When Antoinette Chan and her architect husband, Peter began casually searching for an investment property, they weren’t expecting it to evolve into a life-changing family decision.

Melbourne developer PB &amp; Co have revealed plans for their prime Sydney harbourfront development site they bought for $60 million over 18 months ago.

PB &amp; Co, led by founders Alex Bragilevsky and Michael Pesochinsky, have been working with Koichi Takada Architects to create what the architecture firm call a "highly sustainable and innovative luxury residential development on a once-in-a-generation site on the Sydney Harbour."

The massive 4,200 sqm block at 184b-190 Kurraba Road will essentially be carved up into quarters, and will home four different residential buildings.

Pesochinsky, who is the company's Executive Chairman and CEO, said&nbsp;PB &amp; Co is delighted to lodge plans for Kurraba Point.

"We are renowned for creating timeless residences and unforgettable experiences in the most prestigious streets of Melbourne, however after a robust search we secured Kurraba Point to launch our first Sydney development and plan for this to be the first of many,"&nbsp;Pesochinsky said.

"Kurraba Point will be another example of PB &amp; Co solidifying our place in luxury residential market whilst we strive to ensure sustainability is at our core. Kurraba Point will be one of the few developments in the area awarded a 6 Star Green Star."

Koichi Takada Architects say in the design verification statement submitted to the North Sydney Council that they have "designed a one-of-a-kind development with the highest sustainable outcomes."

"The overall vision is for a transformative project which embodies the idea of ‘regenerative luxury,’ inspiring a zero-carbon lifestyle for it’s residents," the design statement read.

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050.

"The design features four sculptural, low-rise buildings which are contextually appropriate and respond to the local character of the area but also look towards future ways of living."

They note that the project is designed to be carbon neutral, not just in design, but also in operations.

"The building form makes use of passive design strategies and technology to respond to the unique environmental conditions on the harbour. All energy needed to power the buildings will be generated on-site through rooftop solar farms and an underground geothermal energy system which provides heat and generates electricity," the architecture firm stated.

"Rainwater will be collected for irrigation of planted areas and building management systems will control, monitor and maximise building performance. Integrated shading structures control solar access while maintaining views and privacy. Local, sustainable materials will undergo a full life cycle assessment and there will be adequate charging provisions for electric vehicles and bicycles, extending the sustainability benefits of the project far beyond the bounds of the site."

The development is PB &amp; Co's first venture in Sydney, having primarily focused on luxury projects in Melbourne's most affluent suburbs.

They have a solid pipeline in Bayside Brighton and Toorak, the latter the Point Piper of Sydney.

Koichi Takada&nbsp;is back on the Burleigh beachfront.

He&#39;s drawn up designs to the latest apartment tower to be filed with the Gold Coast City Council at 216 Esplanade, a prime spot across the road from the sand,&nbsp;and on the same strip as one of his few Gold Coast developments, SEA by prominent Burleigh Heads developer FORME.

Dubbed Palms, it will be another high-end boutique development on the beach, with just 28 half and full-floor apartments proposed across a 17-level tower.&nbsp;

Koichi Takada back with new luxury Burleigh Heads apartment development

The forward-thinking architect Koichi Takada has been&nbsp;one of the hottest commodities&nbsp;on the residential design circuit for over a decade in Australia.

His firm, Koichi Takada Architects, whose approach is to&nbsp;create&nbsp;organically inspired places so the world can reconnect with a more natural, intuitive and conscious future, has been behind some of the most impressive buildings across Australia.

They&#39;ve designed&nbsp;the luxury Crown Group projects Skye in North Sydney, Waterfall by Crown in Waterloo and Infinity by Crown at Green Square, as well as the award-winning mixed use Crown development Arc in the Sydney CBD.

The team was also engaged by FORME, the Brisbane-based developer, to create Norfolk at Burleigh Heads, one of the Gold Coast&#39;s most expensive projects in the last few years. Recently completed, that netted an average sale price of around $4 million for its 15 apartments, including a record $9&nbsp;million penthouse sale. That sold 90 per cent of its apartments within two months of its launch.

The Sydney developer, Abadeen Group, founded and led by the long-time CBRE Residential Projects Chairman&nbsp;Justin Brown, have had Takada work on two of their upcoming developments, the most anticipated being Koyo,&nbsp;a boutique collection of 27 apartments in the heart of Crows Nest.

