Longstanding Gold Coast developer Raptis has acquired a prime development site on Surf Parade for its next Broadbeach apartment project.

Progressing towards completion of <a href="https://www.apartments.com.au/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach-qld-4218">The Sterling Broadbeach</a>, 90 apartments on nearby George Avenue, <a href="https://www.apartments.com.au/developers/raptis">Raptis</a>, led by second-generation family man Evan Raptis, has picked up a block on the corner of Surf Parade and First Avenue.

The site had been earmarked for a luxury apartment project with 33 full-floor apartments across a 37-storey tower. Raptis will go back to the drawing board and create a building more appropriate for the site. The development application will be lodged later this month.

Evan Raptis told Apartments.com.au the site ticks all the boxes.

"Broadbeach is a suburb we've developed several buildings over the years. Surf Parade ticks all the boxes for the type of apartment development we want to deliver."

Raptis had several pre-lodgement meetings with council to ensure they are aligned in the development.

Melbourne-based developer Hirsch &amp; Faigen recently launched its fourth Gold Coast project on the exclusive strip. The Eveleigh Broadbeach will have 100 apartments across a 31-storey building designed by Rothelowman.

GV Property Group site development specialists Antonio Mercuri and Luke Reaby, who both amalgamate sites and sell shovel-ready sites to developers up and down the Gold Coast, sold Surf Parade to Raptis.

I first discovered Seafarers when I was in Paris. At the time, I wasn&rsquo;t ready to buy a property in Australia as I was still living overseas. When I did finally make the move, I had a good sense of the market and made the decision to look into Seafarers further. After visiting a few different developments, Seafarers was the obvious choice. The location and value for money exceeded my expectations.

Riverlee went straight to the top shelf in appointing the architect and interior designer, and that really stood out for me. I also liked the 1 Hotel component and its high standard of sustainability.

Coming from Paris where most people live in apartments, it&#39;s comforting knowing there is a beautiful rooftop garden terrace, river views and access to the public park.

What are you looking forward to most about living at Seafarers?

To be honest, I am really looking forward to the sheer comfort and luxury Seafarers offers. My apartment is really spacious with a big bathtub and lots of storage for me to keep everything organised and out of sight. I am also looking forward to using the hotel, inviting friends for coffee or a drink and experiencing 1 Hotel in Melbourne.

Are there elements you customised when designing your new home?

I spent a bit of time changing the floorplan and Riverlee was really accommodating throughout the whole journey. I took out the laundry sink which I moved to the large en-suite with access via the hallway. By removing this, I was able to build a substantial study nook large enough for two people with built in cabinetry and shelving.

We also finished the study area 20cm short from the kitchen allowing full floor to ceiling cupboards in the kitchen instead of a wall, and providing an enormous amount of additional pantry space.

What attracted you to the Northbank area?

Accessibility to the city and knowing everything is within walking distance, from the variety of great restaurants and bars Melbourne has to offer to the Arts Precinct and Botanical Gardens. Being a big tennis fan, I am also looking forward to being able to walk to the Australian Open when it&rsquo;s on.

I was also attracted to the bike tracks located directly around Seafarers and liked the fact that I&rsquo;ll be able to easily access the South Melbourne and Queen Vic markets.

Are there features at Seafarers that surprised you? 

Yes, the heritage aspect really surprised me, with the building retaining as much of the original site as possible. In today&#39;s world we need to be more conscious about our waste, and knowing this is something Riverlee is prioritising is very much aligned with my values.

JR: What were the goals for the Mirvac Design team? 

EA: Voyager is our response to demand for quality housing and amenities in well-connected inner-city locations and is a reflection of Mirvac&rsquo;s ongoing commitment to the wider Yarra&rsquo;s Edge precinct. The Mirvac Design team&rsquo;s goal was to create contemporary, versatile residences to suit all lifestyles and life cycles, ensuring Voyager appeals to a broad demographic of purchasers through a diverse range of built form and liveability.

JR: Where have buyers for Voyager come from, and who is the development appealing to? 

EA: The majority of buyers for Voyager have been local downsizers and upgraders from Docklands, the CBD and Port Melbourne, as well as people from Bayside locations (Phillip Island and Mornington Peninsula) looking for a city base. More recently, we have also seen buyers who are astute investors, looking to secure their future by purchasing an apartment to rent now and move into in the medium to long term.

JR: Why is Voyager a standout in the Yarra&#39;s Edge Community? 

EA: At over 130 metres tall with 43 levels, Voyager is the tallest building to date at Yarra&rsquo;s Edge and offers residents incredible views across the city skyline down to the Yarra River and a marina lifestyle. It features a range of residences to suit a variety of lifestyles including artist and home-office apartments, one-, two- and three-bedroom luxury residences, Sky Residences and an exclusive residents-only rooftop space on level 43 unlike anything provided within Yarra&rsquo;s Edge to date. JR: What are your further plans for the Yarra&#39;s Edge Community? 

EA: Following the success of Voyager and ongoing appetite for premium, lifestyle-focused apartments, we are now undergoing visioning discussions for our next tower at Yarra&rsquo;s Edge. Yarra&rsquo;s Edge is already home to over 3,000 residents and we are continuing to reimagine urban life at Docklands. The future vision includes a proposed new 1,000 square metre retail hub, which will service both the local community and the broader Fishermans Bend and Docklands catchments. Our plan is to continue to enhance the area&rsquo;s liveability, creating and adding to the vibrant community at Yarra&rsquo;s Edge.

EA: Yarra&rsquo;s Edge already has a large dog community and Voyager will be no different.
