S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

They will home 163 apartments, taking design influences from the industrial suburb and featuring intricate brickwork, saw-tooth roofs, light wells and sky bridges.

The private development firm&nbsp;Eranna Development has launched Abbie&#39;s Lane, a new apartment development in Annandale in Sydney&#39;s inner west.

The distinctive five-level building, to be built by Ceerose at 8 McCarthy Lane, will home 42 studio, one, two and three-bedroom apartments.

Abbie&#39;s Lane has been designed by PBD Architects, whose primary target was to create an &#39;outside-in&#39; approach and village feel for residents, achieved by the inclusion of Abbie&#39;s Lawn, a landscaped courtyard that sits in between the built form.

There&#39;s further outdoor green space crowning the building. Abbie&#39;s Rooftop will act as a community hub for residents, and feature&nbsp;barbecue facilities for&nbsp;exclusive resident use. Ground floor retail can also be found at Abbie&rsquo;s Lane &ndash; bringing a sense of vibrancy to the street level.

Birmingham, one of the boutique building&#39;s in Alexandria&#39;s Alex Collective in inner-Sydney, saw stellar sales at its launch at the weekend.

Around 40 per cent of the 46 apartments available sold through Colliers, with sales ranging from $770,000 to $2.1 million.

Owner-occupiers were the keenest of buyers, Colliers director of residential Daniel McMahon says.

<a href="/developers/keco">Keco City Development Group (Keco)</a> has started construction on its $145 million <a href="/buildings/seymours-residences-989-1015-pacific-highway-roseville">Seymours Residences</a> mixed-use project, comprising 112 prestige apartments at the gateway to <a href="/developments/chatswood-nsw-2067">Chatswood</a> and <a href="/developments/roseville-nsw-2069">Roseville</a>, in Sydney&#39;s North Shore.

Architecture firm&nbsp;<a href="/architects/bvn-architecture">BVN</a> has designed the project, in collaboration with&nbsp;Marchese Partners International. The seven storey development features a mix of apartments and five commercial spaces on the ground level.

A selection of lofts, maisonettes and penthouses will be available for sale, with most homes positioned to be north-facing, with properties on upper levels offering expansive views towards the city skyline, Sydney Park and Alexandria&#39;s streetscapes.

Leichhardt’s 'Atelier' completes construction and launches final sales phase

International developer Zone Q Investments has awarded Sydney builder Ceerose a contract to build the $155 million boutique project Aqualuna Residences in Milsons Point.
The 63 apartment building designed by Koichi Takada is expected to be completed in the first quarter of 2020. Demolition has begun and main work is expected to commence later this month.
85 percent of residences have been sold already.

Ceerose to build Aqualuna Residences at Milsons Point

Greaton has appointed Sydney builder Ceerose to build its landmark $260 million Oxford Central project in Epping.
Around 1900 workers will be employed during the two year construction phase.
The Oxford Central project at 30 - 42 Oxford Street will comprise 252 luxurious apartments spread across two 17 storey towers, 292 car spaces and 625 sq m of retail on the ground level.
A two storey heritage building located on the site will also be retained as part of the retail precinct.
Nicho Teng, managing director of Greaton said Oxford Central was Greaton’s first residential development in Sydney.

The Oxford Central site was earmarked due to its strategic location in the epicentre of the state government’s plans to invest millions in re-developing Epping Town Centre and major transport infrastructure in the suburb.
Epping Town Centre and train station are 150 metres from Oxford Central.
Epping has rail, road and bus networks to many major shopping precincts, universities and employment hubs including Macquarie Park, Macquarie Shopping Centre, Macquarie University, Chatswood CBD, St Leonards, North Sydney and the Sydney CBD.
Epping train station will also link with the future North West line to the North Shore and Northern train lines.
Edward Doueihi, the managing director of Ceerose said early works were expected to start in April and completion anticipated for early 2019.
