Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for Flourish Vivere, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

A signature of the Flourish developments is the communal rooftop. Flourish Vivere will showcase a private resident’s lounge, outdoor dining with barbecues and pizza ovens, heated pool, fully-equipped gym, and a wellness centre with sauna and steam room.

The project is strategically located to offer a walkable lifestyle, with the Strand shopping centre, cafes, restaurants, shops and the beach, all just a short stroll away.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Japandi, an emerging design trend that combines Scandinavian functionality with Japanese rustic minimalism, remains relatively untested in Australia’s residential development market.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Over the past decade almost US$200 billion has been invested globally in mobility technology that promises to improve our ability to get around.
More than US$33 billion was invested last year alone. Another measure of interest in this area is the number of unicorns, which has doubled in the past two years.
A unicorn is a privately held startup company valued at US$1 billion or more. In early 2018 there were 22 travel and mobility unicorns. By last month the number had grown to 44.
The top categories in the mobility area are: ride hailing, with 11 unicorns (25.0%); autonomous vehicles, with ten (22.7%); and micromobility, with three (6.8%). The remaining 20 unicorns are in the travel category (hotels, bookings and so on).
Mobility technology is more than just autonomous vehicles, ride hailing and e-scooters and e-bikes. It also includes: electrification (electric vehicles, charging/batteries); fleet management and connectivity (connectivity, data management, cybersecurity, parking, fleet management); auto commerce (car sharing); transportation logistics (freight, last-mile delivery); and urban air mobility.
Promised solutions, emerging problems
Much of the interest in mobility technology is coming from individuals outside the transport arena. Startups are attracting investors by claiming their technology will solve many of our transport problems.
Micromobility companies believe their e-scooters and e-bikes will solve the “<a href="https://www.propertyobserver.com.au/https://ascelibrary.org/doi/abs/10.1061/9780784413210.007" target="_blank">first-mile last-mile</a>” problem by enabling people to move quickly and easily between their homes or workplaces and a bus or rail station. While this might work in theory, it depends on having <a href="https://theconversation.com/fork-in-the-road-as-danish-and-dutch-style-cycle-routes-spread-19744" target="_blank">safe and segregated bicycle networks</a> and <a href="https://theconversation.com/people-love-the-idea-of-20-minute-neighbourhoods-so-why-isnt-it-top-of-the-agenda-131193" target="_blank">frequent and widely accessible public transport</a> services.
Ride-hailing services might relieve people of the need to own a car. But <a href="https://www.som.com/ideas/publications/som_thinkers_the_future_of_transportation" target="_blank">there is evidence</a> to suggest these services are <a href="https://www.wsj.com/articles/the-ride-hail-utopia-that-got-stuck-in-traffic-11581742802" target="_blank">adding to traffic congestion</a>. That’s because, unlike taxis, more of their time on the road involves travelling without any passengers.
Navigation tools (Google Maps, Apple Maps, Waze) have <a href="https://en.wikipedia.org/wiki/Google_Maps" target="_blank">been around longer</a> than most other mobility technologies and are meant make it easier to find the least-congested route for any given trip. However, <a href="https://people.eecs.berkeley.edu/%7Etheophile/docs/publications/Cabannes_19_ACM.pdf" target="_blank">research</a> suggests these tools might not be working as intended. The <a href="https://www.som.com/ideas/publications/som_thinkers_the_future_of_transportation" target="_blank">backlash</a> against them is growing in some cities because traffic is being directed onto neighbourhood streets rather than arterial roads.
Autonomous vehicles have the goal of reducing injuries and deaths from car crashes. Only a few years ago many bold predictions were being made that these self-driving vehicles would be having positive impacts by now, but this hasn’t happened. The enthusiasm for autonomous vehicles has cooled. <a href="https://www.vtpi.org/avip.pdf" target="_blank">Some now believe</a> we won’t see many of the social benefits for decades.
