For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

The building, now named after its location at 9 Gay Street, comprises a diverse mix of one-, two-, and three-bedroom apartments starting from just under $600,000.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Developers shouldn&rsquo;t underestimate the pull of such features when marketing their properties. Relatively small investments like these can have a big impact on how desirable the property is to buyers. Other ways to stand out when marketing your property include offering low VOC paint options, antimicrobial surfaces such as benchtops and handles, and even low allergy flooring.

Biophilic design is becoming a must too. It aims to integrate nature into the built environment and improve the wellbeing of occupants. Numerous studies have shown the stress and wellbeing benefits of indoor plants, and incorporating greenery and functional outside spaces into your design is another simple way to entice buyers. For those looking at the prospect of apartment living, simply having a space to take your child for a quick play without having to leave your address can be very valuable. But the space must be functional and appeal to the target demographic of your project. Communal spaces should not be a &lsquo;cut and paste&rsquo; addition, they should be designed with the buyer in mind.

With the Waterbrook Retirement Lifestyle Resort, we created a sense of serenity and calm by incorporating floor to ceiling windows and skylights to flood shared amenities with natural light and sustain a variety of plants inside the building. Knowing the residents would rely heavily on the communal spaces for their leisure time, we wanted to create a serene and pleasant environment that feels like an extension of their private residences.

Bespoke design at an affordable price

One factor hampering apartment living is the often the dull, generic, and limited design alternatives on offer. You only have to look at the lacklustre performance of some developments in areas like Zetland, Waterloo in Sydney, or Docklands in Melbourne to see that poor standards or a glut of cookie-cutter options puts buyers off. But, by adding some smart features and options you can position your property as a preferable alternative to others on the market.

Increasing fitout and design options usually increases costs and complexity of the build, but it doesn&rsquo;t have to. When designing The Lennox, we wanted to ensure buyers at every price point felt like they could make their space their home.

We were able to offer six variations of the two main themes offered: sleek and classic. We did this by selecting colours and materials that worked well together in a variety of combinations, which allowed us to turn the usual two- tone option into several alternatives for buyers. We also selected a different plank width and installation pattern for a more opulent feel in the larger apartments. We offered ceramic and marble alternatives in a single tile pattern and gave options for the benchtop stone to be wrapped around the island in place of wood to create a more luxurious effect for buyers who wanted it. By implementing clever design, we were able to maximise choice for buyers, while maintaining a streamlined process for the developer and builder.

Customisable design is another string in your marketing bow. Buyers conduct about 90% of their research for a new home online, so having customisable options to show in your sales collateral is a huge plus for your project. Creating a design that&rsquo;s tailored to your project&rsquo;s demographics doesn&rsquo;t need to be difficult, you just need to select a good designer who can create a unique identity for your project that will catch the eye of the right buyers.

What the ‘new normal’ means for developers as buyer expectations shift: Interior designer Lorena Gaxiola

