Strategic government planning will be crucial in addressing the ongoing supply/demand imbalance in Brisbane’s residential market, as new supply continues to lag.

That’s one of the conclusions from a new CBRE market analysis, which highlights positive fundamentals but ongoing challenges for both the Brisbane and broader South East Queensland residential market.

While 5,600 apartments and townhouses are projected to be completed in Brisbane this year – up from an average of 3,500 in the five years to 2024 – CBRE Research Director Craig Godber said this figure had been somewhat inflated by project delays, which had shifted some anticipated 2024 completions into 2025.

Godber noted that recent completion levels were also well below the peak period in 2016 and 2017 when annual additions averaged around 12,500 units and townhouses.

“Brisbane's residential market is experiencing unprecedented growth, with demand outstripping supply," Godber said.

"Strategic planning by the State Government is crucial in addressing this imbalance and ensuring sustainable development."

Godber noted that low supply levels had translated into an extended period of low vacancy rates, with Brisbane’s metropolitan vacancy being at or below 1.5% since early 2021 and hitting 0.9% as at March this year.

These tight market conditions are evident across all city precincts.

Looking ahead, adjusted additions between 2025 and 2029 are forecast at 23,200 dwellings, or 4,600 per annum, with 60% of these expected to be concentrated in Brisbane’s inner city.

“Brisbane’s low vacancy rate highlights the urgent need for additional residential supply and the forecasted growth in dwelling completions is a positive step towards meeting this demand,” Godber said.

CBRE Metropolitan Investments Director Will Carman said Brisbane’s population expansion and strong demand fundamentals were driving interest in city development sites, but he noted that developer attitudes were shifting.

“As construction pricing continues to climb, developers are becoming more discerning. The focus has shifted toward delivering high-quality, well-located residential communities that can withstand market pressures and meet long-term demand,” Carman said.

He also noted the issue of affordability, with Brisbane’s median house price having crossed the $1 million mark.

“This reflects not only the city’s strong fundamentals and sustained demand, but also the growing challenge of affordability - particularly for first-home buyers. This price growth underscores the importance of strategic planning and quality development to meet evolving market expectations,” Carman said.

Challenges and opportunities in Brisbane’s residential market as supply lags

Not only is growth in Brisbane’s unit market lasting longer, it’s also getting stronger.

In August, unit values climbed a further 1.3 per cent, one of the strongest monthly results the Queensland capital has recorded in 2025, pushing the median unit value beyond $740,000, according to Cotality’s latest Home Value Index.

Over the rolling quarter, unit values surged 3.9 per cent, and are now 11.1 per cent higher year-to-date,&nbsp;making Brisbane the strongest-performing capital city unit market in the country.

The city’s apartment sector is also comfortably outpacing detached housing in 2025. House values rose 1.2 per cent in August to reach a median of $1.04 million, but quarterly growth was softer at 2.9 per cent, with an annual gain of just 7.3 per cent.

This widening divergence highlights the relative affordability of apartments and the intensifying demand for medium-density housing amid constrained supply,&nbsp;a trend reshaping Brisbane’s property market.

City Beat August 2025: Brisbane unit values surge again in August, as two new apartment developments launch to market

Summit &amp; Ridge, the fourth stage of Sekisui House Australia's Sanctuary in Wentworth Point, secured a flurry of sales at its recent launch.

Plans to transform the former VicRoads site in Kew are progressing with four shortlisted developers invited to submit their proposals for the site.

Development Victoria will continue to communicate with the Boroondara Council and the local community throughout the transaction process.

A preferred development partner will be confirmed in 2026, following a thorough assessment of proposals.

Developers shortlisted to deliver housing in Kew

Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

Four teams of surfers were brought to the Wipeout Dementia cause by Avenor Director Peter Clemesha, Director of Bates Smart Philip Vivian, Craig Rodgers of Charter Hall and Steve Watson, Managing Director of Steve Watson &amp; Partners. The teams and participants were as follows:

Campaign MVP awards went to Darren Beasley and George Sharpe who were nominated by Heidi Douglass, creator of Wipeout Dementia and coordinator of the event due to their extraordinary personal efforts to increase corporate sponsorship, raise funds, attendance at all events and referral of new property industry surfers, respectively taking home a Hurley Wetsuit and Scentre Group voucher alongside Hurley merchandise.

Two Wipeout Awards were taken home this year: first was an attempt at a barrel roll on the shorey that ended up being drydocked from third time participant Peter Kleijn and the other was a total commitment to a wave that saw team captain Philip Vivian receive a headbutt from his board.

