Fridcorp celebrate significant construction milestone for Beyond Hurstville

Property developer Fridcorp, together with long-standing joint venture partner Daniel Besen and Wingate, has secured approval for its $65 million residential project in North Melbourne’s Arden Urban Renewal precinct.
Located at 3 and 5–15 Shiel Street, a nine level apartment tower will be built on a 1,310 sqm site.
It will comprise 90 one, two and three bedroom apartments, with 70 basement car parks and a residents-only rooftop terrace with views of the CBD skyline and Royal Park.
Melbourne architecture firm Elenberg Fraser have been commissioned to design the building and its interiors.
The site was purchased from Spec Property in early March 2016 for $7 million.
The project is scheduled to launch in September 2018, with construction expected to commence in the first quarter of 2019.
Paul Fridman, Fridcorp founder and director, says the company is pleased to receive planning approval for the Shiel Street project which will contribute to the urban renewal of the inner-city growth area.
“North Melbourne is a new market for Fridcorp but, together with Daniel Besen and Wingate, we saw an opportunity with the Victorian Planning Authority’s proposed Arden precinct to deliver quality medium-density housing in Melbourne’s inner-ring that will provide long-term investment potential and growth for owner-occupiers and investors.

Led by the Victorian Planning Authority (VPA) on behalf of the Victorian Government, Arden is located on 55 hectares of land between Macaulay Road, Dryburgh Street and the Upfield Rail Corridor in North Melbourne, and will be a major new commercial and residential precinct.
Arden Station is being built as part of the Metro Tunnel and is due to open by 2026, making North Melbourne one stop from the CBD.

The appetite for apartments remains strong in south-west Sydney after developer Fridcorp sold 65 percent of the first stage of its $700 million 556-apartment project in Hurstville, BEYOND in the past two weeks.
Construction is expected to commence in August 2017 and completion prior to the end of 2019.

DKO has designed the buildings with soft curves to create a beautiful sculptural element for the Hurstville skyline. Façades consist of precast bronze glazing and metal cladding with filigreed balustrades lining balconies. Textural brickwork at the base of the two lower buildings draws from the site’s history as a quarry.
“BEYOND will bring a fresh and sophisticated urban precinct to Hurstville,” says Nicholas Byrne, director at DKO Architecture and the project’s lead architect. “It will also provide apartments with high amenity that respond to the site’s opportunities, such as light-filled interiors and spectacular north-eastern views toward Sydney’s CBD, southern views toward Botany Bay, and eastern views toward Kempt Field.”
Featuring resident-only communal areas on the second level on two of the buildings, BEYOND offers more than 4,000 square metres of recreational space that includes facilities for yoga, badminton and reading pods, as well as barbeque and dining areas.

Woods Bagot has designed BEYOND’s apartment interiors with wide frontages and full-height glazing, providing residents with expansive views, as well as open plan living, dining and kitchen areas catering to the relaxed Sydney lifestyle.
“These apartments give buyers the opportunity to live in a considered, designed space with thoughtful and elegant interiors and great views,” says Jacqui Senior, senior interior designer at Woods Bagot. “The potential for the area is enormous and BEYOND will definitely be a one-of-a-kind place for Hurstville.”
The inspiration for the interior design was gold and navy. Whilst navy is a traditional palette it has been interpreted in a contemporary way, with white walls and custom navy joinery embellished with brushed brass fittings throughout apartments for the dark colour scheme. A light colour scheme of pale grey and white is also available.

All apartments feature lime-washed timber floors and pale grey carpet. A custom television cabinet is available as an additional joinery option, offering extra storage while maintaining a coherent look.
The kitchens feature Smeg appliances and gas stove tops with buyers able to select from three different benchtops materials: composite stone, white marble and a grey marble with contrast veining, which curve up the wall, forming the splashback.
Meticulous details and refined materials define BEYOND’s understated and elegant bathrooms. Large format tiles will line the floors and walls and mosaic feature tiles in either navy or pale grey will compose the feature vanity wall. The bathrooms are appointed with custom oval sinks, brushed gold finish tapware and elegant curved edge mirrored cabinets.

