One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

“The project will now progress toward construction, working alongside our world-class collaborators to bring NALU to life," Grasso said.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. The new vision will build on this legacy, creating luxury residences that capture ocean views while fostering a lifestyle defined by wellness, connection, and ease.&nbsp;

Beyond its residential offering, NALU will deliver significant economic benefits to the Gold Coast through job creation and opportunities for local suppliers and contractors. Construction is anticipated to commence in early 2026, with completion expected in Q3 2028.

Monaco Property Group approved for $500 million NALU apartments on Miami beach

The most elevated residential tower in Palm Beach, <a href="https://www.apartments.com.au/new-apartments/corallo-palm-beach-5-palm-beach-avenue-palm-beach-qld-4221">Corallo</a>, has officially launched this week, however only a handful of buyers will have an opportunity to buy in to the 17-storey project.

The $200 million mixed-use project includes ground floor dining and retail and is considered so valuable its developer, <a href="https://www.apartments.com.au/developers/changfa-group">Changfa Group</a>, will be staging its release of one-, two- and three-bedroom apartments and penthouses to the market.

<a href="https://www.apartments.com.au/project-marketer/colliers">Colliers</a> International, Director, David Higgins, said the development’s location just metres from the beach on the corner of Palm Beach Avenue and the Gold Coast Highway influenced the sculptural design by the acclaimed Plus Architecture studio.

Higgins said Palm Beach remained a hotly contested suburb for home buyers, with prices doubling in the past five years.

“What makes Corallo so appealing to the local market is the diversity of apartment types and pricing, with one-bedroom apartments starting from $841,000 and two-bedroom apartments starting from $1.34 million,” he said.

“The ground floor retail and dining offering will further expand on Palm Beach’s village atmosphere and create a meeting place for locals, and those opportunities for connection are highly valued.”

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

One Collection works hand-in-hand with the respected development and construction firm Masscon, which has built a reputation for leveraging its expertise in the built environment to take on developments others can't. <a href="/developers/arklife">Arklife</a> have lodged a minor change development application this week for a 29 storey, build to rent project at <a href="/new-apartments/cordelia-13-17-cordelia-street-south-brisbane">13-17 Cordelia Street</a> in <a href="/developments/south-brisbane-qld-4101">South Brisbane</a>. Dubbed ‘<a href="/new-apartments/cordelia-13-17-cordelia-street-south-brisbane">Cordelia</a>’, the redesign reflects a similar scale of the previous approval, with the new proposal featuring 265 apartments and over 2,400sqm of communal space, in addition to retail and office uses in the heritage premises on site. 
The redesign comes from local firm <a href="/architects/rothelowman">Rothelowman</a> and features a stunning, six storey sky garden in the centre of the tower, opening up the core to natural light and views. Housing lush subtropical planting, Lat27 have also noted that the skygraden “acts as a series of indoor/outdoor spaces at the mid point of the building that provides residents with a mix of social, relaxation and working environments spread over a number of levels”.

<a href="/developers/alceon" target="_blank">Alceon</a> and development partner Core Property Partners have lodged plans with council for massive overhaul of the Tatts Group site in <a href="/developments/albion-qld-4010">Albion</a> which includes a new 15-storey residential tower, 6-storey commercial tower and refurbishment of the existing brutalist 10-storey commercial building.

Designed by <a href="/architects/cox-architecture">Cox Architecture</a> and <a href="/architects/arkhefield" target="_blank">Arkhefield</a>, the proposal also includes a public plaza connecting the three buildings and almost 5,000 square metres of retail space which includes tenancies for a childcare centre and 1,500sqm supermarket.

As part of the application, the existing brutalist tower which has often been heralded as one of the city’s ugliest buildings, will receive a drastic renewal of the facade whilst the iconic side-cores are refurbished and maintained.

The residential tower features 77 dwellings across its 10 habitable floors, with a double height showroom fronting the corner of Sandgate Road and Gore Street, as well as a double-storey bistro tenancy. The building is capped off by a rooftop garden, pool and barbecue terrace offering city and river views.

<a href="/developers/pikos-group">Pikos Property Group</a> have lodged a minor change DA at Banyan Tree Residences - 8 River Terrace, Kangaroo Point.

The change includes a slight height increase from the previous approval, and 63 x 3 bed apartments across three buildings, rather than two. The new DA, designed by <a href="/architects/arkhefield" target="_blank">Arkhefield</a> also includes a rooftop bar and restaurant, with a glass lift providing views on the way up top. Situated on top of the <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> cliffs, the western-facing apartments and rooftop would certainly offer excellent views of the river and CBD.

The development would also be widely seen due to its highly eminent location, and the new <a href="/architects/arkhefield">Arkhefield</a> design undoubtedly meets the high standard in which the prominent site demands.