Furniture stores are often filled with designs that look similar to others. But is copying furniture legal, and should we feel bad about buying replicas?
Recently, interior designers accused the supermarket Aldi of copying an Australian designer’s stool in the launch of a new range of “luxe” furniture. Some, including the Design Institute of Australia, noted the stool’s similarities to designer Mark Tuckey’s eggcup stool, which retails for more than $550. Aldi withdrew its stool (priced at $69) on the day of the sale, citing quarantine issues and said it was scheduled to return to stores in late August. (There is no suggestion that Aldi has broken the law here).
In general, copying furniture designs that have not been registered in Australia is likely to be legal. This means that, in most circumstances when designers have not registered their work, businesses are able to sell, and Australian consumers are able to purchase, replica furniture without breaking the law.
How designs are protected
A designer of furniture, fashion or any other product will normally start out by creating a 2D drawing of their product. The drawing might be made by hand or using a computer or machine. This initial design is automatically protected under copyright law as an “artistic work”. For most types of artistic works, copyright lasts for the lifetime of the creator plus an additional 70 years.
Copyright law prevents a person from copying someone else’s work if they do not have permission or a legal excuse. Making a 3D reproduction of a 2D artistic work counts as “copying” under law. So a person who makes, for example, a physical 3D chair using a designer’s 2D design of that chair may be infringing copyright of that 2D artistic work.
However, there is an interesting feature of copyright law that applies only to designers. A designer will lose copyright protection in their 2D artistic work if it is “industrially applied”.
“Industrial application” is generally understood to mean that 50 or more copies of the 3D product deriving from the design are made and offered for sale. Any mass commercial production will therefore take the product outside of the scope of copyright law.
However, mass-designed products can be protected by Australia’s designs system. This system protects the visual appearance of a product. Unlike with copyright, designers must register their designs to be protected under law.
For a design to be registered, it must meet certain minimum requirements. Importantly, it must be new and visually distinctive. The novelty of a design is critical to protection. These requirements ensure that ordinary and unremarkable designs are not constrained by intellectual property law, but are free for people to make and sell.
How is this determined? An application for design registration is filed with and assessed by IP Australia, located in Canberra. It usually takes between three and 12 months to process an application, and costs around $300 to apply. Once registered, design protection lasts for five years, with the opportunity to renew registration for a further five years - so 10 years in total.
The designs register is searchable online. Our search did not reveal any designs registered to Mark Tuckey.
Incomplete protection is deliberate
There are important policy reasons why designers are not given complete protection under intellectual property law. For one, it is often difficult to determine what is an original design when aesthetics meets functionality - there are a limited number of ways to design a seat that people will actually want to sit on! Designs protection is limited so that consumers can affordably access practical products.
Designs law tries to balance a designer’s right to protect their product with the public’s right to access. Getting the balance right is tricky, and is likely to be under increasing pressure with the advent of 3D printing for the home.
It is now possible to print replica furniture, and this practice may become more popular as 3D printing technology becomes simultaneously more sophisticated and more widely available. This is likely to raise ongoing questions about the scope of designs protection under copyright and designs law, and whether the law is appropriately tailored to protect designers.
For Australian designers, the answer may not be stronger legal protection. First, we should ensure that the designs registration system is working effectively. Anecdotal reports suggest that the designs system is underused. We need to make sure that registration is affordable and accessible. Only then will we be in a position to know whether the protection offered by designs registration is enough.
For consumers, the good news is that replica furniture is likely to continue to be available in retail stores. There is certainly nothing illegal about buying replica furniture. Is it possible to copyright furniture?

Research shows humans don’t like being caged in, preferring to be in larger, more open spaces. And different factors – such as the shape of rooms, the colour of surfaces and the positioning and brightness of lighting – all influence how we perceive space.
These are the elements designers and architects consider when creating spaces. And there are several tips you can use yourself to make your apartment, or any living space, seem roomier.
Extending space
If your apartment has outside views, you should use these. By facing living areas and furniture towards the window or balcony, the outside landscape becomes an extension of the inside space, increasing the perception of the room’s size.
Architects (including Frank Lloyd Wright in his famous work Fallingwater, pictured above) have long used this tactic to draw the eye outside, as a contrast to smaller spaces with low ceilings. A window doesn’t need to be large to create this effect, but some research has shown it needs to take up about 20% of the wall to improve satisfaction with the interior space.
You can also place a mirror opposite that view, which will reflect the outside and contrive another illusory kind of “outside”. A mirror’s view into another room would have a similar effect.
Ceilings with light fittings tend to shrink a space. Lights are best located on walls, about 300mm below ceiling height and directed to shine up across the ceiling and down the walls. This spreads light over the surfaces, rather than concentrating it in a single direction, creating an illusion of size.
Standing and desktop lamps provide the same diversity of spread and reflection.
Using colour
Interior designers do follow guidelines based on studies of colour and light theory to create the appearance of more space, though these may be seen as subjective and relying on intuition.
Lighter colours, for instance, best reflect light and so create the appearance of space. Darker colours, decorative wallpapers and patterned fabrics shrink space and absorb light. Studies have shown lighter ceilings are perceived to be higher than darker ceilings.
Dark colours for floors can constrict a space. Deeply ornate textures and fabrics also shrink volume, as do exaggerated patterned carpets and rugs. Open and continuous flooring surfaces, like timber boards, engineered flooring, broadloom carpet and tiles, create an appearance of space.
Flexible space

