Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

A trio of current construction tenders are heralding the next wave of student accommodation builds that will aid in servicing the sector.

Three major projects are at tender; <a href="/developments/melbourne-vic-3000">183-189 A'Beckett Street</a>,&nbsp;<a href="/developments/carlton-vic-3053">625-631 Swanston Street</a> and&nbsp;<a href="/developments/carlton-vic-3053">500 Swanston Street</a>. Combined they stand to add in the vicinity of 2,140 additional students beds.

Largest is&nbsp;<a href="/developers/wee-hur-holdings-ltd">Wee Hur Holdings</a>' A'Beckett street plot which the developer pounced upon after it was offered for sale with approved plans for an apartment development in tow.&nbsp;183-189 A'Beckett Street forms an integral plank in&nbsp;Wee Hur Holdings' expansion into the student accommodation sector.

The pending build will form part of an expected portfolio of developments that will eventually contain&nbsp;3250 beds across Australia.

<a href="/architects/hayball">Hayball</a> have conceived the redesigned tower which spans&nbsp;48 levels, and are also responsible for&nbsp;625-631 Swanston Street. Dubbed Little Hall, that mid-rise build aims to deliver 669 students beds in conjunction with the University of Melbourne opposite Carlton's Lincoln Square.

<a href="/developers/little-projects-co">Little Projects</a> head Paul Little is backing the development,&nbsp;with a personal donation used to fund a new “philanthropic” model of student accommodation where at least $2 million of returns from the hall will be used to fund a scholarship program.

A head contractor is on track&nbsp;to be appointed and commence works by October 2018, with a 2020 completion date in mind.

Demolition works have just wrapped up at 500 Swanston Street. The former CFMEU headquarters has made way Journal Student Living's next Melbourne project. When appointed the prevailing builder will construct a&nbsp;METIER3-designed tower that includes near on 600 student beds and an activated laneway&nbsp;at street level.

The current tenders follow on from Watpac announcing last month that it was&nbsp;awarded a $49 million contract to build <a href="/developments/carlton-vic-3053">123-135 Bouverie Street</a>. That project involves the delivery of 579 beds for developer Cedar Pacific, with the building to be managed by UniLodge.

Also in the construction queue are <a href="/developments/melbourne-vic-3000">UniLodge Place</a> at&nbsp;478-488 Elizabeth Street and South Yarra's first dedicated student accommodation building, <a href="/developments/south-yarra-vic-3141">Iglu at 6 Claremont Street</a>.

A sweep through <a href="/">Apartments.com.au's</a> current Melbourne student accommodation builds sees a dozen projects at construction, combining to add 4,385 new beds to the sector.

The dramatic slow in new development applications&nbsp;is in part reflective of the industry's rapid delivery of student accommodation builds in recent years to match latent demand. No new major development applications have been lodged this calendar year for&nbsp;student accommodation projects across inner Melbourne.

Profiling the next wave of Melbourne student accommodation builds

A 17-storey student housing building at 500 Swanston Street is off to VCAT after the applicant, Journal Property Limited, decided to appeal the matter after City of Melbourne council failed to make a decision within the requisite 60 statutory days.

During its meeting on Tuesday night, the City of Melbourne's Future Melbourne (Planning) Committee resolved that it would have issued a permit subject to conditions, had the appeal to VCAT not been made.

These conditions would have included a reduction in height of two levels taking the overall height down to 15-storeys or approximately 51.5m, which according to Council planners would provide a better transition between Upper House to the north (17-storeys), Arrow on Swanston Street to the south (12-storeys) and The Eminence (15-storeys) to the north-east.

Image: Metier3 Town Planning documentation</figcaption></figure>This would reinforce Upper House's prominence on the corner and ensure that the proposed tower is not as prominent when viewed from Swanston Street, argues Council. Additionally, Council would have required levels 11 and above to be reconfigured to increase the setbacks from the southern boundary reducing their dominance and bulk further.

Increasing the setbacks will also improve internal amenity for student accommodation modules and improve the external amenity impacts by creating a greater separation from surrounding residential properties.

