Sales featuring an indicative development scheme for 190 apartments.