The final mobility tech area is known as mobility as a service (<a href="https://en.wikipedia.org/wiki/Mobility_as_a_service" target="_blank">MAAS</a>). It’s basically a platform designed to make better use of existing infrastructure and transport modes. MAAS begins with a journey planner that is linked to one-stop payment for a range of mobility services – ride-hailing, e-scooters, e-bikes, taxis, public transport, and so on.
MAAS is the newest entrant in the mobility tech field. It has attracted US$6.8 billion to date, but is expected to grow to <a href="https://www.marketsandmarkets.com/Market-Reports/mobility-as-a-service-market-78519888" target="_blank">over US$100 billion by 2030</a>. This idea is creating great enthusiasm, not only among private entrepreneurs, but also in the public sector. It’s too early to know whether it will improve transportation.
3 trends are driving investment
So, why do venture capitalists <a href="https://www.forbes.com/sites/johnfrazer1/2019/03/11/new-mobility-worth-billions-venture-capital-thinks-so/#198cda2247d8" target="_blank">continue to show so much interest</a> in mobility technology startups despite poor company performance to date? It appears they believe personal mobility will become increasingly important. <a href="https://www.forbes.com/sites/johnfrazer1/2019/03/11/new-mobility-worth-billions-venture-capital-thinks-so/#198cda2247d8" target="_blank">Three trends</a> support this belief.
First, urban dwellers increasingly value the ability to move around easily. It’s thought to be a key ingredient for a liveable city. The problem is public transport is often not very good, particularly in the US and in outer suburbs in Australia.
This is due to historically low funding relative to roads. The prospect of more funding and better public transport services in the future is not good. In part that’s because many <a href="https://www.vox.com/2015/8/10/9118199/public-transportation-subway-buses" target="_blank">view public transport as welfare</a> and not an essential public service. Thus, if cities want to become more liveable and competitive, they must look beyond government-funded public transport for other mobility alternatives.
The second trend is declining vehicle ownership. Since 1986 US sales of car and light trucks per capita have dropped by <a href="https://www.advisorperspectives.com/dshort/updates/2020/02/04/vehicle-sales-per-capita-our-latest-look-at-the-long-term-trendh" target="_blank">almost 30%</a>. In Australia, new car sales <a href="https://www.budgetdirect.com.au/car-insurance/research/australian-car-sales-statistics" target="_blank">remained relatively constant</a> over the past decade, but a <a href="http://www.roymorgan.com/findings/7982-new-vehicle-purchase-intention-march-2019-201905240039" target="_blank">decline since 2017 is expected to continue</a>. These trends are due in part to the cost of owning a vehicle, but also because of a growing view that owning a car may not be necessary.
This brings us to the third trend, which involves demographics and the <a href="https://theconversation.com/delay-in-getting-driving-licences-opens-door-to-more-sustainable-travel-57430" target="_blank">post-millennial desire for access to mobility</a> services <a href="https://theconversation.com/car-ownership-is-likely-to-become-a-thing-of-the-past-and-so-could-public-transport-110550" target="_blank">rather than vehicle ownership</a>.
These trends, combined with expectations of an upward trend in prices of these services, suggests there may be good times ahead for ride-hailing and micromobility companies. It also means venture capital funding for these startups will not be diminishing in the near future.
The future of transport isn’t simple
Transport systems are multifaceted. No one single app or technology will solve the challenges. And, as we are discovering, some of the purported solutions to problems might actually be making the situation worse.
If the goal is to get people out of their cars (for <a href="https://theconversation.com/designing-suburbs-to-cut-car-use-closes-gaps-in-health-and-wealth-83961" target="_blank">better health and quality of life and a better environment</a>), this will require more than a technology. Better infrastructure and public policies (including better integration of land uses and transport to reduce the need for transport) will be required – <a href="https://theconversation.com/three-charts-on-why-congestion-charging-is-fairer-than-you-might-think-124894" target="_blank">congestion pricing</a> being one of those.

