S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Japandi, an emerging design trend that combines Scandinavian functionality with Japanese rustic minimalism, remains relatively untested in Australia’s residential development market.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. The approach blends Japanese minimalism with Scandinavian functionality, emphasising warm, restrained interiors, natural materials and clean lines. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Koya reflects a deliberately scaled approach, with the five-storey form designed to align with the surrounding residential streetscape rather than dominate it.

Lantona said the location was central to the project’s conception, pointing to Toowong’s balance of green space, transport access and proximity to major education institutions.

A long-awaited transformation of a former industrial site in Holroyd has been given the green light, with the NSW Government approving the $1.2 billion Crescent Parklands masterplan that will deliver more than 1,200 new homes just south of Parramatta.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

The built form has been carefully modulated to balance density with amenity, with the design resolving building separation, solar access, and wind impacts at a precinct scale.

A significant focus of the design is the activation of Crescent Street and the integration of public domain. The submission notes that “individual townhouses [were] removed for community based functions to Crescent Street to increase activation and surveillance,” reinforcing a more urban and publicly engaged street edge. Retail, commercial tenancies, and resident amenity spaces are concentrated along this frontage and within the podium to support day-to-day activity.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

Buildings within the western precinct are oriented toward the park, shaping a residential offering defined by proximity to open space. The design describes this approach as creating apartments “immersed in nature with apartments facing the park,” positioning the landscape as a central organising element of the masterplan.

The broader architectural response addresses both infrastructure and context, with taller elements capturing long-range views toward Parramatta while setbacks and separation distances mitigate impacts on surrounding residential areas. Sustainability initiatives, including solar optimisation, cross-ventilation, and integrated landscape systems, are embedded across the scheme.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

Pellicano

The national property developer, Pellicano, are set to bring something different to the affluent Brisbane riverside suburb, Kangaroo Point.

They're seeking to create Story House, a development of 86 apartments,&nbsp;on the more affordable end of the scale than what Kangaroo Point is generally&nbsp;used to.

There will be a mix of studio, one, and two-bedroom apartments across the nine-level building designed by DBI Architecture, which will be crowned with an extensive rooftop amenity level.

That will home a lap pool with a pool deck and spa, a yoga lawn, a dining and barbecue area, and an outdoor gym. 85 per cent of the building's roof top&nbsp;is disposed as recreation areas and gardens, landscape architect RPG Group advise on the development submission.

They described Story House as "mid-century modern meets sophistication in the heart of Woolloongabba and wider area of Kangaroo Point."

The Pellicano team identified the area as having considerable growth potential well before the Olympics was announced for Brisbane in 2032. They bought two adjoining 708 sqm Duke Street sites for a combined 1,418 sqm block in 2019 for around $2,875,000 combined.

The site is currently vacant, with the existing character house at 21 Duke Street having been relocated, and the house at 65 Linton Street&nbsp;demolished.

A stone's throw from The Gabba but in the Kangaroo Point postcode, Story House was designed by DBI who said the building and internal use is broken down to create a base form that scales to the street; a three-story expression that is typical in scale to the historical locality.

"The building offers balconies expressed to offer an overt sub- tropical, outdoor living experience," DBI advised.

"The balconies become a vibrant &amp; playful series of sculptural forms that humanize the suburban building to the street.

"The articulated facade allows for desired breeze flow through all habitable spaces."

As a family business who have been operating since 1969, the development also holds some sentimental value, with the Pellicano family launching their very first project not far from the brand new Alke residences.

Construction complete at Oakleigh's new Pellicano development, Alke

Diversified property group Pellicano has expedited the next stage of construction at its Parkwest Estate in Bundamba due to strong sales, while announcing the commencement of construction of the next stage at Connexion Industrial Park in Darra, following leasing success in recent months.
Due to the final office/warehouse space selling out at Parkwest Estate, Pellicano will commence the next stage of the project 12 months ahead of schedule, which will deliver additional office warehouse units.
Meanwhile at Connexion, construction has commenced on a major refurbishment of a freestanding 10,600 sqm office/warehouse, and four new spec office/warehouses totalling 3,000 sqm.
Pellicano was buoyed by a deal struck at Connexion during the height of the COVID-19 pandemic, with a 7,500 sqm site being leased out to MACH1 Logistics in late March, spurring the company to prioritise the works on both sites.
Pellicano managing director Nando Pellicano believes recent activity at these projects, as well as its Industrial activity in Melbourne, is an early sign of how well the Industrial sector is holding up across the property market.
“We saw many companies facing challenges during lockdowns, restrictions and work-from- home guidelines, but we’ve still been able to put clients into new facilities, as the push to e- commerce and on-line expediates.
“Well-located industrial space has proven popular at a time where more and more consumers turn to shopping online.
“I think the popularity of these sites is driven in part by the flexibility we give our clients across the board – we work with them to ensure their facility is exactly what they need, and that they can make any necessary tweaks to ensure it’s a long-term prospect,” he said.
Works at the office/warehouse site at Connexion Industrial Park are due for completion in two stages, with the 10,600 sqm refurbishment available to occupy from fourth quarter of 2020, and the four spec units from early 2021, while the next stage of construction at Bundamba is due to commence in the coming months once detailed designs are finalised.
Pellicano’s current activity will take its total Industrial Holdings to over 600,000 sqm by the end of year with a vacancy rate of under 2.5 per cent.

