Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for Flourish Vivere, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

A signature of the Flourish developments is the communal rooftop. Flourish Vivere will showcase a private resident’s lounge, outdoor dining with barbecues and pizza ovens, heated pool, fully-equipped gym, and a wellness centre with sauna and steam room.

The project is strategically located to offer a walkable lifestyle, with the Strand shopping centre, cafes, restaurants, shops and the beach, all just a short stroll away.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The redevelopment of the Kirra Beach Hotel, the large scale&nbsp;project by the luxury apartment developer and hotel operator, KTQ, is set to be delivered well ahead of schedule.

Rather than delivering the vast project in four stages, KTQ, led by Peggy Flannery, will be delivering the development as a single and final stage, which will bring forward project completion by three years.

KTQ has made tweaks to the plans, added a floor of commercial space and another level of hotel rooms, taking it to a 92-room hotel. There will be another two levels of apartments in the second residential tower, which will see a further 13 apartments and 14 hotel rooms added.

It&#39;s a development that&#39;s been over two decades in the pipeline, and it&#39;s set to provide&nbsp;local and interstate prestige apartment seekers, and even tourists, something the Gold Coast hasn&#39;t seen before.

It was before the turn of the Millennium&nbsp;that the family behind the luxury hotel operator and apartment developer, KTQ,&nbsp;led by the visionary developer Peggy Flannery, started buying apartments on the dress circle Garfield Terrace, fronting Surfers Paradise beachfront. KTQ has now amassed a huge&nbsp;2,000 sqm corner site.&nbsp;

And now, after over 12 months of a rigorous design process, KTQ, who are behind the likes of Elements of Byron Bay and the Kirra Point development in Coolangatta,&nbsp;are announcing Serēn, a hotel and residences tower in one of the best spots in Surfers.

Serēn (pronounced serene),&nbsp;will comprise an independent luxury, 60-room hotel, with some suites offering over 100 sqm of living space. The hotel will occupy levels three to six, then above is the hotel and the residences pool and recreation decks. Then above the level nine wellness level are the 60 residences, the smallest on offer spanning a huge 350 sqm and offering three-bedrooms and a multi-purpose room.

Toward the pointy end of the 42-level tower will be full floor apartments and a special two-level penthouse.

The&nbsp;second level,&nbsp;above a new oceanway and fronting the beach, will feature&nbsp;a world class restaurant and bar, with gun-barrel views over the beach and the ocean and south to Coolangatta.&nbsp;

Serēn&nbsp;is the brainchild of&nbsp;Little Boat Projects, the design-led studio headed&nbsp;by architects Michelle Donnelly and Mark Damant, who worked with the national architecture firm&nbsp;Bates Smart, the first Gold Coast project for the renowned practice.

Speaking to KTQ&#39;s Development Director Jeremy Holmes, it&#39;s evident KTQ and the design team has considered every little detail.

There will be little to no crossover between apartment residents and hotel guests, with seperate entry&#39;s, separate beach-facing swimming pools, and separate lift lobby&#39;s. The only thing they&#39;ll share is the wellness centre on level nine,&nbsp;which will feature an impressive gym and day spa, as well as the restaurant and bar, which&nbsp;will be available to the residents, hotel guests, and the general&nbsp;public. This &nbsp;will all be operated by KTQ once construction is complete.&nbsp;

The residences and hotel crossover will also see&nbsp;residents benefit from the hotel&#39;s concierge team. They can order room service from the restaurant, have taxis booked, and call on housekeepers come to their residences, among other complimentary services.

Holmes says the apartments will attract two different camps; owner-occupiers who may want&nbsp;to downsize or relocate to the beachfront, or fly-in, fly-out business people who might have the apartments as a coastal holiday home.

Proof of the extensive consideration to every element of the apartment design is evident immediately.&nbsp;Out of the private lift lobby is storage, big enough to fit a surfboard or beach supplies.

Entry to the apartments is located in the middle of the apartment plan, but the clever design of the apartment means residents are welcomed with immediate ocean views, with the eye-line on arrival looking through the main living areas out to the ocean. An ocean-facing balcony opens from the lounge. Before getting to the living space there&#39;s a sand room for a post-beach dust&nbsp;down.

The&nbsp;multi-purpose room has been designed to offer a potential second living space, or guest room,&nbsp;which opens up to a second outdoor area, again featuring a clever design which can protect it from the elements. Dubbed a Belvedere, the 20 sqm space, which will home an outdoor barbecue kitchen, can be closed off to the wind and the rain, but still make residents feel like they&#39;re outside.