Billions are pouring into transportation technology, will it pay off?

Videos showing autonomous or self-driving vehicles weaving in and out of crossroads at speed without colliding suggest this technology will solve traffic problems. You almost never see pedestrians or cyclists in these videos. The reality is that they don’t fit.
The vision of autonomous traffic is either of a large convoy of vehicles just a metre apart moving along road corridors at 100km/h, or of vehicles in an urban setting where their sensors are picking up every pedestrian movement and slowing or stopping. In the first case, the vehicles form an impenetrable barrier to pedestrians or cyclists (who, like on a freeway, will probably be banned). In the second case, pedestrians and cyclists are able to ruin traffic flow and are <a href="https://theconversation.com/nothing-to-fear-how-humans-and-other-intelligent-animals-might-ruin-the-autonomous-vehicle-utopia-114504" target="_blank">likely to just take over streets</a>.
It occurs to me this is a really good thing for our cities. I worried that the vision some had (mostly car makers, I suspect) was of a city completely taken over by self-driving vehicles.
All public transport would be gone as thousands of these vehicles scattered along every street looking for on-demand passengers. Historic centres and tram corridors would be ruined and we would no longer be able to appreciate their walkable character.
However, we may instead be able to take the best features of autonomous mobility technology to create cities that are more productive, liveable, inclusive and sustainable.
How would we do this?
The first thing is to realise that for 20-30 years cities around the world have been <a href="https://islandpress.org/books/end-automobile-dependence" target="_blank">getting rid of cars in their centres</a> and subcentres, drawing on the ideas of urban designers like <a href="https://islandpress.org/books/cities-people" target="_blank">Jan Gehl</a>. This trend includes Australian cities. These centres are where the knowledge economy workers who drive innovation want to live and work.
Cities are not going to easily give up their cherished walkability to thousands of self-driving vehicles. Cities mostly are planning more walkable centres with even more public transport and fewer cars; they are unlikely to yield to autonomous vehicle ideology.
It’s more likely cities will ban self-driving vehicles from these centres, with just one small entry and exit point to enable vehicle access. Cities will not want to kill off the economic and social golden goose of walkable centres, let alone abandon climate change plans to reduce car use.
The second thing is that these active walkable centres are being heavily supported by quality public transport. Fortunately, autonomous technology is also being applied to transit services such as the <a href="https://theconversation.com/why-trackless-trams-are-ready-to-replace-light-rail-103690" target="_blank">trackless tram</a>. These are guided but not driverless, like <a href="https://urbantransportnews.com/worlds-fastest-high-speed-driverless-bullet-train-starts-service-in-china/" target="_blank">high-speed rail</a> and <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-05-31/driverless-trains-embraced-around-the-globe-what-could-go-wrong/11155858" target="_blank">metros</a>, as they need drivers at times.
Not only could autonomous technology improve transit services, it could also take over some major road corridors that are failing at peak times. This could create an alternative rapid transit route <a href="https://theconversation.com/going-down-the-same-old-road-driverless-cars-arent-a-fix-for-our-transport-woes-50912" target="_blank">carrying the equivalent of six to eight lanes of traffic</a>.

The ‘movement and place’ approach
Around the world and in Australia, cities are looking to make roads into combined “<a href="https://www.governmentarchitect.nsw.gov.au/guidance/movement-and-place" target="_blank">movement and place</a>” sites – some places will remain highly walkable and some will be just for movement but special corridors will be for both so they <a href="https://transport.vic.gov.au/our-transport-future/movement-and-place-in-victoria" target="_blank">keep people and goods moving and are places for people to live, work and enjoy</a>. This approach gives priority to fast public transport using light rail or trackless trams combined with higher-density development around their stations.
The big issue on such corridors is how to get rid of cars so mass transit services have a fast, free lane to travel along as well as walkable station precincts to enter. Such a system would be much more efficient in traffic terms, but car users don’t easily give up their right to space.
However, the inherent problem with self-driving vehicles is that they will make a corridor impenetrable and travel through a dense precinct ridiculously slow and unpredictable. The politics will therefore shift towards a fast transit corridor along main roads together with walkable, car-free station precincts.
Self-driving cars can help make the fast corridor work as they are ideal for bringing on-demand passengers to the precincts where people can access local services and transfer to the fast transit line. This integrated service enables the best of both mobility solutions: fast and effective access, without destroying either the corridor or centres, and an on-demand local service as shown below.

Each centre will have micro-mobility options feeding into the transit system and the station precinct services. These options will provide “first mile-last mile” connectivity on demand. They include walking, electric bikes, scooters, skateboards and autonomous shuttles or cars that travel to and from the centre along a specific isolated route.
Certain main roads would have to be declared as clearways for autonomous electric transit, with a set of stations serving high-density centres for urban regeneration. Autonomous vehicles could reign supreme out in the suburbs that were built around the car, but would not interfere with existing or new transit corridors as well as the historic and new centres where pedestrians would reign supreme. Such is the vision of the City of Liverpool for a <a href="https://www.liverpool.nsw.gov.au/development/major-projects/fifteenth-avenue-smart-transit-fast-corridor" target="_blank">trackless tram route to Western Sydney Airport</a>.
This vision is not anti-autonomous vehicles. It is enabling innovations to serve us rather than being our master. We cannot simply give up our cities to cars just when we are learning to overcome such dependence.
To make the most of autonomous vehicles’ advantages and avoid the disadvantages, we must choose to shape our cities. Autonomous transit services with feed-in autonomous cars and micro-mobility can achieve the walkability and civility we need for a good city in the future.

Driverless vehicles and pedestrians don’t mix. So how do we re-arrange our cities?

Justin and Joshua cite developments such as The Commons and Nightingale projects in Brunswick and Central Park in Sydney, which have not only embraced car sharing as an alternative to private vehicle ownership but also assisted with The Commons and Nightingale in particular waiving the car parking rate required by the planning scheme and in doing so removed the need for costly basements.