A truly connected suburb, BEYOND residents will benefit from Hurstville’s close proximity to Sydney’s CBD which is only twenty minutes by train. Sydney’s T4 Line runs to Hurstville with both the Hurstville and Allawah stops within walking distance of BEYOND. Westfield Hurstville, as well as a myriad of shops, restaurants, schools and recreation facilities, are all on offer in the vibrant community of Hurstville.
BEYOND will have 600 resident car parks, 80 visitor parking spaces and 200 retail parking spaces.
Fridcorp opens its BEYOND display suite and will accept registrations of interest from 1 October 2016, with the project officially launching on 22 October. Construction is expected to commence in August 2017 and is due for completion in July 2019.
Fridcorp has approximately $1.5 billion of apartments under development, with further projects including Brisbane, South Yarra and North Melbourne in progress, which will introduce an additional 1,700 apartments to the Australian market this year. Fridcorp launches BEYOND, a new urban village in Hurstville

Fridcorp and Elenberg Fraser's third joint project within South Yarra's Forrest Hill Precinct looks set to produce arguably the area's most interesting building.

Interesting in that plans currently on display for 627 Chapel Street show a residential tower set above a street interface that shapes as being something unique to the area.

In a recent chat with Apartments.com.au, Fridcorp founder and Director Paul Fridman outlined 627 Chapel Street's intentions of becoming a worthy conduit by way of meaningfully linking Chapel Street with the ever expanding residential population of Claremont Street and South Yarra Station beyond.

The tower itself has been inspired by the story of Jack and the Beanstalk, resulting in a sculptural building form layered with greenery that is expected to accommodate in excess of 450 dwellings.

The glazed and balustraded finishes applied to 627 Chapel Street are contrasted by slithers of greenery. The scattered nature of each level's courtyards are tied together via vertical green gardens which accentuate the rippling nature of the design.

Residences are reinforced by three separate common areas over differing levels. Levels 1 and 16 host various amenities while level 40 hosts a north-facing private dining room.

<h2>The 'Public Room'</h2>

Coinciding with the application's semi-covered Public Plaza is the intended beautification of Daly Street. Elenberg Fraser and landscape architects 360 Degrees have taken a holistic approach to the tower's settings, resulting in a space dubbed the 'Public Room'.

The public room will become an active meeting place for pedestrians travelling up/down Chapel Street and through Forrest Hill to South Yarra Station. It will become a centre for public interaction.

A public art piece will mark Chapel Street's connection through to the Forrest Hill Precinct. This marker will enhance pedestrian corridors and position the Forrest Hill gateway as a primary thoroughfare through South Yarra, directing traffic to the future prospects at South Yarra Station.

With Malaysian outfit Salcon Berhad revealed as the new purchaser of 16-22 Claremont Street last week, the prospect of South Yarra's two most ground level-inclusive developments rising in close proximity to one another is a very real possibility. While 627 Chapel Street sports the 'Public Room', 16-22 Claremont Street's best public asset will be a large through passage dubbed 'Claremont Plaza' as seen below.

On a wider note, 627 Chapel Street is the sixth residential development currently in play facing Chapel Street within the Forrest Hill Precinct. Of the six, both it and 671 Chapel Street are the two projects yet to receive planning approval.

Street to stalk, 627 Chapel Street walks the walk!

Urban.com.au recently took the opportunity to talk with Fridcorp's founder and director, Paul Fridman, in order to understand what lies ahead for the developer which has made a reputation for elevating design integrity.

With works completed on Fridcorp's most recent Melbourne project, Morton Avenue located in Carnegie, Fridcorp is in the process of once more ramping up its development pipeline. Of late it has been widely reported that Fridcorp secured a permit approved development site within North Melbourne's Arden-Macaulay precinct.

3 and 5-15 Shiel Street came with approval for 65 residences under the previous scheme created by Inhabit Design. Feeling the apartment mix to be out of line with Fridcorp's expectations, the Shiel Street project has been handed to long time collaborator Elenberg Fraser.

Paul Fridman explains that Elenberg Fraser have an understanding of Fridcorp's expectations in terms of design aesthetics and tailoring a particular design toward the target purchaser.

Set over a 1,311sqm site, Fridcorp are intending to create approximately 120 apartments across 12 levels, with the project set to enter planning shortly. Quizzed on the ideal buyer for North Melbourne, Paul Fridman sees the project as attracting owner-occupiers and what he refers to as the "sophisticated investor."

While expected release to market is slated for 2017, Fridcorp are now also closing in on securing a Fitzroy development site; the first for Fridcorp in what is one of Melbourne's most sought after suburbs.

