A subtropical pair of residential towers are in planning for a key South Brisbane site neighbouring the iconic Expo ’88 Skyneedle, with new documents revealing a vertically layered vision designed to respond to the precinct’s evolving high-density character.

The proposal has been lodged by&nbsp;Darveniza Group, which is also is behind the 400-apartment Station Quarter precinct in Alderley.

Darveniza Group, led by Jane Darveniza, the Brisbane-based investor and Queensland rich-lister and widow of the late property magnate Bojan Darveniza, is seeking approval for a mixed-use project encompassing 204 apartments, ground-level retail, food and drink tenancies, and office space across two architecturally integrated towers at 37–39 Manning Street.

Occupying an 1,822 sqm site, the proposed towers would rise above a sculptural podium base, with a recessed landscaped centre, rooftop communal areas, and a total of 220 car parks and 256 bicycle bays. The apartment mix spans one- to five-bedroom dwellings, with a design emphasis on generous balconies, cross-ventilation, and climate-responsive materials.

“The development is conceived as two slender twin buildings that meet at a lushly landscaped central recess,” the Finegrain design report states. “The façade is highly articulated with the plan form stepping back and forth to reduce visual bulk and maximise internal occupants’ access to natural light and air”.

A hallmark of the proposal is its integration of greenery, both visually and functionally. Around 77 per cent of the site’s green plot ratio is delivered through vertical planting spines, a green podium wall, and rooftop amenity. Ground-level deep planting and landscaped communal zones aim to create a shaded, walkable interface along Manning Street.

“The stepped plan form introduces variation in balcony setbacks and enclosed apartment areas, enriching both the façade expression and the resident experience,” the design team notes. “At ground and podium levels, this stepping also enhances permeability, maximising pedestrian view lines to the neighbouring Skyneedle and reinforcing a strong sense of local identity”.

The site directly adjoins the heritage-listed Skyneedle at 35 Manning Street, an enduring legacy of World Expo ’88. The accompanying heritage impact report by Pendergast Architects contends that the proposal has been carefully conceived to protect the cultural significance and landmark visibility of the structure.

“The design provides setbacks, tower separation and podium articulation to maintain the visibility and landmark role of the adjoining Skyneedle,” the report states. “The significance of the Skyneedle lies principally in its landmark visibility and cultural symbolism, rather than in detailed fabric or architectural setting”.

The proposal sits within the Kurilpa Sustainable Growth Precinct, under Brisbane’s TLPI 02/2023, where revised planning controls support high-density, mixed-use development integrated with subtropical design and increased public realm contributions.

Finegrain’s design reflects this intent, drawing cues from the site's adjacency to Musgrave Park, the subtropical landscape of South Brisbane, and cultural landmarks such as QPAC and South Bank.

A first-of-its-kind culinary precinct is coming to <a href="https://www.apartments.com.au/developments/melrose-park-nsw-2114">Melrose Park</a>, inspired by global street-food flavours and best-in-class restaurants and entertainment.

“We have created two tonal palettes, one with pale honey undertones and another with a soft blush inspired by nectar. Consolidated Properties Group have officially launched their anticipated Toowong development, Monarch Residences.

The $450 million project on the Brisbane River, which is being delivered in conjunction with funding partner Qualitas, will feature 224 apartments across two 15-level towers at 600 Coronation Drive, the last significant riverfront parcel of land in Toowong.

The project includes the restoration of the heritage-listed 150-year-old Middenbury House and will be set among 1.2 hectares of landscaped gardens, incorporating the proposed landing area for the new green pedestrian bridge, connecting Toowong to West End.

Consolidated Properties Group chairman and CEO Don O’Rorke said Monarch Residences would set a new benchmark for apartment living in Brisbane’s inner west on one of the best riverfront sites in the city.

“The launch of the sales display coupled with the imminent start of construction represents a vote of confidence in the Brisbane property market” O’Rorke said.

“Buyers are telling us they haven’t seen anything like Monarch Residences in the market, which is why we’ve had such strong interest so far especially from locals.”

Consolidated Properties Group Head of Residential James MacGinley said part of Monarch’s appeal was its range of floor plans for one, two, three and four-bedroom river homes, apartments and penthouses.

Brisbane’s Lord Mayor Adrian Schrinner officially opened the $3 million sales display earlier this week.

Schrinner said the proposed green bridge would connect Toowong to the West End and make it easier for residents to move around the city.

“This bridge would provide further options to cyclists and pedestrians to travel between Brisbane’s west, south and the CBD and further enhance Brisbane’s world-class Bicentennial Bikeway,” Schrinner said.

“Our collaboration with Consolidated Properties Group is an important example of council and business working together to achieve outcomes to benefit the whole community including much needed housing and infrastructure.

Hutchinson Builders are handling the construction of Monarch Residences. The two towers will be built&nbsp;simultaneously, with construction kicking off in March. They should take around two and a half years to build.

Consolidated Properties Group purchased 600 Coronation Drive for $43.5 million from Sunland in March 2021. The development application was filed in November 2021 and approved in July last year.

Consolidated Properties Group launch Monarch Residences in Toowong

Leading private Brisbane developer, Consolidated Properties Group, in joint venture with the Qualitas Real Estate Opportunity Fund 2, has&nbsp;received approval for Monarch Residences, a $375 million development of the last significant riverfront parcel of land at Toowong in Brisbane.