This year’s top scoring Wave of the Day award went to Matthew Faddy who, after producing multiple back hand snaps got to take home a pack of Hurley and DHD merchandise.  Second and third highest wave scorers in this round who took home DHD leg ropes, hoodie towels and caps were Anthony Scotts and Scott Anderson.

Industry does its part to help 'Wipeout Dementia' raising over $150K

Property investors are driven primarily by ROIs, especially in today’s market. Yet combating inflammatory media headlines predicting the property bubble will burst can make it difficult for even the most level-headed of investors to come to grips with where and when it’s best to invest. The facts remain that good yields are still being achieved.

As the property market is cyclical, there are still good commercial property investment opportunities here in Australia. Some areas of the country may be experiencing a cooling market, but there are profits to be made in Melbourne if you are smart.

There is never really a ‘bad time’ to invest, only shorter and longer-term strategies in play. Capital growth can be expected from property investment, irrespective of market forces and changing pressures; history proves this.

<h2>The current commercial market</h2>

For those looking to invest, it’s worth noting that competition in commercial property is rising.

While interest rates are low, returns in Australia have plateaued in recent years. Retirees using interest gained on money sitting in banks to fund their day-to-day lives can expect a return of around 2 to 2.5% in interest, before tax. This is significantly less than previous years, especially for baby boomers, which means other avenues of generating capital are increasingly being explored – one of which is commercial property.

The increased investor interest and competition in commercial property is naturally placing an added pressure on the Australian market – this is a key challenge in the industry today that we at CVA have recognised.

The average commercial property yields are currently around 5 to 6%. The high demand from investors is a key driver here, but remember, the property market is constantly shifting. External forces play a major part in how the market fares and we could be in a different position by the end of the year.

However, it’s not all about the yields! Although high returns on capital are what many clients say that they’re after and strategising for optimal yields are a fundamental aspect of a successful commercial property portfolio, it is important to recognise that they aren’t the be all and end all.

This is particularly true in an industry that shifts frequently – it is dangerous to be distracted by short-term returns. For example, investors are often attracted to country properties for the higher prospective returns, but in the long term this isn’t always the best strategy as it can take longer to find tenants. We recommend that investors take the time to understand what and where they are investing, coming to grips with the local market.

<h2>A better bet than residential?</h2>

With office and industrial space in Melbourne currently in high demand, now more than ever is an ideal time to turn your attention towards commercial property and consider it as a viable investment solution.

The demand for commercial property means once you have invested, it’s likely you will find tenants quickly. Work spaces of all shapes and sizes are sought across the state and there are many commercial opportunities that include mixed use dwellings. These provide the ability to lease the space to multiple tenants resulting in multiple incomes.

In addition, tenant stability tends to be stronger compared to residential properties. Leases usually last between three and 10 years, because the tenant has often invested a lot more into a commercial property and would prefer to stay in the one location.

In general, commercial property is more successful as a long-term investment as it generates a higher yield over time. This rings true in today’s market; those who are willing to wait it out in Melbourne will see the benefits. Avoid the fear mongering news headlines and focus on the fundamentals – there will always be opportunities in property.

Is now a good time to invest in commercial property?

On this week's episode I catch up with an old friend in <a href="https://www.figr.com.au/">Figr Architecture</a>'s Michael Artemenko and discuss his experiences during the course of his architectural career and how these ultimately helped him in founding Figr along with co-director Adi Atic. 

Michael and I briefly reminisce about our time working together at Kerstin Thompson Architects, which is where we met and the influence this had on both our careers.

We also discuss the challenges of establishing your own firm and the massive learning curve of such a decision and ensuring a good office culture is fostered in which staff look forward to coming into the office and aren't required to do unnecessary overtime.

The value architects add to projects and how the industry could do more to promote this also rates a mention, with Michael citing Open House as a great initiative, and one which Figr have found to be extremely beneficial in communicating their work to the public.

Weekly Podcast: Episode 29 - Figr Architecture's Michael Artemenko

Based around the core theme of "It's all in the detail" for 2018, the 32nd annual DesignBUILD expo wrapped up last Friday, with a number of topics being discussed by industry experts over the course of the three day event, which took place at the Melbourne Convention and Exhibition Centre. 

Amongst them, was the Build-to-rent model and the a key role it could play in addressing Australia’s housing crisis. However, there was a general consensus that for this to be implemented successfully the tax system needs to adapt and more government incentives would need to be introduced, according to industry experts speaking at the event.

