S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Japandi, an emerging design trend that combines Scandinavian functionality with Japanese rustic minimalism, remains relatively untested in Australia’s residential development market.

As developers look to differentiate their projects and offer something distinct to buyers, Brisbane-based developer Lantona has embraced the hybrid style for its recently launched Toowong apartment project, <a href="https://www.apartments.com.au/new-apartments/koya-residences-6-josling-street-toowong-qld-4066">Koya Residences</a>, with early response to the design proving positive.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. The approach blends Japanese minimalism with Scandinavian functionality, emphasising warm, restrained interiors, natural materials and clean lines. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Koya reflects a deliberately scaled approach, with the five-storey form designed to align with the surrounding residential streetscape rather than dominate it.

Lantona said the location was central to the project’s conception, pointing to Toowong’s balance of green space, transport access and proximity to major education institutions.

In a market where many buyers remain cautious about apartment quality, initiatives like this are designed to restore confidence, giving purchasers greater certainty and a stronger sense of security in their investment.

Equitifund has since acquired the remaining apartments and is managing their reintroduction to the market. With the works finalised and a significant financial reserve in place, the project now presents with a markedly different risk profile compared to its initial release.

Beyond the added security, the development is positioned in one of Castle Hill’s more established pockets. The Gay Street address places it within close proximity to Castle Towers, one of the country’s largest retail centres, as well as Castle Hill Metro Station, which now connects directly to the broader Sydney Metro network.

Equitifund National Sales Director Ben Hamblett said buyer demand in the area continues to be driven by access to transport and amenity.

A long-awaited transformation of a former industrial site in Holroyd has been given the green light, with the NSW Government approving the $1.2 billion Crescent Parklands masterplan that will deliver more than 1,200 new homes just south of Parramatta.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Buildings 1 to 4 will rise from a shared podium with shop-top housing, while Buildings 5 to 7 are positioned closer to the northern park interface as residential flat buildings. The built form has been carefully modulated to balance density with amenity, with the design resolving building separation, solar access, and wind impacts at a precinct scale.

A significant focus of the design is the activation of Crescent Street and the integration of public domain. The submission notes that “individual townhouses [were] removed for community based functions to Crescent Street to increase activation and surveillance,” reinforcing a more urban and publicly engaged street edge. Retail, commercial tenancies, and resident amenity spaces are concentrated along this frontage and within the podium to support day-to-day activity.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

Buildings within the western precinct are oriented toward the park, shaping a residential offering defined by proximity to open space. The design describes this approach as creating apartments “immersed in nature with apartments facing the park,” positioning the landscape as a central organising element of the masterplan.

The broader architectural response addresses both infrastructure and context, with taller elements capturing long-range views toward Parramatta while setbacks and separation distances mitigate impacts on surrounding residential areas. Sustainability initiatives, including solar optimisation, cross-ventilation, and integrated landscape systems, are embedded across the scheme.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

In the spirit of Nightingale Housing’s mission, all designs have a strong focus on community, sustainability and quality of build. To meet demand fuelled by population growth, Nightingale Village has opted for minimal parking spaces to allow for more living areas, and instead incorporated a Car Share facility and ample bike storage. Like other Nightingale projects, the village will be carbon neutral and 100% fossil fuel free.

Located on the corner at 11 West Street (adjacent to the Upfield cycleway), Nightingale WOW brings a sense of vibrancy and colour to its Brunswick site. With an aim to promote communal living, the design offers shared laundry facilities, gardens and social spaces all of which can be found on the rooftop for optimum privacy. The design consists of four vertical towers with space in between to promote natural light and airflow throughout the complex. CRT+YRD is a sturdy design to be constructed of concrete, breeze bocks and brickwork which will give the building an organic feel, fitting into the urban neighbourhood effortlessly. A central courtyard will act as a free-flowing light source for the surrounding apartments, and will feature lush planting, seating areas and communal walkways. Kennedy Nolan’s Nightingale Building is situated at 9 Duckett Street, and has been designed to appear as two separate buildings to reduce the visual bulk. Tones of pink and red give the design a point of difference, and the use of red steel framing and oxide colouring make the build practical and low maintenance. On the rooftop you’ll discover two outdoor zones - the ‘Sky Garden’ which is designed for leisure and relaxation, and the ‘Working Yard’ which features a communal laundry, outdoor dining and more. <a href="/news/nightingale-village-episode-iv-kennedy-nolan">Read more</a>.

The striking arch motif of Skye House reflects the Mediterranean style housing of the area and was inspired by the iconic Ricardo Bofill’s ‘The Factory’. The apartments are constructed using up-cycled materials with a design focus of celebrating the beauty of unique imperfections. Nightingale Coup will be located on the Southern side of Nightingale Village at 24-26 Hope Street. The goal for the design was to incorporate familiar design features of the area including tradition roof shingles and chimney line forms, with a modern twist. Brunswick’s iconic warehouses were the inspiration behind the design of Austin Maynard's AMA development. The goal was to increase quality by using modern industrial materials to achieve the look in an innovative, yet economical way. Shared balconies screened with durable chainlink have been used to encourage air to circulate the complex, while providing privacy from the street below. Approval granted for Nightingale Village in Brunswick

The final instalment in Apartments.com.au's Nightingale Village series is Austin Maynard Architects's (AMA) contribution at 8-10 Duckett Street. The seven-storey project represents AMA's second foray into the Nightingale model, having already designed Nightingale 3.0 at 209 Sydney Road. Andrew Maynard is also one of the founding members of the Nightingale Housing Board and one of the original investors in Nightingale Housing. 

