Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The family development company, the Lacey Group, has lodged plans for its next Gold Coast apartment development.

Off the back of two successful sell-outs in Palm Beach and Kirra Beach&nbsp;in 2021, Lacey Group, headed by Adam Lacey, is taking on Bilinga, just north of Coolangatta, which seems to be the hottest spot for apartment developers at the moment.

They&#39;ve lodged plans to the Gold Coast City Council for a 28-apartment project at 66 Pacific Parade, currently a walk-up block of original flats known as Serene.

The new 10-level tower has been designed by Plus Architecture on the block, on the corner of Pacific Parade and Archer Avenue, facing Joe Doniger Park and the beach.

First look: Lacey Group set for next Gold Coast apartment development

The family-owned Gold Coast developer, Lacey Group, are advancing their plans for their two luxury Gold Coast apartment developments, after securing two quick-time sell-outs.

Having just appointed the leading Queensland construction company Hutchinsons, Lacey Group, headed by director Adam Lacey, are fast-tracking construction for their $35 million The Monroe at Palm Beach, and the $63 million Del Ray apartments at Kirra.

The Monroe all-but&nbsp;sold out in May after just two weeks, while Del Ray didn&#39;t even hit the open market, selling all of its 72 apartments prior to its launch.

&ldquo;We are thrilled with the consecutive sales success of the Monroe and the Del Ray, both of which have been incredibly well received,&rdquo; Adam Lacey, Director of Lacey Group, said.

&ldquo;Palm Beach and Kirra are arguably two of the hottest beachfront markets on the coast right now, so it&rsquo;s an exciting time to be pioneering the next generation of luxury living on its shores.&rdquo;

Demolition works on both sites has now been completed, with full scale construction scheduled to take off in October.

The Del Ray, designed by Plus Architecture, will encompass 72 two and three-bedroom apartments and townhouses, as well as&nbsp;a rooftop infinity pool and terrace, with sweeping&nbsp;views over the ocean, and an exclusive resident&rsquo;s lounge.

Located at 7-11 Miles St, the project is within close proximity to the highly anticipated re-development of the Kirra Beach Hotel, set to offer the bustling Kirra Beach suburb a new entertainment hub and dining pavilion.

The Monroe will sit further south on Palm Beach&#39;s Jefferson Lane dress circle. The project at 124-126 Jefferson Lane will see&nbsp;33 two&nbsp;and three-bedroom apartments created, as well as a townhome and a luxury penthouse. That too will have a 250 sqm rooftop terrace with a swimming pool, fire pit area and views.

A large portion of purchases within The Monroe came from previous Lacey Group buyers.

The local Gold Coast developer Lacey Group has secured a near sell out of its luxury Palm Beach apartment development, The Monroe.

It was only six weeks ago Lacey Group secured approval from the Gold Coast City Council for the boutique development of just 33 on the&nbsp;Jefferson Lane dress circle.

Two weeks ago the apartments, ranging between $619,000 and $1.79 million, were launched to the market, with local owner-occupiers driving the purchasing.

Made up of a number of two and three bedroom apartments, a townhome and a penthouse, The Monroe also feature a rare&nbsp;expansive rooftop terrace offering 250sqm of recreation space and a pool.&nbsp;

Lacey Group director Adam Lacey says the latest project brings a new dimension to beachside living.

&quot;When designing The Monroe, we put a lot of thought into who our buyers would be and how they would experience living here&quot;, Lacey said.

Jayde Pezet and Todd Matheson, of KM Sales and Marketing, who marketed The Monroe, said&nbsp;65 per cent of sales made were from databases or purchasers who have previously bought in Lacey Group projects.

&ldquo;The number of sales to previous Lacey Group buyers is testament to the quality of project delivered by Adam and the team, and is further evidence of the unprecedented demand for off-the-plan apartments in a market that is becoming increasingly competitive,&rdquo; Pezet said.

Pezet believes quick sell outs will become even more&nbsp;common due to the pressure cooker type situation in the Gold Coast property market.

&ldquo;In turn, this has prompted an uptick in interest for off-the-plan apartments, so buyers really need to be on a database to ensure they don&rsquo;t miss out.&quot;

The Monroe is the second Lacey Group project to be developed on Jefferson Lane, following the sellout success of the $32million The Jefferson, which was sold out prior to completion in July 2019.

The Gold Coast-based developer Lacey Group have been given the green light by the City of Gold Coast for its $32 million Palm Beach development The Monroe.

The project of 33 apartments and a beach house on the exclusive Jefferson Lane has been designed by Plus Architecture and is located adjacent to the Palm Beach Surf Club.

There will be a 250 sqm rooftop terrace with its own infinity pool with views of the Pacific Ocean from Surfers Paradise down to Coolangatta.

Apartments will be priced from $619,000.