Also a hot topic at DesignBUILD was the advent and adoption of prefabrication as another potential solution to the housing affordability crisis due to its efficiency, lower costs and construction time.  The biggest challenge facing the industry in making this type of construction more mainstream in Australia, however, is educating consumers of the time and cost benefits of prefab construction without the quality suffering.

Apartments.com.au was on hand during day two and attended two of the seminar presentations, exploring topics in innovation, with presentations on new products and materials leading change in global build and design solutions as well as insights into prefab construction, and whether it is a threat or an opportunity for building and construction.

<h2>Future Proofing Commercial Buildings: How design and construction needs to adapt for the workplace of the future</h2>

Professor Smith argued that trends for workplace design come and go but it's critical that the shell of the building is well designed and robust enough that it is still standing in 100 years time. He used the DCM-designed Melbourne Exhibition Centre as an example where the architects designed the shell for others to then come in and curate - everything below the structural supports for the immense roof.

Nick Travers discussed some of the learnings that could be taken from the office's experience in the hospitality sector and how these could be applied to the design of workspaces particularly when retrofitting old warehouse shells or within other adaptive re-use projects for offices.

Colliers' Anneke Thompson, who chaired the discussion spoke about the importance of a well-designed workplace and the culture it creates in ensuring staff retention for businesses.

<h2>Changes in Buyer Expectations: From the cookie cutter to bespoke materials, fixtures and fittings with an artisanal appeal</h2>

Moderated by Stephen Crafti, one of Melbourne's most prolific architecture and design writers, the presentation focused on the changing attitudes towards apartment living and how people's expectations and demands have changed since the early 90's.

David Allt-Graham spoke about MAB's experience in Docklands and the changing demands of prospective buyers, particularly with regard to amenities and communal areas. Discussing MAB's latest project, Escala within the NewQuay precinct, Allt-Graham spoke about how they aimed to bring in elements of the CBD to the design while commenting on the impacts of the new Better Apartment Design Standards (BADS) might have on the market.

Debbie McBride spoke of the firm's use of colour and the impact it can have on purchasers - a feature that provides a distinguishing quality to a development- and how this played out on the QVII and Quays developments, working with different developers. On the topic of apartment standards, McBride noted that despite QVII being a highly lauded project, if you were to apply the BADS rigorously then most of the apartments wouldn't comply yet they are well designed and highly sought after.

There was a general consensus amongst the panel that although the BADS would raise the quality of apartments being delivered at the lower end of the market, one unintended consequence is that it might hinder design innovation at the upper end.

Beyond the speaker sessions, a range of new products and service providers were on display, with fixtures, fittings, electricals and new home innovations. International exhibitors showcased innovations in bamboo whilst local supplier, Aircharge shared new ways to power electronic devices. Plant walls and interior décor ideas were also in abundance.

DesignBUILD wraps up for another year

DesignBUILD is returning for its 32nd year from Wednesday 2 to Friday 4 May, with a central theme of ‘it’s all in the detail’, featuring a trade exhibition that will showcase service providers such as PowerHouse prefabricated homes, Wattyl Paint and Swiss Krono Group, to name a few.

Alongside the trade exhibition are two paid speaker and education programs, curated to cover the themes of industry compliance, sustainability and innovation, including panel discussions on topics such as build to rent, property resale and commercial buildings of the future.

Keynote speakers Michael McCormack (Milieu Property Group), Robert Simeoni (Robert Simeoni Architects) and Simon Knott (BKK Architects) will be joining the town planners and design panel to discuss how the growth of Melbourne as an international city depends on a successful working relationship between developers, architects and town planners.

Alongside the speaker program, DesignBUILD’s ‘Incubator’ is a creative pavilion at the trade show that champions innovative thinkers and gives them a proven, commercial platform to launch their inventions.

In another project, DesignBUILD’s RAW allows university students from architecture and design disciplines to experience the full tender and construction process as they compete to have their designs built as key feature areas on the show floor.

Speaking to Apartments.com.au last month, conference director Pia Argiratos stated that one of the key outcomes for the conference was to stimulate big picture thinking, but also give pragmatic information that visitors can use in their next project.

