S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Retail, commercial tenancies, and resident amenity spaces are concentrated along this frontage and within the podium to support day-to-day activity.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

The City of Onkaparinga has officially given property developer Greaton the green light to commence construction on their new 10-building luxury resort in McLaren Vale, 38 kilometres south of Adelaide. The development is a partnership between Greaton and sustainable wine purveyors Wirra Wirra, with plans to build a 33-key resort, situated amongst the Wirra Wirra vineyards.

Recent data from the South Australian Tourism Commission found that there were only 3% of overnight visitors to the Fleurieu Peninsula between 2018 to 2019, many of which were intrastate visitors. Kay believes that the 5-star development will add significant value to the Peninsula and drive international awareness of the area. 

Blink Design Group has designed the approved plans for the spa resort, which also includes an infinity pool, function hall and the restoration of a heritage building, which previously belonged to the winery founder Robert Wigley.

Approval granted for a luxury 5-star resort project in Adelaide

Greaton has acquired Queensland's Keswick Island, as the group continues to diversify its portfolio from apartments to hotel resorts.
It reported it was recently listed with adjusted $20 million hopes.
The transfer of the lease over Keswick Island from Edward Dawson-Damer to Sydney-based Chinese investors Greaton has received State Govenmemnt sign off.
In 2016 Keswick Island, a Great Barrier Reef island, was on the market with $30 million hopes.
Keswick Developments, owned by the Dawson-Damer family, was hopeful of attracting Chinese tourism interests. 
Keswick Developments is dieted by Edward Dawson-Damer, a former equerry to Queen Elizabeth.
Captain James Cook charted Keswick on his maiden voyage, but since the hilly island -- home to an extinct volcano -- has been sparsely occupier with only about 20 houses and permanent residents.
Cars are banned, with residents travelling by golf buggy on the island.
Keswick Developments obtained the head lease eight years ago after the previous owner, Peter Marshall, spent 20 years attempting to develop the island.
The new owner will have a 117-hectare development lease with the Queensland government until 2096.
The rest of the 517 hectare island is national park. 
The purchase will also give the buyer a 25-hectare seabed lease for a 180-berth marina and deep water jetty.
The mixed-use zoning on the sub-tropical island can accommodate 1000 dwellings and 3000 people. 
The island, 32 kilometres off the coast of Mackay, already has a sealed airstrip, 150 subdivided lots, and preliminary key infrastructure for ongoing development.
The local paper wrote Whitsunday MP Jason Costigan said he was aware of a number of ­issues on Keswick Island, and he hoped that the lease transfer would be “the start of an exciting new era”.
Costigan said it was a shame that many of the southern Whitsunday islands, including Keswick, St Bees and Brampton islands, had been underdeveloped in terms of their tourism potential.
Linc Energy founder Peter Bond has recently commenced a formal campaign to sell Dunk Island off Mission Beach on the Great Barrier Reef with expectations around $20 million.

Greaton’s Oxford Central in Sydney reaches its peak

Adelaide's General Post Office development scored a shot in the arm today with a hotel operator confirmed for project.

Marriott International Group will assume operating rights over the $200 million hotel development which is backed by developer Greaton. Overlooking Victoria Square, the Westin-branded outlet which is set to open during 2022 will include 285 rooms and in turn create 250 ongoing jobs upon its completion.

Westin's arrival follows on from Greaton's move to rework the development during April, applying for the right to deliver Adelaide's first five-star hotel. Approval was granted during May, subject to a number of conditions.

Hassell has undertaken design duties for the 16-level hotel which will see the existing General Post Office building refashioned to include retail spaces and associated hotel uses.

BHP announced during April that it would relocate its Adelaide operations to a new $250 million office complex adjacent to the Westin site. Backed by Charter Hall, the GPO Exchange Building is another key plank in the development of the General Post Office precinct.

The mining company is slated to take 10,000 square metres, taking the tower's committed Net Lettable Area to beyond 90%. Contractor Built has the office tower's jump form above ground owing to its abbreviated delivery window, whilst the Westin hotel's 2022 targeted completion leaves it with additional breathing room in terms of a construction start.

Westin signs into Adelaide's General Post Office precinct

Property developer Greaton has won the Deal of the Year award in the over $100 million transaction category for The Ribbon in Sydney's Darling Harbour at Hotels World 2017.
Greaton beat Novotel Melbourne On Collins, Travelodge Docklands, Intercontinental Sydney Double Bay, Hilton Melbourne South Wharf, W Melbourne and a portfolio of 15 Ibis Hotels to take the award.

Construction starts on Greaton's Oxford Central

Major construction work has commenced on the first phase of West Franklin, an urban regeneration project located in the West End part of Adelaide’s CBD.
The work is being carried out by Built Environs, who were awarded the $90 million contract earlier this year by global property development company Greaton. Hundreds of construction jobs will be generated during stage one, with over seventy subcontracting firms employed.
Situated on the corner of Franklin, Elizabeth and Morphett Streets, the new West Franklin precinct comprises 560 apartments and penthouses spread across four towers.
Residential facilities include a 20 metre wet edge lap pool, gym, spa, sauna, resident dining and lounge rooms, sky park with BBQ facilities and landscaped gardens, resident cinema, golf simulator and roof top bar showcasing views of Adelaide CBD, the ocean and Adelaide Hills.
“Greaton is helping stimulate the Adelaide economy by bringing this landmark project to life and creating hundreds of local jobs. West Franklin is located in an area that has been dormant for many years. The sheer size of this project will help activate this entire precinct,” commented Nicho Teng, managing director of Greaton.