You could reorganise the apartment to change the functions of the rooms. Think, for instance, are the bedrooms well placed, or should the living areas be relocated?
Generally, external views are best adopted for the daylight hours and so for the living and working areas. And bedrooms rely less on broad outside views.
Melbourne’s heritage Romberg’s Stanhill Building was designed in 1950 with flexible apartment spaces that could be used as residences, offices and medical suites.
Later renovations repurposed the dining and living spaces as smaller bedrooms. The original bedrooms were redesigned as open-plan living and dining spaces, with views to Albert Park Lake.
A studio renovation (see photo above) in the building adopted a storage unit (facing into the bedroom area) to door height, which acts as a screen to divide the nominal “rooms”.
Things that normally work for a single purpose can take on more functions, which aids in using a small space for many purposes. For instance, if you own the apartment, you could replace a normal brick or timber dividing wall with a built-in cupboard which can face, back-to-back, into both rooms.
For the apartment renovation in the same building, a storage unit was designed to be a bookshelf taking up most of a wall (below).

Using furniture
While there is limited research on the perceived spatial dimensions of furniture and its effect, studies do show the more furniture you put into a space, the smaller it appears. And most of us know the less “stuff” we have in our apartments the bigger they seem.
Fitted living room furniture with built-in side tables that hug the wall is better than having large single units and isolated tables. TVs and sound systems incorporated into storage are more space-efficient than stand-alone units.
Big furniture, like settees and coffee tables, ornate bedheads and oversized loose chairs, also overcrowds space. It’s not comfortable to have to walk around large pieces of furniture rather than through space.

Winners of 2018 City of Port Phillip Design & Development Awards announced

The City of Port Phillip has announced the shortlisted entries in its Design &amp; Development Awards for 2018. The jury panel and staff were impressed with the quantity and high quality of entries across all categories creating a welcome challenge during the shortlisting process for all involved. 

The Design &amp; Development Awards encourage and celebrate design excellence within the Port Phillip municipality, and intend to showcase exemplars in the fields of residential and non-residential architecture, urban design, heritage conservation, environmental and sustainable design, public art, interior design and placemaking.

The awards have generally been held biennially since 1998, with the last Awards event being held in 2014.

The Awards presentation event will be hosted at the National Gallery of Victoria on 20 March 2018 as part of the NGV's Melbourne Design Week 2018 (15 - 25 March).

The theme for this year's design week is 'Design Effects' "reflecting the view that it takes design excellence and thoughtful development to balance increasing growth and maintain the unique character of diverse and distinctive neighbourhoods."

City of Port Phillip's Design & Development Awards 2018 shortlist revealed

A recent survey by Finder.com.au has revealed that some buyers indicated they would offer up to 25 percent less than the asking price for a property that had presented badly, further solidifying the importance of property presentation.
These results are really no surprise to us. Over the years we have seen unstyled or poorly presented properties have very little interest, only to sell over reserve following a spruce up by a professional stylist.
In a tough market place, property presentation can really make or break a sale.
Top tips for preparing your home or investment for sale include:
1. Improve your street appeal by tidying the gardens, repairing any fences or guttering, adding a fresh coat of paint and making sure to have a definitive pathway to the front door.
2. Declutter by removing excess furniture and personal items – too many items such as photo frames and figurines can make a property feel small and cramped and will distract buyers from focusing on the property itself.
3. Conceal day-to-day items such as laundry, piles of paperwork, dishes, keys and garbage or remove completely from the property for open for inspections.
4. Set up the property well in advance by opening all curtains and blinds, turning on heating or air conditioning, opening balcony doors and windows, and turning on lights and lamps – this will make the property feel light and airy.
5. Finishing touches create good first impressions – adding a bunch of flowers, bright scatter cushions and colourful throws along with burning a scented candle will make buyers feel welcome.