<a href="/developments/maroochydore-qld-4558">Maroochydore</a> is set to become the business and employment hub of the <a href="/developments/sunshine-coast-qld" target="_blank">Sunshine Coast</a>, with the bold Maroochydore City Centre Development Scheme beginning early construction recently. The massive priority development area aims to create a new central business district for the Sunshine Coast through a masterplanned, 60 hectare space situated on council owned land and the former Horton Park Golf Club. 
As part of the masterplan Sunshine Coast Council are currently building a stunning new city hall, designed by <a href="/architects/cottee-parker-architects" target="_blank">Cottee Parker Architects</a>, and being built by <a href="/developers/mcnab-developments" target="_blank">McNab</a>. The new council headquarters will feature 10 floors totalling approximately 9,400sqm of GFA, a rooftop recreational area and 156 car parking spaces. The building is also targeting both a 5 star NABERS and Green Star rating as a model of sustainable design. 
Sunshine Coast Council aimed to incorporate natural elements in the building’s form, and take occupation of a landmark building with smart, creative and innovative design principles. It’s clear from the renders that <a href="/architects/cottee-parker-architects" target="_blank">Cottee Parker</a> have done an excellent job in delivering on these requests. 
Council is set to occupy their new city hall building in July 2022.

The application for the exciting project is currently with the State Government for approval, and it would be incredible to see a project like this delivered in South East Queensland. If approved and constructed, the Surf Ranch would undoubtedly be a hot tourist attraction in the region.

The Surf Ranch would anchor a broader development precinct including a 6 star eco-lodge, event and training facilities and much more.

There's a lot happening in Brisbane at the moment, so here's a round-up of the latest construction milestones in the city. 

Tour of The Eminence

Recently, Build Brisbane had the pleasure of touring Pellegrino Group Australia and <a href="/developers/mosaic-property-group">Mosaic Property Group</a>’s stunning new $40m joint venture commercial development ‘<a href="https://www.mosaicproperty.com.au/design/the-eminence/">The Eminence</a>’ in Fortitude Valley thanks to Paul Pellegrino.

Located on McLachlan Street, the six-storey, A-grade building features a gorgeous design from <a href="/architects/oneill-architecture">O'Neill Architecture</a> which embraces Brisbane’s climate by maximising natural light and including leafy balconies and a huge rooftop breakout space.

The addition of the rooftop deck is an excellent, though, ill-included aspect of most commercial developments which hopefully, we see more of in the future. The lush space features meeting rooms and ample space for the tenants to eat lunch, make a call or take in the city views over some well-earned Friday arvo drinks.

The Eminence’s lobby is also a sight in and of itself to behold, featuring magnificent curves, elegant Italian tiles, and a ground floor café. The six-storey development certainly has plenty on offer for its tenants and is a fantastic addition to the Valley.

The building is almost fully leased with only one floor remaining.

In late July, <a href="/developers/mosaic-property-group">Mosaic Property Group announced</a> the construction of their two-tower project ‘<a href="/buildings/the-sinclair-by-mosaic-150-toohey-street-east-brisbane">The Sinclair</a>’ in East Brisbane which will begin next month. The eight-storey towers designed by <a href="/architects/rothelowman">Rothelowman</a> will be joined by a sky bridge and a total of 122 apartments, with an ever-so-important rooftop recreation area capping off the development and making the most of the gorgeous city views.

The site on Wellington Road has sat vacant for some time with Brisbane-based Blue Sky Alternative Investments previously owning the site, which also featured a similar development application.

With The Sinclair reportedly over 75% sold, Mosaic are confident in the <a href="/industry-news/demand-for-brisbane-property-soaring">Brisbane market</a> and have bumped the construction timeline as a result.

Now, this is something different! <a href="https://www.cpltd.com.au/">Cornerstone Properties </a>have lodged massive plans for a 19-floor commercial office tower designed by bureau^proberts at 251 Wickham Street in Fortitude Valley.

The proposed building would top out at roughly 115 metres tall and features full floor glazing with a striking exoskeleton and stepped profile, somewhat reminiscent of Sydney’s <a href="/news/part-approval-for-macquarie-banks-unsolicited-proposal-in-martin-place-irks-city-of-sydney">Deutsche Bank Place</a>. Each office floor features a south-facing balcony looking back towards the city, capped off by a roof terrace.

The<a href="/news/5-of-australias-top-apartment-gardens"> landscape plans</a> come from the team at Lat27, though the building certainly isn’t as lush and green as some of the proposals we’ve seen in recent months. The ground plane does include new greenery (which would be a great addition to this section of the Valley), with an engaging first floor featuring a gym space, infinity-edge pool and end of trip facilities.

If constructed, the building would be the Valley’s tallest building unless Cornerstone gets its previously approved 301 Wickham Street commercial tower underway.

Civil contractor Pensar Infrastructure have been engaged to begin work on the initial stages which will form part of the Ashford Residences project. On completion, Mirvac Residential's new community will feature 124 residences, including 43 freestanding homes and 80 three and four bedroom terrace homes, along with the newly restored heritage Queenslander, 'Murphy's Dairy Residence' and as pictured; The Ashford Club.

The rooftop even features a vegetable garden.

Using an earthy colour palette and incorporating some gorgeous curves, <a href="/buildings/tree-house-111-jane-street-west-end">Tree House</a> is a prime example of Aria’s ability to go well above and beyond Brisbane City Council's Buildings that Breathe guidelines with landscape designers RPS at the helm. The capacity to adequately maintain the intense amount of vegetation at Tree House will likely have some impact and dictate future decision making for Aria’s bold new Urban Forest proposal, which is proposed to contain over a thousand trees.

And what’s an Aria development without a stunning rooftop? Tree House certainly doesn’t buck the trend featuring; a 2 storey rooftop with river and city views, an infinity pool, spa, private dining rooms, BBQ facilities and even a playground for the kids.

The development is on track for completion towards the end of the year.