Koyo, a Japanese terms which refers to the changing colours of the leaves in autumn, has been geared toward the owner-occupier, with its generously-sized living and outdoor areas.

Takada said he was inspired by the parks and the deciduous trees in the area.

&quot;We really&nbsp;wanted to bring that external element of nature into the internal space&quot;, Takada said.

There will be 18-three bedroom apartments, predominantly&nbsp;located at each corner of the development to have the larger outdoor spaces, as well as seven two-bedroom apartments and two-one bedroom apartments. They all have parking, and a number have an additional study or courtyard.

There was a big focus to bring the outdoor in in the&nbsp;10 courtyard apartments, which will feature leafy outdoor areas. The apartments have been designed to take advantage of cross ventilation and to take in as much natural light as possible.

Abadeen are offering buyers to upgrade the apartments with a number of exclusive options, which can include adding a built-in bar, a timber-crafted study nook, or the addition of&nbsp;a fireplace in the living room.

Justin Brown, who founded Abadeen over two decades ago,&nbsp;expects the North Shore owner-occupier market to be the dominant buyer, tapping in to the booing downsizer market.

&quot;The location of Koyo is almost the epicentre of so many different areas&quot;, Brown says.

&quot;It is equidistant to North Sydney, Cammeray and Neutral Bay.

&quot;There&#39;s a lot of growth&nbsp;happening in North Sydney from a commercial perspective and with the new Metro trains - we really believe it&rsquo;s going to be such a key location for people who wanted to be close to work.

&quot;Koyo is also&nbsp;surrounded by a number of schools, which will open the door for families with school aged children to be interested in the larger three bedroom apartments.&quot;

Completion is expected in early 2023, with the North Sydney Council recently giving the green light to the development.

Abadeen are also developing Koyo&#39;s sister project, Enso, located in Neutral Bay, with just the nine apartments in the boutique block. That&#39;s due for launch later this year.

The under construction Upper House in the heart of South Brisbane will offer residents some of the best communal amenities in the country.

Not only set to be the tallest tower in South Brisbane when completed at the end of 2022, <a href="/buildings/upper-house-66-hope-street-south-brisbane">Upper House</a> from ARIA Property Group will also home amenities to rival any luxury hotel.&nbsp;

They have had the internationally acclaimed architect Koichi Takada Architects design the 30 storey tower of 188 apartments which will be crowned with Australia&rsquo;s first double-storey residents&rsquo; rooftop club.

Part of the rooftop club will be an infinity pool with sun lounging and day beds and views across the Brisbane skyline.

South Brisbane apartment development Upper House to offer the highest level of amenities

Last week, GURNER™ unveiled the first designs its most ambitious project to date - the $550m '<a href="/buildings/saint-moritz-st-kilda-14-16-the-esplanade-st-kilda">Saint Moritz</a>' - located on a high-profile 6,000 sqm site at 14-16 The Esplanade, once occupied by the the Saint Moritz Ice Rink.

Now home of the Novotel Hotel the site will be transformed into three, ultra-luxurious 8-storey towers comprising 120 apartments in total as part of a vision for creating "the world’s most exclusive and opulent residential addresses, featuring amenities for residents that exceed standards set in the most luxurious hotels in the world." 

GURNER™ has engaged Fender Katsalidis and Koichi Takada Architects to amend the permitted plans for the site, which has a long history on Urban.com.au - we <a href="/news/a-new-beginning-for-st-kildas-novotel">first reported on plans</a> for the site four years ago to the day.

Fender Katsalidis will assume the role of lead architect for the development while Koichi Takada Architects is responsible for the design of one of the three buildings, providing the development with design diversity.

Image: Metier3</figcaption></figure>Under revised plans for the site, the number of apartments has been reduced from 240 down to 120 across three buildings - up from the permitted two - set amongst oasis-style landscapes designed by Jack Merlo.

The first of the three buildings, Pacific House, is set to launch to the public in June this year, and will feature 45 residences with an average price-point of $4m and interiors by David Hicks.

