S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Retail, commercial tenancies, and resident amenity spaces are concentrated along this frontage and within the podium to support day-to-day activity.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

Sustainability initiatives, including solar optimisation, cross-ventilation, and integrated landscape systems, are embedded across the scheme.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

Melrose Park

Prominent Sydney developer Deicorp has revealed its plans for the new Melrose Town Centre, turning the 55 hectare patch of dirt just outside of Parramatta into a fully mixed-use community.

Deicorp, who are teaming up with fellow developer PAYCE on the huge $700 million project, engaged Turner Architects to draw up the plans, which will see 494 apartments built across six buildings, as well as commercial, retail, child care centre, and medical premises in the podiums.

The precinct is divided into northern and southern parts, with Hope Street dividing the two. The northern part is bound by Victoria Road to the north, Wharf Road to the east, Hope Street to the south and Hughes Avenue to the west.&nbsp;

Deicorp and PAYCE's Melrose Town Centre plans revealed

The auction of a Melrose Park home in the Sydney city of Ryde won’t be any ordinary sale with the late owner bequeathing the proceeds to the Ovarian Cancer Australia charity.
When owner Ian Hemming passed away, he left the sale of his five bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-melrose+park-134226270">120 Lancaster Avenue</a> to neighbour and good friend Ros Scott, with strict instructions for the charity donation.
The charity chose Ray White Gladesville Agent Neil Robson as they thought he was the best person to handle the uncommon sale.
“It’s a very big responsibility and I’m conscious of ensuring that we do the right thing and make sure we can get as much as we can for the charity,” Ms Scott said about the sale of her neighbour's home.
“There are only a few symptoms of ovarian cancer and it’s hard to detect and people don’t realise how deadly it can be."
“Ovarian cancer doesn't get much in the way of donations or attention so they’re over the moon about it. The more research they can do the better”, she said.
Ms Scott said she knew Mr Hemming was planning to donate the proceeds of the house sale to charity, but didn’t realise he had committed the money to Ovarian Cancer Australia, until after his passing.
“When Mr Hemming’s dad passed away some years ago, Ian started talking about what he might do with the house and said he wanted to do something positive,” she said.
“He knew the daughter of a close friend of mine was diagnosed with ovarian cancer and that’s where he got the idea from.
“I didn’t know for sure if he would donate the whole amount but I thought it was likely as they don’t get a lot of publicity and he was a really humble, kind-hearted man, and wanted to make a difference.”
Mr Robson said Ovarian cancer research is very close to his heart after losing his mother in law to the disease several years ago.
“This is a great opportunity for me to honour her and do something to give back that raises awareness and funds for ovarian cancer,” Mr Robson.
The Melrose Park home has a price guide of $1.5 million and is going to auction on September 26.

Melrose Park home goes under the hammer for the Ovarian Cancer Australia charity

Sydney-based developer PAYCE Consolidated is pushing to realiase a greater number of apartments within their expansive Melrose Park renewal project.

City of Parramatta has released planning details on PAYCE Consolidated's second stage of the Melrose Park development which the developer describes as "the new Australian dream, a welcoming neighbourhood with a sense of place."

Amended plans submitted call for 27 apartments to be added to the already approved concept plan, 42 additional car parking spaces and an augmented building form. The second stage is expected to cost in excess of $76 million to build.

The sprawling site is addressed 657-661 Victoria Road and 4-6 Wharf Road. It fell under the control of Payce Consolidated and project partner Sekisui House Australia during 2016, when a $160 million transaction for the 4.5 hectare site was executed with fellow developer Aqualand.

A U-shaped building on an island site within the larger development will accommodate 234 apartments.

The living mix sees 20 studio, 71 single, 130 double and 13 triple bedroom apartments in play.

A large communal open space is central to the apartment block, as are rooftop terraces which account for approximately a third of all roof space. 3 basement levels are expected to accommodate 281 car parking spaces.

The former Aqualand site has been segregated into superlot development plots, with Stage 2 noted as being superlot AD. It is set back from Victoria Road and Wharf Road, with another stage dubbed superlot AC to straddle both major frontages.

Planning image: AJ+C</figcaption></figure>The rejigging of stage 2 is but one portion of the overall Melrose Park precinct controlled by PAYCE Consolidated; it stands to become one of Australia's larger stand-alone urban renewal developments, spanning approximately 30 hectares.

The targeted apartment output for the project sits at approximately 5,000, with 1,500 new jobs also expected. Additionally, a host of communal inclusions are expected within Melrose Park, such as public parks, an amphitheatre and a childcare centre.

Marketing for the initial stage of the precinct has begun in earnest, with Melrose Park's development timeline stretched out to beyond a decade.
