Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

The North Sydney development, <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-173-179-walker-street-north-sydney-nsw-2060">The Walden</a>, is the first time the company has ventured this close to the city, having previously completed thousands of apartments predominantly in Sydney's west, and more recently in Gosford.

<a href="https://www.apartments.com.au/developers/aland">ALAND</a> acquired the prime North Sydney site, spanning Walker and Hampden Streets just down the road from the Victoria Cross Metro station, for $240 million in June.

Now they've unveiled the new project, a mix of one-, two-, three- and four-bedroom apartments across a 30-level building designed by Rothelowman.

The Walden will capitalise on the site’s front-row position on the eastern fringe of the <a href="https://www.apartments.com.au/developments/north-sydney-nsw-2060">North Sydney</a> CBD, which offers uninterrupted Sydney Harbour views stretching from the Sydney Harbour Bridge all the way to Sydney Heads.

The main tower will be flanked by a small four-level amenity building known as The Pavilion, offering exclusive resident-only amenities including a dedicated concierge service, a sauna and private wellness studio, a gymnasium and fitness studio, a resort-style rooftop pool and sundeck.

There will also be a&nbsp;residents’ lounge, private dining and a wine cellar, and co-working facilities with an on-site meeting room and boardroom.

Sunshine Coast-based <a href="https://www.apartments.com.au/developers/devcon-property-group">Devcon Property Group</a> has acquired one of Maroochydore’s most prominent development sites for $12 million unlocking the potentialfor a mixed-use project in the Cotton Tree precinct.

The 4,178 sqm site at 41–43 Aerodrome Road—well known locally as the former home to one of Australia’s last Sizzler restaurants—was sold via an off-market expressions of interest campaign by Colliers agents Nick Dowling and Baydn Dodds. More than 70 targeted buyer groups were approached, resulting in multiple competitive offers for the property.

Devcon Property Group Managing Director Michael Kain said the acquisition was a strategic move in line with the company’s focus on delivering high-quality projects in prime coastal locations.&nbsp;

The ASX-listed real estate firm The Agency have entered a trading halt on Thursday morning, pending an announcement which expects to see them ask for further investment.
The group say that to continue as a going concern, they are principally dependent on a raise of $5 million from the issue of convertible notes, which will be subject to shareholder approval.
They're also principally dependent on the execution of an amended deed with their main financier Macquarie Bank. 
The Agency still have a $12 million debt registered to Macquarie, which has been c<a href="/news/the-agency-gets-funding-extension-until-after-easter">ontinually extended from its initial March deadline</a>.
It had been due September 30, but that has now been pushed six weeks to November 14. The $5 million raise will be used to pay down its Macquarie debt.
They say they will need the continued support of creditors.
And whose to suggest a large portion of their capital raise won't be coming from the west of the country, where the last two injections of cash have come from.
It was back in May that the prominent Perth horse owner and breeder Bob Peters invested $1 million in the company through Peters Investments.
Shares will be halted until Monday. 
It comes after The Agency <a href="/news/the-agency-pursue-joint-venture-opportunities-posting-revenue-spike-but-continued-losses-due-to-write-downs">posted further losses in FY2020</a>, but The Agency advised the losses were mainly due to depreciation and amortisation and impairment of goodwill.
The total losses grew to $10.36 million, up on its $9.26 million loss in 2019.

Macquarie Bank has made changes to its home loan serviceability assessment policy, reducing its interest rate floor from 7.25% to 5.3%.
Their new assessment rate floor is up to 45 basis points lower than the rest of the big four.
It has increased the assessment buffer rate from 2.25 per cent to 2.5 per cent, which is in line with changes by Westpac and ANZ.
Suncorp Bank has also revealed to stated that it will be cutting its interest rate floor from 7.25% to 5.5%
Westpac has also reduced their savings rates by up to 0.20 per cent.