Council's planners provided their appraisal based on plans prepared by Metier3 in November 2017, which were subsequently amended in March 2018 with the following changes:

<ul>
<li>Deletion of levels 15 and 16 to reduce the overall building height by two levels to 15 storeys;</li>
	<li>Increased setback of Building D upper levels (11-14) from the south boundary to provide a 9m setback from the Arrow building, as well as reducing the overhang to allow more natural daylight to lower levels of accommodation;</li>
	<li>Introduction of light wells to Building D upper levels (11-14) to allow for improved natural light and ventilation to hallways on levels 11 to 14;</li>
	<li>The removal of rooms to allow for two additional windows per level to improve natural light and ventilation to hallways in Upper Mezzanine to level 10;</li>
	<li>Deletion of all 13 rooms in the lower mezzanine to remove all rooms with restricted daylight access. Part office and communal areas relocated to this space allowing for the deletion of basement.</li>
	<li>Introduction of four rooms to ground floor. Two twin share rooms added to ground floor made possible as result of the consolidated office space spread across two levels. Rooms were introduced to offset 13 rooms deleted from lower mezzanine below as these four rooms have adequate access to natural daylight;</li>
	<li>Deletion of basement;</li>
	<li>Deletion of east-west facing windows on northern boundary;</li>
	<li>Rationalised internal communal space to levels 10 and 11 to allow for additional rooms;</li>
	<li>Relocation of bike store to ground floor to enable direct access off building entry/street level;</li>
	<li>Overall reduction in number of beds from 710 to 587;</li>
</ul>
The original plans included three building elements providing 710 student accommodation units via a mix of studio, two-bed, three-bed, four-bed and five-bed units.

A food and drink, and two retail tenancies are located at the ground level, while the basement would contain a laundry, workshop, storage for 80 bicycles, and building services.

The lower ground will largely accommodate communal student areas including two landscaped courtyards, lounge, communal and private study areas, kitchen and dining area, entertainment, well-being and gym areas and gaming room.

500 Swanston Street off to VCAT - City of Melbourne provides conditional support

Journal Student Living's move on 500 Swanston Street headlines a fresh drive of student accommodation projects looking to call Carlton home.

The $60m build would be Journal's second Melbourne project after 18-32 Leicester Street which is in the hands of Icon Construction. Journal Student Living is backed by South African company Redefine Properties.

500 Swanston Street as the current home of the CFMEU accounts for a 1,388sqm land plot and finds itself in the midst of a handful of student accommodations buildings. METIER3 have designed the newest member of the pack to include 710 student beds across 18 levels.

Spanning 57 metres in height, the development will also include heavily activated lower levels and roughly 1,700 square metres of student communal space.

Planning image: METIER3</figcaption></figure>METIER's first student accommodation design enters the Apartments.com.au Project Database just as Urbanest has been confirmed for the Carlton Connect Initiative, which will account for the former Royal Women's Hospital further north along Swanston Street.

Aside from University of Melbourne's new School of Engineering, office space and a mass of retail space, the project jointly designed by Hayball and Woods Bagot will also take on 528 student beds across 274 rooms. Urbanest will manage the new wing of the development which spans 15 levels.

The project at 700 Swanston Street adds to Urbanest's two existing campuses and two further campuses in development.

Reports on 700 Swanston Street were handed down last night; the expected outcome being City of Melbourne's support final for the project.

The nettletontribe-designed project has gone through design alterations, which includes an increased setback above the onsite heritage building, a reduce the number of student rooms to 579 and an increase in communal space as a result of internal rearrangements. 123-135 Bouverie Street too has been recommended for approval, subject to conditions. 

There are currently a dozen student accommodation projects within Carlton under development.

Carlton's magnetic appeal for student accommodation strengthens

There's movement regarding a number of imposing skyscrapers planned for Southbank.

The Planing Minister has granted approval for 51-65 Clarke Street during April, allowing developer Newcity Development (One) Pty Ltd to proceed with the hulking 70 storey tower. The twisting multi-coloured design by Elenberg Fraser which tops out at 233m would rank the tower among Southbank's tallest, although still well short of the suburb's tallest approved tower - 1 Queensbridge Street at 323m.

Spanning a GFA of 52,313sqm, 51-65 Clarke Street consists predominantly of 512 apartments, supported in turn by 327 bicycle bays and 120 car parking spaces.

As the development exceeds the maximum plot ratio of 24:1, the applicant is required to demonstrate a public benefit contribution. With the provision of a new through block link between Catherine Street and Hancock Street and contributions to nearby streetscape upgrades and projections actions with the City Road Masterplan and Southbank Structure Plan, it is considered that the plot ratio of 30.8:1 can be supported.

Also offered in principle support last month by Melbourne City Council was 87-105 Queensbridge Street. With Melbourne City Council's support or otherwise a prudent indicator as to whether a project will receive support from the Minister's office, 87-105 Queensbridge Street is now seemingly in the box seat to receive the green light.

