When long-time Ivanhoe locals Graeme and Catherine, decided it was time to downsize, they weren’t necessarily in a rush.&nbsp;

Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

Project management and construction management firm Creative Vision filed the plans for the&nbsp;multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The proposal seeks to establish a new focal point for the precinct through a high-density, transit-oriented development supported by diverse land uses.

According to the Scoping Report prepared for the Department of Planning, the scheme includes around 900 apartments across multiple towers, including 135 dwellings designated for affordable housing. A mix of market and subsidised apartments will be supported by ground-level activation through retail and office space, a childcare centre, and a hotel, forming a comprehensive urban precinct.

The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The planning documentation flags a strong sustainability agenda, stating that the development will “respond to the urban heat island effect, incorporate water sensitive urban design, and prioritise active transport”.

It's helpful to know upfront what to expect, what needs to take place and when, to make sure your purchase is as seamless as possible.

1. Do your research

Research the <a href="/developments">market and areas </a>in which to purchase. Consider what you’re looking for in a home or investment. What are the deal breakers? Review recent sales in areas you’re interested in.

5. Conduct building and pest inspections

Most contracts are contingent on the satisfaction of certain conditions concerning <a href="/guides/home-inspection-checklist-step-by-step">building and pest inspections </a>as well as financing and a variety of property searches. The purchaser often orders and reviews the inspections whereas the buyer’s conveyancer typically orders and reviews the property searches. Alternatively, for a private sale, you can make an offer. If the offer is accepted, you will proceed to the exchange of contracts. 

7. Exchange of contracts

Once both parties have reviewed, signed and exchanged two copies of the contract, the buyer will pay a deposit. The buyer will usually have a “cooling off” period of five days following exchange, but this can be negotiated or waived. In this time the buyer may withdraw from the agreement, forfeiting the deposit but incurring no legal penalty. There is no cooling-off period when purchasing at auction.

Once contracts are exchanged the property will enter the settlement process which is usually about six weeks. The property will be yours once settlement is completed. 

8. Secure financing 

Now is the time to speak to your bank or mortgage broker about finalising your finance. Ensuring your finance is secured in time for settlement will ensure you avoid paying penalties. 

9. Visit the property one last time

10. Review the title one last time

Your conveyancer will review the title prior to settlement to make sure there are no new ownership interests or <a href="/guides">caveats</a> which will need to be lifted so that a change of ownership may occur. 

11. Sort out insurance

12. Settlement

13. Get the keys!