100 apartments are expected for the Fitzroy development, a number in which Paul Fridman feels is a highly manageable development size in terms financing, ease of apartment sales, construction delivery and "time spent on the balance sheet." Smaller projects in the circa 100 block are cited by Paul as necessary in terms of maintaining momentum when considered in relation to large scale projects.

By far the developer's largest project, it signals a return to South Yarra for Fridcorp which has enjoyed previous success within the suburb's Forrest Hill precinct.

Asked on the progression of the planning application, Paul expects the project to be publicly advertised within weeks.

Containing 450 apartments over 40 levels, 627 Chapel Street is tentatively valued at $500 million.

Keen to champion the public benefits of the intended development which Paul Fridman describes as creating a nexus between South Yarra Station and Chapel Street, the tower is to be set atop a highly activated ground level. Restaurants and bars are set to feature, further drawing patronage to the area which is currently experiencing a concerted development push.

Sydney in particular is maintaining positive fundamentals and excellent yield as evidenced by Fridcorp's sale of an approved development scheme in Erskenville to B1 Group; as Paul Fridman stated "It was an offer we just couldn't refuse." As to whether Fridcorp would move into other capital cities, Adelaide and Perth were mentioned in dispatches with lack of market depth and distance cited as prohibitive factors.

Nonetheless with an expanding workbook, Fridcorp are looking to once again press on with delivering high-end apartment projects.

Two new planning applications with Stonnington City Council are seeking to continue the trend of increasingly taller towers making their way into South Yarra's Forrest Hill Precinct. Lodged during late June, CBD-based entity Lantern River Pty Ltd is behind a proposal located at 671 Chapel Street which would see a 30 level residential tower replace a low-rise retail outlet, while Fridcorp have also sought approval for a mixed-use development at 627 Chapel Street.

Design firm Architecton has drawn inspiration form fine jewellery and faceted forms in order to conceive <a href="http://www.architecton.com.au/34556/7097762/select-projects/chapel-street-south-yarra">671 Chapel Street</a> with the predominantly black tower contrasted by bronze highlights. Abutting Melbourne High School and with a nominal value of $115 million, the proposal adds to the rapidly evolving streetscape within the Forrest Hill Precinct which has seen the northern stretch of Chapel Street subject to multiple tower proposals.

The design seeks to deliver on one of the key objectives of the DDO control which is… 'to provide tall slender building forms rather than bulky, monolithic buildings in order to minimise visual bulk'.

The site context has been carefully analysed and considered, which has generated a sculptural building form that responds to key influences within its surrounding context.

The project leverages the incredible view amenity offered by the location of the site and its location within the Forest Hill North Precinct. The proposed development will create public interface that provides a vibrant, attractive and safe pedestrian connection through the Forrest Hill Precinct.

The proposal provides new residential apartments over 30 storeys and a 6 level basement carpark inclusive of residential amenity spaces such as shared lounges, rooftop bar, pool, library, gymnasium and yoga room. Activated public realm at Chapel Street with highly exposed retail and commercial spaces all integrated via a landscaped porte cochere.

The form and facades of the proposed tower have been influenced and moulded by the key heritage components of the immediate precinct, resulting in an architectural language which is responsive and deferential to the sites surrounding history, yet embracing the changing characteristics of Chapel Street, but also avoiding the unreasonable visual bulk of new development when viewed from surrounding areas by ensuring appropriate scales, form and articulation.

Both 627 Chapel Street and 671 Chapel Street are in and amongst a handful of current projects intent on redefining South Yarra's emerging skyline.

Next to 671 Chapel Street Malaysia's Gamuda Land has launched <a href="/buildings/661-chapel-street-661-chapel-street-south-yarra">661 Chapel Street</a> within Malaysia, with a local sales campaign expected to begin during September. Valued at $146 million, Gamuda Land's first foray into the Melbourne residential sector will see 169 apartments delivered with one, two and three bedroom layouts available.

Adjoining 661 Chapel Street is <a href="/new-apartments/royal-como-663-chapel-street-south-yarra">Royal Como</a> at 21 levels while <a href="/buildings/esque-649-chapel-street-south-yarra">649 Chapel Street</a> at 20 levels and with an estimated value of $50 million is still under planning assessment. Rounding out the spike in development along this pocket of Chapel Street is LK Property Group's <a href="/buildings/capitol-grand-241-toorak-road-south-yarra">Capitol Grand</a> which recently gained planning approval, and at 50 levels will stand as the suburb's tallest building.
