A Moroccan-bathhouse residential tower has been unveiled for Budds Beach, with Australian developer <a href="https://www.apartments.com.au/developers/homecorp">Homecorp</a> announcing plans for a $260 million resort-style project in one of the Gold Coast’s most tightly held waterfront precincts.

A development application has been submitted to the Gold Coast City Council for a 27-storey tower at 8-10 Acacia Avenue and 25-27 Oak Avenue, Surfers Paradise, marking one of the few new large-scale residential projects proposed for the precinct in more than a decade.

The project will comprise 156 two- and three-bedroom residences, anchored by a residents-only Moroccan spa-inspired wellness sanctuary featuring private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools and a curated juice bar. There will also be a resort-style rooftop precinct, complete with a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a yoga and Pilates studio, and outdoor BBQ areas with entertaining lounges.

The idea of a low-maintenance forever home located close to the city were the two driving factors behind a recent purchaser’s journey at Murcia, the under-construction East Brisbane apartment development by Sarazin.

They are currently living in their Annerley unit, which they have owned for several years, after recently moving out of their inner-city apartment, located on the very same street as Murcia.

“We had watched the development for a long time, and when construction activity began, that’s when we felt confident to buy,” Lois said.

The timing also made sense. By moving back into their Annerley unit, they are able to save money ahead of settlement, while looking forward to returning closer to the city once Murcia is complete.

“We secured an apartment large enough to grow a family, so we’re expecting to call Murcia home for a very long time.”

The couple plan to grow their family, but without the added maintenance demands of owning a standalone house further from the city. A lot of developers have looked to try and develop the 15-minute neighbourhood, the term coined by French professor Carlos Moreno.

"Malvern Collective is a lifestyle and transported oriented development," Kokoda Founder and Managing Director Mark Stevens says.

"The project is one of the last urban infill apartment sites in Melbourne's east. It offers proper food and beverage options and transport links, which is uncommon for Melbourne."

Stevens says the project will revolutionize the southern end of Malvern.

"While the number one priority is to cater for our residents, we're expecting the hospitality precinct to be popular with those who are commuting in and out of the city, hopping off the train at Malvern, wining and dining, and then continuing their commute home. Nowhere else in Melbourne offers that."

The station is a large commuter pass through and takes four train lines which go north, south and east.

The Malvern Collective apartments have been popular in recent months with owner-occupiers, who see a crane on site, and a clear timeline of construction.

They've not only been drawn to the rare proposition of Malvern Collective and the design of the apartments, but also the superior concierge service, which acts more like a high-end hotel, and is managed in a residents' app. They can order coffee from their room and pick it up before jumping on the train, or have the concierge make dinner reservations, not only for the hospitality in Malvern Collective, but anywhere in Melbourne.

The concierge will connect with locals businesses to create new services, anything from housekeeping to laundry services and dog washing.

As well as the hospitality precinct downstairs which will be shared with the local community, Malvern Collective residents will have exclusive amenity within the project. There will be a co-working space, a cinema, a swimming pool, a wellness centre with hot and cold plunge pools, and a private dining area, bookable through the residents' app.

Kokoda held a design competition for Malvern Collective, selecting Jackson Clement Burrows to collaborate with Carr who have handled the interiors of the project.

Construction on Malvern Collective is well advanced, with completion slated for H1 2024.

Kokoda Property Group are set to launch the penthouses crowning their recently completed&nbsp;$165 million Milton apartment development, <a href="/buildings/the-ambrose-19-23-mcdougall-street-milton">The Ambrose</a>.

Four penthouses will be released to the market, following the successful completion of the project, which comprises 174 apartments and two retail spaces.

Over 95 per cent of the apartments have sold since the project launched in early 2021.&nbsp;

There will be three three-bedroom penthouses on offer, as well as a four-bedroom penthouse which will have its own au-pair residence.&nbsp;

Each will benefit from direct lift access, with the floorplans ranging from 152 sqm up to an expansive 326 sqm. The apartments range from $2.5 million to $7 million.

The largest of the penthouses features a complete built-in one-bedroom private residence perfect for young adult children, au-pair or intergenerational living arrangements.

The penthouses will have floor-to-ceiling windows to allow maximum natural light while also providing panoramic views to Brisbane's city skyline and river.&nbsp;

The kitchens are the cornerstone of each home, featuring natural stone benchtops, complete with premium Miele appliances including induction cooktops, pyrolytic ovens, microwaves, dishwashers and integrated Liebherr fridge and freezers.&nbsp;

The bathrooms, bedrooms and living areas all feature curved walls, allowing spaces to flow freely from one to the next, while vertical texturing is used throughout the kitchen, bathrooms and master bedrooms.

Located on McDougall Street and reaching 19-storeys high, The Ambrose comprises a mix of one, two and three-bedroom apartments and four penthouses, all offering 360-degree views of Brisbane’s CBD, Brisbane River and Mount Coo-tha.

Residents have access to a concierge, health and wellness centre, private dining and a rooftop deck with an infinity pool with views of the Brisbane CBD.

Architects <a href="/architects/cottee-parker-architects">Cottee Parker</a> made the simple yet sculptural staircase within the lobby a true design feature in The Ambrose, which presents a calming entry sequence on arrival and provides a key linking piece that emulates the organic curves of the building.

Externally, the design of The Ambrose embraces metallic fins wrapping the facade to provide shade and textural contrast, while living greenery weaves up the full height of the tower, naturally anchoring the building to its subtropical landscape.&nbsp;

Stevens said the vision for The Ambrose was to create an iconic project for Milton.

Last year a Malvern development site was billed as a major urban renewal opportunity, and that has come to bare with a sizeable planning application before Stonnington Council.

On the corner of Glenferrie and Dandenong Roads, and adjoining Malvern Station, agency Colliers undertook the task of selling the 4,739 square metre plot which consisted of seven properties offered for sale in one line. Colliers noted the properties fell under flexible zoning and are centred within a major urban renewal precinct surrounding the station.

641-669 Dandenong Road and 1-5 Station Place is now in planning with Kokoda Property backing the development.

Partial demolition is sought in order to deliver apartments, office space plus retail/food and beverage tenancies at street level which would sit alongside The Angel Tavern which is to be retained. Also retained are dual low-rise buildings which front Station Place.

Contour Consultants are overseeing the application for Malvern Development Partnership PtyLtd with Glenthorn Pty Ltd the nominated owner. Currently a collection of low-rise buildings abutting the south-eastern rail corridor, the development based on initial renders looks to add a high-rise component to an otherwise low-rise area.

Jackson Clements Burrows are acting as design lead for the sizeable development which based on early renders looks to stand beyond the 20 level mark, employing a highly angular form across the scalene-shaped site. Tract Consultants have provided landscape design input.

Traditionally strong in the Melbourne apartment market, Kokoda Property's focus has diversified in recent times to include Brisbane. Currently the developer has hundreds of apartments in development across two Brisbane sites, Obsidian plus Chester &amp; Ella, whilst backing a small-scale Hawthorn East apartment project dubbed The Mowbray in Melbourne.

Stonnington Council is now assessing the merits of the Malvern development which shapes as a standout project for the area in terms of height. 

The only equivalent height challenger within the Stonnington stretch of Dandenong Road is the Bensons Property Group-backed Vanguard Apartments in Malvern East. That project is approaching completion and although is stands at 18 levels, it looks to be comfortably outsized by 641-669 Dandenong Road.
