Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The Canberra-based developer and builder, Morris Property Group, is not slowing down its Gold Coast apartment development pipeline.

They've just taken their pipeline to over 1,000 apartments across the Gold Coast, lodging plans for a two-tower scheme in Broadbeach, where they have a number of applications&nbsp;on the desks of the Gold Coast City Council.

The first tower along Britannia Avenue will rise 40 storeys, and the second tower along Australia Avenue will rise 27 storeys, a combined 348 apartments across both towers. Both towers will have street frontage to both Britannia&nbsp;and Australia Ave.

The recreation level on level two&nbsp;is split to offer each building its own premium, including a pool, a large amount of open sun deck area, BBQ areas, a resident’s lounge, a gym and an outdoor yoga area.

Both buildings have been designed to offer generous landscaping at ground level and on the recreational area, with a design inspired to harness the green open spaces throughout Broadbeach.

The site is approximately 650m to the Broadbeach shopping and dining precinct along Surf Parade and approximately 350m to the beach.

Veteran developer Barry Morris said the sites had a major appeal for being located in one of Broadbeach's best areas.

"Future occupiers will enjoy the peaceful surroundings while remaining close to some of the best amenities in Broadbeach and more or less the Gold Coast," Morris says.

"We’ve been developing in the Gold Coast for over 20 years, and this project will be a significant residential project for the group. We adopted our tried and tested design principles of creating floor plans and amenities with the occupier’s front of mind and ensuring the ability to deliver a premium product.

MPG secured the amalgamated&nbsp;3,305 sqm site through local development site specialists&nbsp;GV Property Group, who listed 13-15 Australia Avenue Broadbeach for sale last year, a collective sale of 12 individual unit owners that took over three months to put together.

Nine offers from local and interstate developers were received for the site, with Morris Property Group providing the most favourable offer to secure the site.

In the following months, a further two blocks to the north - eight&nbsp;units at 16-18 Britannia and four units at 20 Britannia Avenue were amalgamated and purchased off-market.

The site acquisition and scale for MPG is something that has not been seen before in this pocket of Broadbeach, GV Property Group director Antonio Mercuri noted.

"The site has a lot going for it - two street frontages, unobstructed views down Federation Avenue and an expansive 45m North Facing frontage to Britannia Avenue - it's very clear why MPG had significant interest in securing the site," Mercuri said.

"We are happy to be working with a strong and reputable developer who provides not only ourselves but our vendors with certainty that they can transact on the site and in addition, develop the site into the future.

The longstanding development and construction company, Morris Property Group, continues to add to their development pipeline, lodging two applications for residential projects in the in demand Broadbeach.

Veteran developer Barry Morris says the Gold Coast has seen several DA’s lodged in the past six to 12&nbsp;months, especially in Broadbeach.

"Buyers love Broadbeach because it, offers beachside living with metropolitan amenities, which is what the market is after," Morris says.

One of the newly lodged projects, at 22 Chelsea Avenue, is just a few doors down from their newly complete and sold out Opus project.

That will target the owner-occupier, with just 18 three-bedroom apartments across the 20-level tower.

The second level will home the recreation and will feature a barbecue&nbsp;area with outdoor dining, gym and pool. The space will provide an outlook towards Broadbeach Park and maximise northern sunlight.

The Queensland-based architecture firm&nbsp;Burling Brown designed 22 Chelsea Avenue, noting in their design statement that the small tower footprint and orientation of the building&nbsp;will result in a slender tower profile as viewed from the north, where the building will be most visually prominent.

"The design incorporates strong and distinct angular edges that articulate the form," the statement noted.&nbsp;

"The use of a light and dark colour scheme and the inclusion of vertical elements up the western elevation produce a high quality and contemporary design."

Burling Brown also designed the other tower at&nbsp;2739 Gold Coast Highway, cleverly designed to have all 48 apartments face north. There will just be two-bedroom apartments in the building, three per floor.

The design of the building illustrates a contemporary look utilising a natural material palette to help complement the area and Broadbeach streetscape.

MPG now have&nbsp;four Broadbeach projects in the pipeline and one in Burleigh Heads. They're also set to be&nbsp;launching Essentia in Surfers Paradise in the coming weeks, which offers one and two-bedroom stock.

"This will be a great opportunity for us to receive some market data and get ourselves back in the selling game, preparing us for the many upcoming project launches," Morris added.

MPG currently has two residential projects under construction Sandbar Burleigh Heads which has limited stock remaining, as well&nbsp;as a new commercial building Mermaid Plaza, in Mermaid Beach.

First look: Morris Property Group file plans for two more Broadbeach towers

One of Queensland&#39;s longest standing property developer and builder,&nbsp;Morris Property Group, is continuing to bulk up its Gold Coast apartment pipeline.

It&#39;s still focused around the Broadbeach area, with Morris, led by the veteran developer Barry Morris, set to lodge&nbsp;plans for Malo, a nine-level tower at 8 Jubilee Avenue, near Federation Park. There will be just 16 three-bedroom apartments.

Morris has had the site since 2006, and has cleared the old two-level, four-apartment building on the 607 sqm site.

The project has been designed by Canberra based architects Guida Moseley and Brown.

The building will also offer ground floor amenities and three levels of underground parking.

The building has been designed to complement the surrounding area&#39;s&nbsp;architecture seamlessly. The site neighbour&#39;s&nbsp;previous MPG projects, Qube and Synergy, and will be the group&#39;s ninth Broadbeach project.

As the group continues to lodge plans for high rise residential developments, the proposed project will position itself in the market for buyers seeking a modern Broadbeach apartment in a low rise building.

In the pipeline for Morris Property Group is Crest Broadbeach, a 37-storey residential tower on Armrick Avenue providing 157 two and three bedroom apartments.

MPG has also consolidated a site at 1873-1875 Gold Coast Highway Burleigh Heads, with a DA expected to be lodged in the coming weeks.

Morris Property Group first started developing on the Gold Coast in 2005 when they created Verve Broadbeach.

Since then, MPG has completed seven towers in Broadbeach, two in Mermaid Beach and three in Burleigh Heads totalling over 1,200 apartments.

The group has two Gold Coast apartments projects under construction including Sandbar Burleigh Heads and&nbsp;Essence Surfers Paradise. They recently sold out all of the apartments in Koko Broadbeach and Opus Broadbeach.

Only 10 apartments remain in Sandbar Burleigh, the 26-level development with 163 apartments.
