The building will sit next door to Solmare by Chanine Developments, which is set to launch soon, as well as the Casablanca Palms on the Beach resort.

Marquee is on track to deliver its 11th Gold Coast project, with La Belle slated for completion in late 2026. Only four-bedroom apartments remain in the 75-unit development. Marquee has delivered several central Gold Coast projects around Surfers Paradise and Chevron Island, but in recent years has shifted its focus to the southern end of the coast, completing Palm Beach Residences, Northshore Palm Beach, and SOL and Monterey at Kirra.

The Melbourne-based developer Landream,&nbsp;in collaboration with project manager&nbsp;Codicote, have announced the high-end residential builders, Kapitol Group, have been awarded the $17 million plus construction contract to deliver the&nbsp;Malvern East apartment development Hurstmon.

Kapitol, who have built Sarah Sands in Brunswick and are also currently building a 20 apartment development in Collingwood, are set to start construction next month of the Telha Clarke-designed apartment project of 39 apartments.

The location at 3 Hurstmon Street is unique. It is rare&nbsp;an apartment building in the Stonnington LGA isn&#39;t developed on a main road. The 1,790&nbsp;sqm site sits quietly off Malvern Road.

Mitchell Crawford, Landream&#39;s senior development manager, says Landream&nbsp;always strives to engage local professionals where possible across their portfolio of projects.

&quot;Hurstmon was no exception,&rdquo; Crawford said.

The project is set to generate work for over 450 local contractors during the construction program.

Emphasis has been placed on the delivery and installation of the unique vertical rammed earth columns that line the front and west fa&ccedil;ade of the building.

&ldquo;Rammed earth columns sit proudly on the fa&ccedil;ade of Hurstmon paying homage to the earthy tones of the site&rsquo;s surrounds and defining each residence, allowing residents to have a clear sense of their home,&rdquo; Tim Clarke, director of Telha Clarke says.

This enables the building to meld seamlessly into the local streetscape, which is filled with the abundant native greenery that Malvern East is known for.

Crawford says Hurstmon is one of the only residential developments in Victoria to feature the sustainable natural building finish.

&quot;[The finish] traditionally only&nbsp;stars&nbsp;in luxury homes, museums, art galleries and wineries due to its bespoke nature,&quot; Crawford says.

In keeping with the theme of supporting local, the earth for the columns will be sourced and manufactured in the Victorian High Country through the&nbsp;family run business Earth Structures.

Earth Structures are responsible for many of the buildings in Victoria that feature rammed earth including the renowned Tarrawarra Museum of Art located at the Tarrawarra Estate winery in the Yarra Valley.

MK: How many multi-residential projects have Eckersley Garden Architecture been contracted on within Victoria?

SL+EC: E-GA are currently contracted to 28 mutli-resi developments around the inner suburbs of Melbourne, including South Yarra, Malvern, Malvern East, Hawthorn, Kew and Toorak.

MK: What spoke to you about Hurstmon in particular?

SL+EC: Locality in a very leafy suburb of Malvern and the proximity to the parklands

MK: What was the design brief for the project&#39;s landscaping?

SL+EC: Malvern is very well known for its green gardens, so the brief was one of symbiosis with the architecture and the neighbourhood. Keep it purely gardenesque, understated and relaxing.

MK: Where did you take your inspiration from?

SL+EC: Inspiration definitely comes from nature, so we do our best to represent nature in the gardens we design translated to an urban context for this project.

MK: How did you synthesise the development with the existing landscaping and greenery in the surrounding streets of Malvern East?

SL+EC: The key to making a project feel as though it was always part of the street fabric is to take note of the neighbourhood plant species. This way you can see what works as well as introduce some of these plants or similar species into the new landscape and stitching the street together.

Nothing better than borrowed landscape to enhance a garden.

MK: What was the biggest challenge during the design process?

SL+EC: As always there is a variety challenges with multi-residential projects however the one that stands out is the working of plant species across many levels and aspects.

At least it enables greater plant selection and diversity which is a big plus.

MK: How important is the choice of plants in a project such as this?

SL+EC: Plant selection is a majority priority for the success of the garden. Aspect will determine choice to ensure the plants longevity and tolerances. Nothing more fulfilling than seeing a garden thrive in all conditions

MK: What have you tried to do in the design that the average homebuyer may not notice straight away?

SL+EC:&nbsp;Planting combinations in a garden may seems natural but it takes a lot of knowledge on how a plant develops over time as well as how the layers form.

If this is done correctly a new owner can enjoy the experience the growth of the garden, even take ownership, much like a new developing child throughout the seasons.
