The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The architect-turned developer, Joe Adsett, has submitted plans for his&nbsp;next South East Queensland residential apartment development.

Adsett, who secured a sell-out at his Rockpool, Rainbow Bay project&nbsp;earlier this year, has ventured to the affluent and tightly held waterfront of Kangaroo Point, where he's&nbsp;set to create a&nbsp;luxury $85 million, 15-level tower.

Named River Arc for its location on the curve of the Brisbane River at 44 O'Connell Street, the project will home just 14 luxe apartments, set&nbsp;on one of the last north-east facing, absolute riverfront development sites.

Adsett said to differentiate, they went with a lower density on the 1,186 sqm site, which would typically yield 75 apartments.

"We believe the market has quickly matured to the point it will accept a project of this nature and to that end we have readily chosen to under develop the site from its potential density to focus on a boutique one per floor offering.”

Each of the apartments will benefit from expansive river views and range in size from 300 sqm&nbsp;to 550 sqm. The exclusive development offers residents a unique opportunity to directly access the water via private moorings.

"The cantilever is achieved by our design of an external concrete structural veil, which integrates the wall and floors into one uniform structure. The structure is not only supporting the building; it also acts to create large column free spaces which open to the water. The structure also curves to create large eaves around the building which reduce the heat load on the glass and provide acoustic attenuation between the levels.

"In addition, it allows protection from driving rain and&nbsp;reduces wind gusts up the vertical face of the high rise. The design of the facade curves and arches to become an object of beauty in its own right, and in turn forms the iconic look of the building.

The riverfront is dedicated to an abundance of tiered landscaping and communal amenities, providing a sanctuary for residents whilst giving back to the river ecosystem. An existing mature Flooded Gum tree is maintained by the development, preserving the natural features of the site.

The site is set to benefit from a multitude of Brisbane’s future infrastructure investment with the anticipated Riverwalk extension from Mowbray Park, Kangaroo Point Green bridge, Cross River Rail precinct, Gabba redevelopment, and local ferry terminal upgrades.

Earlier this year the popular architect secured a sell-out of his first development on the Gold Coast, the luxury Rockpool at Rainbow Bay.

Adsett said to differentiate, they went with a lower density on the 1,186 sqm site, which would typically yield 75 apartments.


Exclusive: Joe Adsett reveals River Arc, Kangaroo Point apartment development

The New Farm apartment development Arcilla, a collaboration between architect-turned developer Joe Adsett and&nbsp;Craig Purdy of Purdy Developments, has been given the green light by the Brisbane City Council.

Arcilla, a boutique $30 million block of just nine apartments in the&nbsp;prestigious cul de sac of Maxwell Street, draws inspiration from the character Spanish mission architectural styles which pervade the local streets of New Farm.

&ldquo;In our search for inspiration we chose the language of the Spanish Mission architectural style which is adored by many for its unique and beautiful architectural details like the fluted terracotta roof tiles and iconic arches,&quot; Adsett says.

Neville Court, the&nbsp;Spanish Mission heritage residence designed in 1936 by the prominent interwar architects Chambers and Ford, sits next door.

The project&nbsp;name,&nbsp;Arcilla,&nbsp;is&nbsp;a Spanish word meaning terracotta.

&quot;We took one of the red roof tiles and have used this shape as the mold for the concrete on the fa&ccedil;ade of the building and we will be adding terracotta accents to the mix of the concrete to achieve the beautiful coloring on the sun exposed faces of the building,&quot; Adsett added.

&quot;I am most excited about the structural concrete columns which curve and become the ceiling. It&rsquo;s a design language we can continue to refine across our portfolio of projects. With the Olympic spotlight upon Brisbane its important we design our boutique buildings to be unique and speak the language of Brisbane&rsquo;s place and identity.&rdquo;

Arcilla, at 28 Maxwell Street, will span five-storeys and will have&nbsp;eight three bedroom apartments and one four bedroom apartment, which will span the whole of the top level.&nbsp;

The 845 sqm Maxwell St block was bought for $4 million. It had an old four-storey apartment building on the property.

Craig Purdy said as a group, their&nbsp;focus is upon developing boutique buildings and delivering oversized apartments to targeted buyers who are seeking a genuine alternative to a house in the inner city.

&quot;Apartments of this size have historically been reserved for riverfront locations however we believe there is an increasing market for those buyers seeking lifestyle and good design in a premium location with river and city views from most residences.

Arcilla&nbsp;is the second development by the pair, following on from the success of the 16-apartment development Botanic, also in New Farm, which sold out in February this year. Botanic is now in the final stages of construction.