Macquarie Bank cuts interest rate floor 2 per cent, CBA unmoved

Macquarie Bank has finalised negotiations with the NSW Government for air rights above a new Metro station at Martin Place, clearing the way for the bank’s ambitious commercial proposal over the station to proceed. The proposal was previously approved as part of the Department of Premier &amp; Cabinet’s unsolicited proposals process but required the negotiation of these air rights.

The agreement marks a new era in the delivery of mass transit infrastructure in Sydney, demonstrating a form of value capture. It also puts on show the focus of Sydney Metro Corporation in strategically matching new metro stations with the leveraging of land use potential. This is part of a broader trend in Sydney and other global cities; London’s Crossrail project - a suburban-rail, rapid-transit line which alleviates constraints on the Tube Metro network - employs a similar commercial arrangement to construct some of its new city centre stations, most prominently at the financial district at Canary Wharf. 

Macquarie Bank has agreed to pay $355 million for the Martin Place station air rights and will proceed to build the metro station and two commercial towers, in partnership with Lend Lease.

Source: Metro Martin Place</figcaption></figure>The distinctive northern tower design responds to the challenges of protecting sunlight access to Martin Place - in fact, both towers are fully compliant with City of Sydney solar access planes which protect sunlight access to Martin Place and Hyde Park.

The north tower is approximately 170 metres tall (38 floors) with almost 80,000 sqm of premium office space. The smaller south tower, amended to provide commercially viable floor plates of 1,100 sqm, offers 39,000 sqm of premium grade office space over 28 floors. 

As a result of the deal, the Government will foot little of the $378 million cost to build the new station and its associated connecting passages.

The new station is being compared in style to New York’s WTC and Hong Kong’s IFC stations; the station will become part of a new retail and social precinct that is envisioned to be an embedded, seamless part of its locality.

Grimshaw in partnership with Johnson Pilton Walker and Tzannes, are the architects responsible for the design of the station and its commercial and social precincts. The firms have a long experience in crafting quality human-scale environments.

The station connects to the T4 Bondi Junction &amp; Illawarra suburban station; it is likely to also connect to a new CBD station as part of the mooted West Metro line. Collectively, this anticipates a northern CBD mass transit interchange, relieving overcrowding at Central, Town Hall, and Wynyard stations.

In the broader strategic context, this is just one - albeit prominent - example of similar projects in the pipeline; new metro stations at Victoria Cross (North Sydney), Pitt St (Town Hall), Waterloo, and Crows Nest are undergoing similar work to both embed them in their locality and leverage the transit capacity and connectivity they bring.

2500 new jobs will be created during construction and the office towers, social and retail precinct, and the station are expected to be completed shortly before Metro City &amp; South-West opens in 2024.

It will raise owner occupied variable rates for those paying principal and interest by six basis points.
Those paying only interest will have their rate upped by 10 basis points as will variable rate loans for investment and self managed super funds.

Macquarie accounts for about two per cent of the nation's mortgage market, according to the Australian Financial Review.

Macquarie Bank raises its mortgage rates

The Reserve Bank of Australia is tipped to sit on the sidelines for longer keeping interest rates steady say analysts at Macquarie.
Macquarie's economics team of Justin Fabo and Ric Deverell say they now expect the RBA to remain on hold until early 2019, Fairfax Media reported today.
While the economy is improving, the unemployment rate remains too high, and wages and price inflation too low for the 25 basis points of rate hikes pencilled in for August and November this year, the economists said.
"Monetary policy should be set on the path of least regret. That path, in our view, is now to err on the side of supporting growth for longer to gain more confidence that inflation will once again spend more time in the 2 per cent to 3 per cent target than not."
Macquarie noted that risks to the housing market have diminished with "the source of much angst for the Bank – fast growth in housing prices in Sydney and Melbourne" seen easing.
Since August 2017 Macquarie analysts had 25bp hikes pencilled in for August and November this year.
Markets are pricing a non-negligible 45% chance of a rate hike by end 2018, "which looks about right in our view," says Fabo.