AMA's Nightingale was conceived as a seven storey-mass comprising a three-storey streetwall, with an upper level setback of 5 metres, responding to the adjacent massing of its neighbours to ensure a cohesive built from outcome along Duckett Street.  

Characterised be gabled roof forms which draw on the diverse character of the precinct, the upper levels have been designed to appear visually recessive and comprise a combination of dark patterned concrete and  lightweight framework.  This framework supports the balconies which project 2 metres and are enclosed in mesh to provide a sense of lightness and transparency. This is achieved through the application of full height chain-link or metal mesh with 100-120 mm apertures.

Whilst the low quality warehouses on Duckett street have no heritage significance, we are keen to reuse the existing bricks to create an architecture that shares the DNA of Brunswick’s existing warehouse fabric. The design of the streetwall takes references from the small to medium scale industrial streetscape in the surrounding area. 

8-10 Duckett reflects the design principles in these warehouses, from the consideration of robust, economical materials to functional forms. Instead of replicating the style and materiality of bricks, 
modern industrial materials, for example, webforge, are used to compose the new facades, in order to reduce the visual weight of the building mass from the street with economical considerations.

The new streetwall is broken into four vertical volumes, mimicking the existing rhythm and fabric of the warehouse constructed in the surrounding area.

The streetwall represents a departure from some of the other Nightingale Village buildings with the three-storey volume presenting a semi-transparent interface to the street, albeit with an element of privacy achieved through the adoption of a visually dense webforge mesh. Despite its density the mesh still allows light to permeate through, while conforming to planning regulations.

Light wells have been inserted to respond adjacent buildings, The Dux and Clare Cousins Architects' 12 Duckett Street  and further assist in reducing the visual bulk of the building. These also provide apartments with a secondary outlook, complementing the primary outlook directed to either the mews to the north or Duckett Street to the south.

The ground floor accommodates apartments to the north and two retail tenancies to the south along Duckett Street, serviced by entry breezeways which also serve the dual function of not only providing resident access but also bicycle and resident storage in addition to a BBQ area. Two landscaped pocket gardens sit within the footprints of the light wells either side of the lift lobby. 

A native Brittle Gum on the northern boundary has been identified as being in excellent condition by the project Arborist, with the project team taking the necessary measures to ensure the retention of the tree through demolition, construction and occupation, with only minor pruning required to facilitate the development of the building. 

A series of decks which bridge the two volumes above the ground floor, adjacent to the lift, also provide a communal dwell space for residents. In keeping with the Nightingale model of activated roofscapes, AMA have located a series of bleachers for relaxation to the south in addition to a communal laundry and clothesline, communal dinning, BBQ facilities and veggie patch.

Nightingale Village - Episode VII - Austin Maynard Architects

With residents moving into the recently completed <a href="/news/approval-granted-for-nightingale-village-in-brunswick">Nightingale</a> designed by <a href="/architects/breathe-architecture">Breathe Architecture</a> - who first championed the concept of ethical community-driven projects via the award-winning The Commons - and with Nightingale's 2, 3 &amp; Nightingale Brunswick East all hot on its heels, the attention now turns to Nightingale Village. 

Nightingale is based on the principles of the German baugruppen model which provides an alternative approach to how apartments are built and delivered in cities.  

Baugruppen which is German for “building group”, removes developers from the equation with a group of like-minded purchasers, instead coming together to collectively fund their own apartment projects, supported by architects.  

Without profit as the main driver, the focus instead shifts to delivering quality, sustainable, liveable and shared community facilities.

Image: Peter Clarke</figcaption></figure>Nightingale Village will comprise seven buildings located on Duckett Street, <a href="/new-apartments/brunswick-vic-3056">Brunswick</a> after a collective of architects bought up the entire street in Melbourne’s inner north, not far from The Commons and Nightingale 1.

The first images of three of the buildings have begun to emerge with the Avengers-like ensemble of architects revealing the designs via their Instagram accounts as they are lodged for town planning.

Meanwhile, construction is progressing at Nightingale 2.0 in <a href="/new-apartments/fairfield-vic-3078">Fairfield</a> with builder <a href="/builders/atelier-projects">Atelier Projects</a> at the helm. Already the lift and stair core has been erected and ground floor slab poured.

Located at <a href="/buildings/nightingale-2-0-30-railway-place-fairfield">72A Station Street</a> adjacent to Fairfield Railway Station, Six Degrees' design for Nightingale 2.0 takes advantage of its island site, maximising light and cross-ventilation through the building.