If approved, the 170m tower would prove to be a boon for developer Aohua Sheng Le Property Pty Ltd.

Whether they choose to develop or move the site on, a permit for 852 apartments on Southbank is a substantial outcome. The planning application is also seeking the right to add 312 bicycle bays and 453 parking spaces within the Fender Katsalidis-designed project. 

87-105 Queensbridge Street's apartment split sees 354 single bedroom, 471 dual bedroom and 27 triple bedroom dwellings within the edifice which holds a massive GFA of 113,401sqm.

38 Freshwater Place is the higher profile project of the duo up for sale. Knight Frank and CBRE have jointly listed the project, with its EOI campaign closing mid May. Up for grabs is the right to deliver a 273m mixed used tower featuring apartments, a hotel component and retail. After picking up the site at the turn of 2016, PCT Development &amp; Management have chosen to move on the trophy property.

Rounding out the Southbank do-si-do is 127-129 Kavanagh Street, which - save for a couple of months of piling activity at the turn of 2017 - has been dormant for some years. Designed by Squillace, 127-129 Kavanagh Street's approved permit allows for 780 apartments and multiple retails space across two towers, with the taller at 48 storeys. 

The above two projects are particularly valuable given the planning changes implemented over recent times, restricting height and density, and therefore apartment yield within the suburb.

51-65 Clarke Street's approval leads the Southbank shuffle

One of the largest approvals during the Matthew Guy planning era is quietly going about facilitating changes to the permitted scheme that will significantly increase the project yield.

Dubbed Ultimus Tower, when under the guidance of selling agent CBRE City Sales 38 Freshwater Place changed hands at the turn of the year, with Sydney-based interests now driving the project. PCT Developments and Management is listed as the applicant for the revised scheme, with GL Investment Co Melbourne Pty Ltd installed as the newest site owner.

Post its initial submission during 2013, the Metier3-designed skyscraper was eventually granted approval by the current Planning Minister in March 2015. The permit at the time allowed for a 73 level mixed-use tower which forms part of the wider Freshwater Place precinct, but which also holds a Power Street frontage.

With a nominal development cost of $400 million, the most recent design iteration, set above a 3,096sqm site, will round out the Freshwater Place Precinct.

With Metier3 still acting as project lead, the latest owners have sought to boost apartment numbers from 482 to 607. Premium apartments account for 14 of the 607, and are considerably more larger with internals of up to 195sqm. Overall, apartment sizes fall back into line with what could be considered the norm; single bed apartments of typically 50sqm, doubles with 70-80sqm and triples with 115-125sqm.

In line with the originally approved plan, a hotel component has been retained, although suite numbers have fallen from 390 to 299. The approved office space of some 1,288sqm has been eliminated as has the majority of retail space within the scheme; from 3,083sqm to a mere 538sqm.

Car parking provisions remain unchanged at 480, with both motorbike and bicycle allowances increasing.

With a new plot ratio of 36.8:1, setbacks to the north and west have been increased to 10m, with the eastern flank remaining unchanged at 5m. The podium height increases to 9 levels or 32.85m, with a new larger Gross Floor Area of 113,898sqm. This placed the tower among one of Melbourne's largest developments.

The building itself and crane utilised in the construction process will be well under the PANS‐OPS barrier, but the building will penetrate the Essendon OLS barrier by 58.75m; the crane even moreso.

To this end the tower crane is expected to begin operation during August 2017 and continue through to September 2019.

These dates would suggest a best case scenario.

38 Freshwater Place's proponents ramp up their intentions

In addition to news of a <a href="/news/a-new-melbourne-icon-squarely-in-minister-wynnes-hands-447-collins-street">new iconic design for 447 Collins Street</a>, last week also yielded additional information on a handful of other sizeable Melbourne residential developments.

Spanning four separate suburbs, the six proposals are all substantial towers with the smallest containing some 321 dwellings. All bar one of the six have been championed by established property players which maintain a national presence, and combined are capable of adding near on 3,000 new apartments into the Melbourne market.

See below an overview of the six projects which are at differing stages of the development process:

After picking up the approved development site in a recent sales campaign headed by CBRE, Golden Age Group have elected to rework the approved Buchan Group-designed 34 level tower.

