Not only is growth in Brisbane’s unit market lasting longer, it’s also getting stronger.

In August, unit values climbed a further 1.3 per cent, one of the strongest monthly results the Queensland capital has recorded in 2025, pushing the median unit value beyond $740,000, according to Cotality’s latest Home Value Index.

Over the rolling quarter, unit values surged 3.9 per cent, and are now 11.1 per cent higher year-to-date,&nbsp;making Brisbane the strongest-performing capital city unit market in the country.

The city’s apartment sector is also comfortably outpacing detached housing in 2025. House values rose 1.2 per cent in August to reach a median of $1.04 million, but quarterly growth was softer at 2.9 per cent, with an annual gain of just 7.3 per cent.

This widening divergence highlights the relative affordability of apartments and the intensifying demand for medium-density housing amid constrained supply,&nbsp;a trend reshaping Brisbane’s property market.

It was a busy month in Brisbane's off the plan property market, with new projects coming to the market, new projects and approved, and some hitting major construction milestones.

Symphony’s one-, two-, and three-bedroom apartments will start from $655,000, with eligible first-home buyers benefiting from Queensland’s new stamp duty exemptions.&nbsp;

City Beat August 2025: Brisbane unit values surge again in August, as two new apartment developments launch to market

Summit &amp; Ridge, the fourth stage of Sekisui House Australia's Sanctuary in Wentworth Point, secured a flurry of sales at its recent launch.

More than 80 per cent of purchasers of&nbsp;<a href="https://www.apartments.com.au/new-apartments/summit-ridge-at-sanctuary-wentworth-point-14-16-hill-road-wentworth-point-nsw-2127">Summit &amp; Ridge</a>&nbsp;were owner occupiers, underlining the strong demand from buyers looking to live within the new&nbsp;riverfront community. Plans to transform the former VicRoads site in Kew are progressing with four shortlisted developers invited to submit their proposals for the site.

Acting Executive General Manager Housing, Nemesia Kennett, said the RFP stage follows a strong response to the initial Expression of Interest (EOI) campaign.

Developers shortlisted to deliver housing in Kew

Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

Orchard Piper have teamed up with Corsair Investment Management in a deal that will see a luxury $400 million mixed-use precinct developed at 7-11A and 17-19 Carters Avenue, progressing the developer’s plans to add $550 million worth of residential, commercial and retail development in Melbourne’s sought-after, Toorak.

The joint venture comes after the 3,600 sqm well-known Mercedes Benz site was acquired by the developer in May for $67 million.&nbsp;

In a bid to regenerate Toorak Village as a thriving high street, Orchard Piper Director, Luke McKie said the partnership is only bolstered by the Buxton family’s six generations of property history.&nbsp;

“Corsair align and support our design-led approach to architectural development. They bring a rare level of expertise and knowledge together with 100-plus years of multi-generational experience represented by the Melbourne based, Buxton family name,” McKie said.

Orchard Piper are due to commence discussions with Stonnington Council in the first half of 2023 to inform the design submission, as the development marks just one of four projects penned for the area, forming part of its $800 million pipeline scheduled for annual completion over the next five years, adding to their already $1.1-plus billion portfolio.

With $200 million worth of projects previously completed in Stonnington alone, the development will see a high-end, architecturally significant, residential development delivered, complemented by hospitality, retail and strata commercial, suited to local owner-occupiers.&nbsp;

Former site of Mercedes-Benz Toorak set for $400 million transformation 

The Lechte Corporation has completed construction on their latest residential development, The Marker.&nbsp;

Located at 512-544 Spencer Street, the $87 million project comes to the rapidly growing and diversified suburb of West Melbourne, as the area only continues to grow as a sought after place to live.&nbsp;

The Marker’s completion arrives as West Melbourne is emerging as a hotspot for community and cultural activity, with the City of Melbourne’s 2018 West Melbourne Structure Plan seeing the suburb’s industrial context transformed into a buzzing community with green space, walking and cycling routes, residential offerings and service-based businesses over the past four years.&nbsp;

Designed by renowned architecture firm, Plus Architecture, the 31,260 sqm mixed-use community is centred around the principles of sustainability and village-style living, with the residences set across a dual structure.