The&nbsp;development of 600 Coronation Drive will see two 15-level towers built among three acres of riverfront gardens with around 130 metres of direct river frontage.

The development approval allows for a third 15-level tower to be built on the site, however it is expected that this third tower will not proceed to make way for the Toowong to West End Green Bridge in the future.

The two Monarch Residences towers will include 233 apartments that will be launched to market in Spring this year. There will be a mix of&nbsp;one, two, three&nbsp;and four bedroom skyhomes, river villas and penthouses. The Monarch Residences are priced from $550,000 for the one-bedroom apartments through to $8 million-plus for the penthouses.

Monarch Residences have been designed to maximise views across the Brisbane River and the city. AIA Gold Medal award-winning architect John Wardle Architects (JWA) has designed the development with support from local Brisbane architects Cottee Parker Associates.

Consolidated Properties Group Chairman Don O’Rorke said Monarch Residences will become the signature address in Brisbane’s inner west.

“Monarch Residences will set a new standard in apartment living in Toowong with its premium location and unsurpassed quality and style," O'Rorke said.

“Monarch Residences is an outstanding offer and will be unique for the area with its extensive gardens which run to the river’s edge. It will become renowned in the local area, and we look forward to working with Hutchinson Builders to get it started.”

Monarch Residences site is rich in history, with the local community awaiting its development. It will provide a significant uplift for the local Toowong community as the development approval includes an extension of the Bicentennial Bikeway, a riverfront park and the restoration of the Heritage listed Middenbury House. Upon completion, Middenbury House will be accessible to the public for the first time since it was built in 1865. Its refurbishment will include a conversion into a café and restaurant.

Consolidated Properties Group and Qualitas Group purchased 600 Coronation Drive for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Consolidated Properties Group Head of Residential James MacGinley said 85 per cent&nbsp;of those registered so far have been locals.

"Feedback on the apartment design from these locals have reaffirmed the deliberate approach we’ve taken to enlarge living areas and balconies to embrace Queensland living,"&nbsp;MacGinley said.

Consolidated Properties to launch two-tower Toowong apartment development after council sign off

Construction has begun at the $850 million Yeerongpilly Green Riverside Community, the joint venture between Don O&#39;Rorke&#39;s Consolidated Properties Group and CVS Lane Capital Partners.

The first stage&nbsp;will include 83 apartments and 10 luxury terrace homes, as well as the 8850 sqm Woolworths-anchored retail centre.

Already 95 per cent of stage one residences has sold, for a combined total of $77 million in sales, including a $1,395,000 terrace, the highest price paid in the development.

Hutchinson will be building the residential and commercial component, which will also feature a dining precinct, specialty stores, commercial offices and a health precinct - all set to be finished in mid-2023.

Yeero​ngpilly Green Riverside, set to generate 631 full time jobs during this first stage of construction alone, will upon completion include 1200 residences, commercial and retail businesses and close to two hectares of parkland in a masterplanned urban renew​al project just seven kilometres from the Brisbane CBD.

Just a handful of residences remain for sale in Yeerongpilly Green Riverside&rsquo;s first stage, which fronts the Ashley Cooper Riverwalk, dedicated to the late Australian tennis great.

The residences will be built on a 7000 sqm site, across two five-level apartment buildings called Park House and Garden House, with 31 and 52 apartments, alongside 10 three-bedroom luxury homes at Green Terraces.

The retail centre will be anchored by Woolworths and include a dining precinct, specialty stores, commercial offices and health and wellness providers on an 8850sqm site at the heart of Yeeron​gpilly Green Riverside.

Deputy Premier and Minister for State Development Steven Miles said he was pleased to see construction beginning on what will be an exciting urban village for the southside of Brisbane.

The $20 million refurbishment program, which is expected to be complete by July 2019, will include upgrades to the northern and western entry facades, additional signage, full internal and external repainting, new furniture and lighting, new landscaping and improvements to roofing and public amenities.

Wilsonton Shopping Centre is located in Northern Toowoomba and was established in 1996, with the last expansion in 2015 to add a health and services precinct.
Consolidated Properties Group Executive Chairman Don O'Rorke says the strong fundamentals, including the solid trading history of anchor tenants Woolworths and Coles, were key to the acquisition.
The 18,500 sqm Wilsonton Shopping Centre is the latest addition Consolidated Properties Group and CVS Lane Capital Partners retail partnership portfolio.
Mr O'Rorke said, "the portfolio now comprises four shopping centres along the eastern seaboard, with a focus on the non-discretionary retail sector and neighbourhood retail precincts which have the potential for upgrade or expansion."
The Centre services about 44,000 weekly visitors.
Wilsonton Centre currently has around 45 specialty stores and upon completion of the refurbishment program, Wilsonton Shopping Centre is expected to have an end value of approximately $90 million.
In addition to the Wilsonton purchase, the retail partnership has recently commenced construction of new full-line Coles Supermarkets at both the Karalee Shopping Village and Pavilions Palm Beach.
The pipeline also includes a retail and lifestyle centre to be developed within the Yeerongpilly Green master planned community - another joint venture between Consolidated Properties and CVS Lane Capital Partners.
Assets under development within the retail partnership have a completed value approaching $400 million, and is anticipated to grow to $600 million plus over the next two to three years