In its place will stand a sleek 35 storey tower consisting of luxury apartment above retail uses across lower levels. Launching in the first quarter of 2016, SKY ONE Box Hill is a continuance of Golden Age Group's surge into the Melbourne apartment market which has yielded six high-rise projects in a few short years, including the under construction <a href="/buildings/victoria-one-452-472-elizabeth-street-melbourne">Victoria One</a> which will eventually stand at 241 metres.

<h2>Shadow Play - 105 Clarendon Street, Southbank</h2>

Valued at $300 million and designed by Elenberg Fraser, Shadow Play is expected to reach completion in May 2018 following the commencement of demolition on the existing structures onsite.

Included are 475 one, two and three bedroom apartments serviced by 150 podium parking spaces and a 600 square metre communal space across level nine.

<h2>32-44 Flinders Street, Melbourne</h2>

Image courtesy SJB Architects</figcaption></figure>DEXUS Property Group's first foray into the local residential market has gone through the approvals ringer with a redesign implemented which saw the initial proposal trimmed from 66 levels to 56, while the total number of dwellings has also fallen from 625 to 496.

Melbourne City Council planners have recommended objection based upon excessive height, inadequate setbacks and overshadowing although DEXUS's intentions will lie with the Minister for Planning as the gross floor area of the building proposed is in excess of the 25,000sqm benchmark.

<h2>295-309 King Street, Melbourne</h2>

Council planners have recommended refusal for the tower based upon revised plans which were received on 14 October 2015 and which includes 440 apartments within a 215 metre tower.

Although the revised plans were submitted post the amendments to the Melbourne Planning Scheme which would consequently render the application invalid, its initial submission date during 2014 suggests it will likely be judged under the old planning provisions… or so the theory goes.

<h2>1 Collins Wharf, Docklands</h2>

Covering 28 levels and encompassing 321 dwellings the stepped tower will sit diagonally opposite Library at The Dock and will be a follow-up the the precinct's premier apartment projects Convesso and Concavo, also Bates Smart creations.

1 Collins Wharf will follow on from the current six residential towers that are under construction within Victoria Harbour as Lend Lease enjoys robust demand for Melbourne apartments from both local and overseas purchasers.

Six premier residential developments jostle for the spotlight

The Latin expression 'De Novo' is generally understood to mean 'a new beginning' or 'starting afresh' and while not the name of the proposed development at 14-16 The Esplanade, it's quite an apt description as it ushers in a new era for the highly recognisable bayside site. The four-star Novotel St Kilda situated over 5,800sqm is subject to a current planning application which would do away with the predominantly precast structure in favour of hundreds of dwellings.

According to a 2014 AFR article Novotel will likely continue to operate for some years yet due to Accor's existing management agreement, so the development is very much a long term prospect.

Regardless a planning application has been lodged with City of Port Phillip with plans available for public perusal over the new year period.

A key consideration of the proposal is its response to the objectives and strategies of the St Kilda Foreshore Urban Design Framework (2003) with regard to improving the public realm. 14-16 The Esplanade's proposed development would see engagement with Upper Esplanade and Alfred Square, outlined in the following ways:

<li>Improve the Alfred Square edge to Upper Esplanade to make the square more accessible and inviting to enter from the street;</li>
	<li>Prepare a landscape plan for Alfred Square that recognises the role of the square as a ceremonial, commemorative and contemplative space and traditional viewing place;</li>
	<li>Address the conservation of heritage fabric, augmentation of the formal design, enhancement of interpretive values and views, improvements to amenity, provision of additional, coordinated seating and shelter, and replacement of aging surface materials of Alfred Square.</li>

The site has seen a numerous entertainment-based uses over the course of almost a century with the first building to open on the site being the Wattle Path Dance Saloon and Café. It later played host to Melbourne's most famous ice skating rink, St Moritz between 1939 and 1981, becoming enormously popular during the war years and accommodating up to 2,000 people on its 1,850sqm ice rink.

The St Moritz Bar at Medibank IceHouse in is named in honour of the famous rink. The St Moritz hotel was then developed onsite during the early 1990's before being renamed as Novotel ­Bayside upon Accor taking over the venue, only to assume the current Novotel Melbourne, St Kilda thereafter.

<h2>Comment</h2>

The proposal seeks to create a stronger edge and definition to Alfred Square and The Esplanade by occupying the full extent of the site. There exists the risk that the development will read as a great big wall, due to the articulation of the form and consistent height of both buildings. Further division of the proposals form via the introduction of a north-south site link, thus creating three buildings, would provide some variation to the height of each building and go some way to alleviating the potential perception of uniform bulk.