DesignBUILD2018 kicks off next week and "It's all in the detail"

The Australian Bureau of Statistics have released the annual State Accounts.
The State Accounts provide annual estimates of output growth by state, Gross State Product. Quarterly estimates are not available.
The accounts for the 2014/15 financial year (July to June) confirm that a growth transition is underway. The mining states of the north-west, Qld and WA, are slowing; while the southern states, Victoria, South Australia and Tasmania, are improving.
Western Australia, despite a loss of momentum, still managed to top the growth charts in 2014/15, at 3.5%, moderating from 5.6%. The two largest states came in next, with Victoria at 2.5%, accelerating from 1.0%; and NSW, at 2.4%, rounding up from 2.3%. Next were South Australia, at 1.6%, rebounding from a soft 0.8%; and Tasmania, also at 1.6%, extending its recovery from 1.3%. Qld tumbled from 2nd place to 6th, with output growth of only 0.5%, slowing from 2.8%.
The maturing of the mining investment boom, as construction work on major gas and iron ore projects is progressively completed, was central to the loss of momentum in WA and Qld. Across the south-east, conditions benefitted from the significant easing of monetary conditions - with record low interest rates and a sharply lower currency.

Western Australia 
Output growth in the West slowed to 3.5% in 2014/15, from 5.6%, although that was still a little better than the state government forecast of 3.25%. The 2014/15 outcome is the slowest pace since 2008/09 and is below the state's long-run average of 4.7%. 
The state government expects growth to slow further in 2015/16, to 2.0%, with state demand expected to contract for a 3rd consecutive year. 
By industry, mining was the major driver of growth in 2014/15, contributing 3.0ppts of the 3.5%, as iron ore exports expand. Having said that, the contribution from mining was a moderation from 3.8ppts the year prior. A loss of momentum in 2014/15 was evident across: agriculture, construction, and real estate. 
Queensland 
The Qld economy slowed significantly as work on major gas projects neared completion and before output from these projects ramped-up. GSP growth was only 0.5% in 2014/15, moderating from 2.8%, well below the state's long run average of 4.0% and the softest outcome since 2010/11 and before that, 1990/91.

The outcome for 2014/15 fell short of the state government's forecast of 2.0%. The government expects GSP growth to bounce to 4.5% in 2015/16 as gas export begin to flow.
By industry, mining output added 0.6ppts to growth in 2014/15, up from 0.4ppts for the two previous years. Construction was the swing factor, turning from a +1.4ppts in 2013/14 to a –1.5ppts. Professional business services was also a headwind in 2014/15, subtracting 0.3ppts.
NSW
The NSW economy grew by 2.4% in 2014/15, rounding up from 2.3% in 2013/14 and an improvement on 2.0% in 2012/13. The outcome is in line with the state's long-run average (2.5%) and the forecast of the state government (2.5%). The government expects a strengthening to 3.0% in 2015/16.
While overall output growth was little changed in 2014/15, this masked a number of changes at the industry level. The key service sectors (namely, retail, hospitality, recreational services, education and communications) had a stellar year - together contributing 1.1pts to growth, up from 0.1ppt in 2013/14 and eclipsing the previous peak of 1.0ppt in 1994/95. This was offset by a moderation across a number of industries.
Victoria
The Victorian economy experienced a significant rebound following a couple of disappointing years. GSP grew by 2.5%, up from 1.0%, an outcome close to the state's long-run average of 2.7% and a little above the state government forecast of 2.25%. The government expects growth of 2.5% in 2015/16.

As in NSW, the key service industries strengthened, adding 0.7ppts, up from 0.4ptps. In addition, it was a good year for both construction (0.5ppts) and finance (0.4ppts), as the housing sector responded strongly to low interest rates and an expanding population. 
South Australia 
SA's economy bounced back, expanding by 1.6%, following a sluggish 0.8% gain in 2013/14. As with NSW and Victoria, the key service sectors were the growth engine (particularly retail, hospitality and communications), adding 0.6ppts, up from only a 0.1ppt contribution in the previous year. Health, finance and real estate added 0.9ppts, up from 0.6ppts, while conditions were mixed elsewhere. 
The outcome for 2014/15 of 1.6% was only a touch shy of the 1.75% expected by the state government, ahead of an anticipated rise of 2.0% in 2015/16. 
Tasmania 
Tasmania's economic recovery continued, output grew by 1.3% in 2013/14 and increased by 1.6% in 2014/15, following a contraction of 1.2% in 2012/13. The state government had expected growth to be 1.75% in 2014/15, before strengthening further to an above trend rise of 2.5% in 2015/16. 
The acceleration of conditions was centred on services, construction and agriculture. The sharply lower currency and stronger demand on the mainland are key pluses for the state.