Pelicano announces construction across two Queensland projects

Diversified property group Pellicano has announced its strongest quarterly results on record.
The results are on the back of securing $29 million in pre-commitment deals at Innovation Park, Dandenong South - a joint venture business park between Pellicano &amp; ISPT.
The park incorporates 20,000 square metres of custom-built facilities for a mix of industries including construction supplies, imports and distribution, medical products and transport.
Businesses who have taken up deals include Defries, Hopper Transport, Exclusive Tyres and ICCONS.
The new deals will take Pellicano’s Industrial portfolio to 550,000 square metres under ownership, with a vacancy rate of 2.9%.
The industrial assets are forecast to outperform the broader commercial property market over the next several year, a recent Moody's report suggests.
Global real estate agency JLL recently suggested that as much as $21 billion of investor capital is looking for a home in Australia's industrial market.
Pellicano Managing Director, Renato Pellicano, said the results are a sign of the strength of the industrial market.
Pellicano, said this level of pre-lease volume over a single quarter was unprecedented.
“This is the strongest demand for industrial stock Pellicano has seen in the last decade,” said Pellicano.
“As land values continue to rise and available stock levels diminish, demand is outstripping supply. Accordingly, we expect to see industrial rents rise 10-15% over the next three years.
“Our goal has always been to maintain healthy occupier-owner relationships across our portfolio and as a family-owned business, these relationships have been a key factor in our success.”
Philip Rose, Managing Director of new client, ICCONS said the philosophy impacted his decision to make a pre-lease commitment at Innovation Park.
“We appreciated the open and collaborative communication between senior stakeholders at Pellicano, which led to an efficient and timely outcome,” said Rose.

Pellicano to embark on Stage Two of Ballarat Station transformation

Pellicano purchased the Gold Coast site last year, and obtained consent for the build in August 2018. Construction underway for $32 million Gold Coast development, adding to the Pellicano x Quest empire

Pellicano has secured Quest as the apartment hotel operator for mixed-use projects in Preston and Geelong, Victoria and Robina on the Gold Coast.
Completion of all four current projects is expected during 2020.
They will deliver 328 Quest apartment-hotel rooms, 99 residential apartments, retail space of 2,500sqm and a conference centre including theatrette.
In combination with Pellicano’s existing Quest property holdings at Woolloongabba and Dandenong, the sum of Pellicano’s Quest holdings will amount to a considerable 555 rooms.
Pellicano managing director Nando Pellicano says the companies’ relationship has been fortuitous over the past 10 years, owing to their complementary value proposition.
“The newest deals with Quest will take our relationship to eight projects over the past decade,” said Pellicano.

Pellicano builds a $182 million partnership with Quest

A Bentleigh property owned by the Pellicano family for 30 years has been sold.
The property, with a permit for 52 apartments sold to a local Melbourne developer for $9.75 million.
CBRE agent Mark Wizel, who had marketed the property, said it had presented a "fantastic packaged opportunity to the market.’’

The property, which is located within the coveted McKinnon Secondary College zone and across the road from an Aldi supermarket, is currently 90 per cent leased to nine tenants at a passing income of $267,000 per annum.  
The approved permit allows for a Rothelowman designed, mix-used development with 52 apartments and two significant ground floor retail spaces over seven levels.

The property according to CBRE National Director Investments Mark Wizel, who brokered the deal with Julian White and Nathan Mufale, attracted a strong field of local, interstate and Asian purchasers.
Wizel said the permit appeared to unlock the best-use potential of the property although the 10-year average occupancy per tenant illustrated the strong and ongoing demand for commercial leases on the strip.

Pellicano family sells their Bentleigh property

The diversified property group, Pellicano, has sold the final lot at its 74 hectare masterplanned Innovation Park estate in Dandenong South.
It went for for 72% more than comparable lots in 2012.
At $290 per square metre for the 14,940 square metre site, the final sale to a private investor totalled over $4.3 million.
Over the past six years and across four stages, 61 lots have been sold at Innovation Park for upwards of $68 million.
The sale represented the last sale of public land with Pellicano and its JV partner, ISTP, instead now turning attention to the 26 hectare of land reserved exclusively for pre-commitments and speculative developments.
“The 72% increase between the approximate price per square metre in 2012 and 2017 is demonstrative of the growing demand for industrial lots in Victoria. In particular, the appetite for industrial land in the south east has consistently driven prices up,” managing director Renato Pellicano said.

Pellicano sells final lots at Dandenong South masterplanned Innovation Park

Property developer Pellicano has been given approval for a mixed-use residential development in the victorian suburb of Oakleigh.
The mixed-use development, worth $53 million, will have 95 apartments and retail space nd consist of three buildings – a small linear building to the south and two sculpted buildings to the northeast and northwest.
A pedestrian walkway will run north to south through the site, connecting Atherton Road with the access laneway to the north.
Nando Pellicano, managing director, Pellicano said the site offers great connectivity to wider Melbourne being within a two-minute walk to bus access, and a five-minute walk to the Oakleigh train station.
"It also has direct access to major arterials such as Dandenong Road, Warrigal Road and the Monash Freeway,” he said.
"Alke will present a four-storey frontage to the street, with a retail tenancy at ground level creating an opportunity to add to the already vibrant street life.