A $30 million 650sqm penthouse will sit atop Pacific House complete with two private pools, seven bedrooms, a seven car private garage with direct access lift, four living rooms, in-home sauna, gym and 150sqm outdoor terrace offering panoramic views of the bay stretching to the city skyline.

The double-storey penthouse was recently snapped up by a high-profile Melbourne family and in the process has smashed Melbourne’s price record for the most expensive apartment sale. The sale, contracted off-market prior to the development’s public launch has achieved an unprecedented rate of $40,000 per square metre. The price is 20 per cent higher than the previous Melbourne record and is the second highest in Australia, second only to the $40m record price achieved for an apartment in Sydney.

According to GURNER™ founder and director TIm Gurner, they are currently designing another penthouse in the second building that will be priced in the vicinity of $25m to $30m in response to the successful sale and demand for such a unique offering.

This will be launched as part of the ‘Penthouse Collection,' comprising ten residences across the three buildings priced from $5million up to $25million-plus.

GURNER™ reimagines luxury living in St Kilda with sale of $30m penthouse

Crown Group&#39;s intentions for a sizeable tract of Waterloo land have become clearer, with five separate development applications now before City of Sydney.

Most notable is the exhibition of Building C which is&nbsp;44-48 O&rsquo;Dea Avenue&#39;s largest intended building. <a href="https://www.crowngroup.com.au/crown-group-reveals-first-image-kengo-kuma-designed-tower/">Already flagged by the developer</a> earlier in the year,&nbsp;Building C combines the design talents of&nbsp;Koichi Takada Architects with Japan-based Kengo Kuma and Associates.

The distinct 20 storey tower includes a cantilevered infinity-edge pool atop the building, gym and community room. Externally the facade is laden with greenery&nbsp;with the intent of emulating a stacked forest.

The tower includes 153 apartments, split between 11 studio, 42 single, 84 double and 16 triple bedroom configurations. 123 vehicle bays are included within 4 basement levels.

On&nbsp;the design, the architectural partnership provides the following commentary:

The building form creates a gentle and responsive transition from the tower to podium creating a better urban relationship to the lower scale developments within the immediate context.

The use of wood look battens across the facade creates a high level of articulation and dynamism along the entire building length. The warm and natural material pallete is used throughout the building in order to create an intrinsic connection back to nature and is evident through the resort style amenities for the residents.

The relationship to nature is further strengthened through three predominant landscaped areas in the building. The design brings a high quality and architecturally responsive aesthetic along the entire streetscape and a new iconic gateway to the heart of Waterloo.

Simultaneously plans have been released for Crown Group&#39;s fifth and final instalment of their Waterloo development. Silvester Fuller&#39;s design for Building A will consist of 40 apartments within a 5 storey golden-laced edifice.

5 studio, 12 single, 19 double and 4 triple bedroom apartments are included above retail space and two basement levels for 38 vehicles.

Silverster Fuller say:

The building is conceived as a community of dwellings connected by communal spaces. Its architectural identity celebrates the intersection of Archibald Avenue and Lachlan Place as an expressed front door and vertical connector, linking the Entry to the Communal Open Rooftop above.

The external connecting stair is a marker defining the building entry and connection to the rooftop garden. Creating a naturally lit and ventilated vertical circulation experience reinforces the wellness principles which underpin the design strategy.

With all five projects at planning, Crown Group are looking to add as many as 388 apartments over their O&#39;Dea Avenue site.&nbsp;

The collection of buildings seemingly hold a similar architectural language in style and colours, although as has been noted the buildings&nbsp;express their own &quot;clear identity within a collection of individual buildings designed to balance diversity with a sense of place.&quot;

Crown Group&#39;s Waterloo precinct will slot in behind a number of other Sydney projects the developer has in progress. Marquee projects&nbsp;<a href="/buildings/arc-by-crown-group-161-clarence-street-sydney">Arc by Crown</a>,&nbsp;<a href="/new-apartments/zetland-nsw-2017">Infinity by Crown</a> and <a href="/buildings/castle-residences-sydney-116-castlereagh-street-sydney">Castle Residences</a> are at construction, leaving <a href="/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">Eastlakes Live</a> at sales and <a href="/buildings/waterfall-by-crown-group-18-20-odea-avenue-waterloo">Waterfall by Crown</a> as forthcoming projects.
