On the fringe of Flagstaff Gardens: Aspire Melbourne's prime location

The onset of the pandemic was a tough time for developers across the country.

In Western Australia, development came to a grinding halt.

“There had been little to no increase in the cost to build for about 12 to 13 years before the pandemic,” Gavin Hawkins, Executive Director of <a href="https://www.apartments.com.au/developers/edge-visionary-living">Edge Visionary Living</a>, one of Perth’s premier developers, told Apartments.com.au.

“Everything then went up overnight. Costs escalated, and so did the prices buyers had to pay. Pair the cost increase with the lack of available builders, and any project worth upwards of $100 million had to be paused because it wasn’t feasible to deliver.”

There were also a series of builder insolvencies, while many tier-one firms shifted their focus away from residential towers. “A lot of the large builders had taken on major government contracts for hospitals, schools and transport infrastructure, which offered lower risk and steadier returns. That left very few willing or able to deliver large-scale apartment projects in WA,” Hawkins said.

As a solution-driven business, Edge decided they would bring construction in-house.

“The builder-developer model is a more common model in the eastern states, but it hasn’t really been done in WA before,” Hawkins says. In the middle of 2023, they established Edge Construction, hiring senior staff members from reputable tier-one builders.

“We showed them our pipeline of projects, which de-risked the process somewhat, and now we have a 45-strong construction team working across our six projects currently under construction.”

Bank of America general counsel buys Lani Mauna in Brookfield

The Gallery House development in Brisbane’s Northshore Hamilton reported strong sales in the June quarter with 31 sales.
The results put it top of the pile in a recent Urbis Essentials report, with the nest new development recording 12 sales in the same period.
Gallery House features 319 one, two, three and four bedroom apartments across the 20-level Gallery House One and 19-level Gallery House Two towers.
Construction on both towers at the project is being lead by building contractor Multiplex.

Brisbane development Gallery House reports strong sales quarter

Taking place on level six of the existing car park that forms part of the first phase of the site's development dubbed The Foundry, 405 Bourke Street's launch event offered attendees a glimpse into the heart of the construction site with footing works in full swing.

Rob Shand, the former boss at asset management giant Blue Sky, and wife Anna, have moved closer to Brisbane following the sale of their Pullenvale home.
They've been reported to be the buyers of the <a href="https://www.realestate.com.au/property/209-moons-lane-brookfield-qld-4069" target="_blank">Pullenvale home</a> of Brisbane wholesaler Doug Rylance and wife Chrysanthe.
They paid $2.4 million for the home back in 2009 shortly after it was remodelled.

Construction has begun of Gallery House One, a $140 million tower in the $5 billion Northshore Hamilton riverfront precinct near Brisbane.
The investment by Brookfield Residential Properties' has tipped over $830 million.
Galley House One sales have reached over $100 million, with 80 percent of the 20 level tower sold. 
The tower comprises one, two, three and four bedroom apartments. Remaining apartments in the building start from $419,000, with two penthouses still available starting from $2,295,000.
A residents-only rooftop crowns Gallery House One and is complete with a 20 metre infinity pool, lounge and barbecue area.
The project's second and final tower, known as Gallery House Two (below), comes to the market with $34 million in sales from registered buyers.

Brookfield Residential Properties general manager Lee Butterworth said the success of the project proved that quality, riverfront property was in high demand in Brisbane.

"Turning the sod on Gallery House One is a major milestone - made all the more significant by the fact we have simultaneously successfully launched the second phase of the project, Gallery House Two.
"We have partnered with Multiplex to build these apartments to the highest standard and are looking forward to delivering our buyers their dream home."
Brookfield Residential Properties is the most active developer in the Northshore Hamilton precinct, having already delivered six apartment buildings as part of its neighbouring Portside Wharf retail and residential community.
Butterworth said the company's footprint in Northshore Hamilton would ultimately total $1.3 billion - making up a fifth of the entire $5 billion urban renewal project - the largest of its kind in Queensland.
"Brookfield recognised the potential of the Hamilton riverfront early and moved to control up to six hectares of unused State land that we have transformed from a disused industrial area into a thriving waterfront community," he said.
"Our Portside Wharf development was the catalyst for the rejuvenation of Northshore Hamilton and a transformative project for the entire suburb.
"Gallery House will continue this legacy, ensuring the Hamilton riverfront builds on its reputation of offering some of the best living opportunities in Queensland."

Construction commences on Brookfield's Gallery House

Australian contractor Brookfield Multiplex is dropping Brookfield from its name and rebranding to Multiplex while still remaining a Brookfield company. 
Multiplex is owned by Brookfield Business Partners, the flagship listed entity of Canadian private equity firm Brookfield Asset Management.
The construction company was bought by Brookfield Asset Management for more than $4 billion in 2007.
John Flecker, chief executive officer of Multiplex Australasia, said, “This is a time for us to rebrand and to ensure our own unique construction identity both within the Brookfield group and with our external stakeholders as a global construction business.” 
“Aside from our name and logo changing, it’s business as usual. There are no operational or organisational changes being made.” 
Multiplex was established in 1962, and its projects are worth US$66.2 billion, according to a press release.

Brookfield Multiplex rebrands to Multiplex, no change in ownership

Cbus Property is set to kick off construction on arguably its two most prized Melbourne developments.

447 Collins Street has landed builder Brookfield Multiplex in an early contractor involvement role, with works to begin during September. Usurping 447 Collins Street with an August construction start will be Classic East Melbourne, with the ultra high-end residential development looking to take advantage of strong demand for luxury apartment living.

Prompting 447 Collins Street's move to construction is news that law firm King &amp; Wood Mallesons will anchor the commercial aspect of the development by taking 8,300sqm or 20% of the 49,000sqm of leasable commercial space available.

Meanwhile construction works are to commence next month on Cbus Property's Classic East Melbourne apartment project. The ultra-luxury development valued at $160 million is a joint venture with global property player Brookfield, finally realising plans to develop sites either side of the Pullman Hotel on East Melbourne's Wellington Parade.

Brookfield's entry into the Melbourne apartment market follows on from its acquisition of Thakral Holdings which initiated plans to develop the land holding the best part of a decade ago.

Lovell Chen have devised apartments within the 1882 Mosspenoch building. Originally designed by Charles Webb, the grand home will now be refashioned into six three bedroom apartments of between 167 to 273sqm. Modern additions are by Bates Smart and take the form of a seven level building at 22 Clarendon Street and a fourteen level build dubbed Parade fronting Wellington Parade.

Dwellings within 22 Clarendon Street maintain average internals of over 200sqm whilst Parade with 49 apartments included, is topped with a garden penthouse holding 306sqm of internal living space.

Overall Classic East Melbourne will encompass 67 apartments with project completion set for early 2018.