Named Roden and Spencer &amp; Stanley, the two towers sit side by side, delivering a total 195 apartments across eight-storeys, with each benefitting from shared amenity and retail offerings on the ground plane, with lush greenery uniting them both.&nbsp;

A culmination of a 20-plus year relationship between Plus Architecture and Lechte, The Marker was born from a joint vision to bring a statement of quality, liveability and scale to transform West Melbourne into an emerging and established precinct for modern living, according to Plus Director, Ian Briggs.&nbsp;

“Our design for The Marker seeks to provide not only a home for its residents but to become a thriving village-like destination that deeply connects and respects the heritage and future direction of West Melbourne. Our granular design is both aspirational and familiar; a place to call home, experience the city and build community,” Briggs said.&nbsp;

Defined by its sculpturally curved, landscaped upper levels, stacked above a cubic built form, Roden offers 50 residences and makes a statement for high-end urban living, featuring open-plan layouts designed for active downsizers.&nbsp;

Adjacent, Spencer &amp; Stanley’s delivers the remaining 145 apartments, with a mix of one, two and three-bedroom apartments, which draw inspiration from the nearby homes and warehouses. Featuring sawtooth rooftops, exposed brickwork and textural brick pillars and tapered balconies, the Spencer &amp; Stanley apartments have attracted interest from a broader range of buyers, from young families to working professionals.&nbsp;

Construction wraps on $87 million West Melbourne residential precinct, The Marker

Multiplex has reached a major construction milestone on S P Setia’s Sapphire by the Gardens development, topping out&nbsp;both high-rise towers in the mixed-use precinct in Melbourne’s CBD.

Located on the corner of Exhibition and La Trobe Streets, the towers soar 232 and 220 metres above street level, designed by the renowned Fender Katsalidis in collaboration with Cox Architecture. &nbsp;

The project comprises a 62-level 5-star flagship Shangri-La Hotel, along with a 60-level residential tower, housing 325 apartments.

S P Setia’s President and CEO, Datuk Choong Kai Wai, said the completion of Sapphire by the Gardens and the Shangri-La hotel marks the group’s fifth significant development within Melbourne.

“We are thrilled to see this iconic development come to life and stimulate thousands of local jobs during and after construction,” Wai added.

Multiplex’s Regional Managing Director, Graham Cottam, said the construction of the two towers simultaneously took exceptional planning and management to deliver.

“Especially when facing construction and engineering complexities like the iconic sky bridge, 46-storeys in the air,” he added.

The Skybridge design posed construction challenges, with Multiplex creating a temporary protection deck beneath it to enable safe working access. This deck cantilevered out from the building and sat between two large trusses.

The 500-room hotel will be joined to the residential tower via the unique Sky Lounge on Level 46, featuring a glass floor that overlooks the UNESCO world heritage listed Royal Exhibition Building and its surrounding Carlton Gardens.

With a striking façade featuring champagne gold fins, the hotel&nbsp;will also deliver the largest ballroom space in Melbourne’s CBD.

Shangri-La Melbourne will offer a variety of guestrooms, including family rooms, Horizon Club guestrooms, Premier and Presidential Suites, as well as a range of bars and restaurants with alfresco dining, expansive conference facilities, a spa, gym and wellness centre and an indoor heated pool.

The apartment tower will include an activated podium with overhanging plants over terraced podiums integrated into the façade, along with two-floors of residential amenity, including a heated infinity edge swimming pool, a gym, sauna, sky lounge, a cinema, a karaoke room, chef’s kitchen and a lounge with a fireplace.

The first residents are expected to move into the apartments by October this year, with construction of the precinct on track for completion in early 2023, while the Hotel will welcome its first guests by 2024.

Multiplex has completed several new residential projects in Melbourne in recent years, including the recent ‘wave-like’ Premier Tower, as well as the Southern Hemisphere’s highest residences with the 100-storey, Australia 108.