Two of the bedrooms are located at the rear of the apartment, both with five metre frontages of floor-to-ceiling windows to take in the views over the Nerang River and to the hinterland. KTQ set to bring Surfers Paradise the highest level of beachfront luxury

As they gear up to release something special to the Surfers Paradise beachfront, the family-ran KTQ Group are set to top off their hugely successful Miles Residences project at Kirra Beach.

KTQ, led by Peggy Flannery, has just released the special penthouse crowning Miles Residences, which sold out in just a couple of months after its launch in December 2020.

Miles Penthouse, the most&nbsp;elevated penthouse&nbsp;on the southern Gold Coast and priced at $16.75 million, has been two years in design to offer a complete custom residence.

The 760 sqm split-level penthouse will be made up of five ensuited bedrooms, a state-of-the-art gym, home office, three living areas, and a study.

&ldquo;We fell in love with the ambitious design of the penthouse, it became a passion project for us to devise the most indulgent home we could envision, and once we witnessed the finished product, we found ourselves too enamoured to give it up,&rdquo; Peggy Flannery said.

&ldquo;Such a remarkable destination demanded an equally scintillating residential offering, and so the penthouse was born from a desire to elevate the greatest natural assets on offer in Kirra.

Tim Keenan, of Keenan and Co who sold out all 118 apartments of Miles Residences as part of the $350 million redevelopment of the Kirra Beach Hotel, says prospects from around Australia have been aware the penthouse was coming to market.

&ldquo;We&rsquo;ve had some approaches from groups mindful that we would bring this to the market at some point, so there is definitely some keen interest,&rdquo; said Mr Keenan.

&ldquo;It really is an incredible, once in a lifetime offering and we expect very keen interest in the coming weeks.&rdquo;

Construction on Miles Residences is currently underway, with construction of the crowning penthouse due for completion in mid-2023.

KTQ release near $17 million Miles Residences, Kirra Beach penthouse

New South Wales investors have been on red alert since the launch of Miles Residences on the Gold Coast&#39;s Kirra Beach late last year.

Miles Residences, the apartment component of the luxury $180 million redevelopment of the Kirra Beach Hotel, are offering investors strong yields in one of the most sought-after locations in the country at the moment, with many forecasting the demand to continue for years to come.

The development of 118 apartments, which will sit above the new pub pavilion, is being developed by the Peggy Flannery-led KTQ Group, who are behind the award-winning Elements of Byron.

The affordable entry point has Sydneysiders considering an investment bolthole intrastate, with the option of taking a holiday or moving to the area permanently upon retirement.

KTQ have calculated solid net rental yields for investors based on a 75 per cent occupancy rate, which doesn&#39;t account for higher demand and peak rates over summer, school holidays and in particular Christmas.

The Real Estate Institute of Queensland predicts the relaxation of border restrictions will make it even harder to find a rental property on the Gold Coast. In November, the vacancy rate was 1.6 percent. Vacancy rates are predicted to remain as tight in 2021.

And Mark Smith from PRDnationwide Burleigh Heads, reckons the Gold Coast is very attractive, especially for investors.

&quot;Even with our market gaining and theirs falling, we still have a long way to go before we reach the level of unaffordability experienced in Sydney and Melbourne.&rdquo;

<h2>Sea Apartments</h2>

The Sea Apartment collection of Miles Residences, facing the beach, start from $545,000, considerably below Sydney&#39;s median apartment price of $755,360.

The one bedroom Sea Apartment, with an occupancy rate of just under 75 per cent for a calendar year, will offer investor owners a return of 6.7 per cent.

Based on an average daily rate of $220, the 82 sqm apartment will yield $1,157 a week and over $60,000 a year.

There&#39;s the same net return on offer for a two bedroom Sea Apartment, which would warrant a $275 daily rate, $1,447 a week and over $75,000 a year.

With the same occupancy rate of 75 per cent, an investor would see a net return of over $39,000, a five per cent net return.&nbsp;

The two bedroom Sea apartments, with an internal area of 91 sqm and 33 sqm external, are priced from $795,000.

<h2>Stone Apartments</h2>

The larger Stone Apartments are forecast to see a net return of four per cent if a 75 per cent occupancy is achieved.

The two bedroom apartments with multi-purpose room, priced from $1.13 million, are set to command an average daily rate of $330, which would mean $1,736 a week and over $90,000 a year.

The three bedroom stone apartments with 132 sqm of internal area and 28 sqm of balconies could see investors pocket over $61,000 in net income.

Those apartments are forecast to fetch $385 a day, over $2,000 a week or $105,366 a year.