Additionally while the three buildings could be treated as a 'family' with a variation of the modular facade, a shared DNA that while similar offers a point of difference for each building.

Overall the proposal breathes new life into a site that while prominent does not fulfill its true potential as a cornerstone of the St Kilda foreshore. It will certainly be interesting to see how the greater community responds to the development plans, could it be another St Kilda Triangle episode?

A new beginning for St Kilda's Novotel?

Many readers would recall an article published early December titled '<a href="/news/are-200-metre-residential-towers-the-new-norm-for-melbourne" target="_blank">Are 200m residential towers the new norm for Melbourne?</a>' in which Apartments.com.au touched upon fourteen towers aiming to take their place in the city's burgeoning skyline.  From planning assessment to construction fourteen is a sizeable number, yet such is the dynamic state of Melbourne's apartment market coupled with the willingness of Asian-backed developers, Apartments.com.au can today unveil further proposals that would have a profound presence on Melbourne's silhouette if realised.

<a href="http://www.metier3.com.au/" target="_blank">Metier 3</a> architects design generally atypical buildings and 25-35 Power Street Southbank is no exception.  The firms first large-scale design will see the now vacant block transformed into a unique Melbourne built form landmark.  With a concave form accentuated by a swept wing facing Power Street, the 70 storey, 274 metre mixed-use complex has been conceived for recent site purchaser Freshwater No 6 Pty Ltd.

Another behemoth is also seeking approval with <a href="http://www.axfproperty.com.au/" target="_blank">AXF Group</a> championing the redevelopment of their plot at 180 Russell Street, seen below right.  Seeking to replace the 1965 Total Car Park complex, <a href="http://buchan.com.au/" target="_blank">Buchan Group</a> architects have created a shimmering 70 level, 271 metre mixed-use complex.  With impressive street frontages and a chameleon-like facade this development may encounter opposition from heritage groups expecting the retention of the existing Japanese Burtalist-style complex, which <a href="http://www.melbourne.vic.gov.au/BuildingandPlanning/Planning/heritageplanning/Pages/iHeritagesearchresults.aspx?heritageid=1829" target="_blank">carries a B grading in terms of heritage</a> according to Melbourne City council.

No article could be written at the moment without the presence of <a href="http://elenbergfraser.com/">Elenberg Fraser</a>, with three additional entries complementing their existing 200 metre + designs &gt; <a href="/new-apartments/150-queen-street-melbourne">Tower Melbourne</a>, <a href="/news">Victoria Tower</a> and <a href="/buildings/eq-tower-127-abeckett-street-melbourne" target="_blank">127-141 A'Beckett Street</a>.  

Below left is the current version of 450 Elizabeth Street which at 61 levels and 197 metres is now subject to a revised planning application which would boost the floor count to 67 levels and height comfortably beyond 200 metres.  The jungle drums say site owner Sixth Grange Pty Ltd has formed a joint venture with an Asian-backed developer currently active within Melbourne's CBD and that a sales campaign will commence within months.

Inset sees the only image currently available of 250 La Trobe Street, directly opposite Melbourne Central.  The 50 and 78 level tower at approximately 250 metres in height is set to feature 500 plus residential apartments in a star shaped complex with opulent finishes. According to Elenberg Fraser principal Callum Fraser, “This development will offer one of the most generous provision of communal facilities to the residents and this will set the project apart from the rest in the market.” 

Last but not least is Elenberg Fraser's revised scheme for 380 Lonsdale Street. At the behest of bullish Singaporean developer Hiap Hoe, Elenberg Fraser have delivered a 50 and 60 level mixed-use complex with the taller northern tower nigh on if not over the 200 metre mark.  With Aloft Hotels waiting in the wings to operate the hotel component, 380 Lonsdale like the previous two is looking for a 2014 public sales launch.

So, a Melbourne Cup-sized field of 200 metre plus residential towers looms on Melbourne's horizon.

As outlined in December's piece, Asian developers operate beyond the stringent conditions that local developers face in financing their projects.  Additionally the majority of Asian developers are generally robust, well established, well financed property development firms overseas prior to inserting themselves in the local market.

Consequently the likelihood of most of the now 19 proposals of 200 metres or more coming to fruition is quite high.  With this in mind it's plausible to suggest this is a watershed time for Melbourne.  The size, character and feel of Melbourne will change markedly, along with its skyline, most likely triggering debate once the scope and size of these proposal in their entirety are realised by the wider public - although this is a topic for another day.
