S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

When people hear Sydney’s inner west, they think of the cafe culture of Newtown and Leichhardt, the brewing mecca of Marrickville, and to a lesser extent, the beautiful Balmain peninsula.

But the tightly-knit suburb of Ashbury, just past Dulwich Hill and south of Ashfield, offers an untouched leafy oasis for prospective purchasers who want the connectivity of inner-west living, while being surrounded by tree-lined streets and abundant parklands.&nbsp;&nbsp;

The majority of Ashbury is designated as a heritage conservation area, and is dominated by post-war brick bungalows, which has meant there’s been little to no opportunity to buy into the quaint suburb that is called home by only 3,000 or so people. Sydney developer Coronation Property has recently secured development approval for its owner-occupier focused development, Ashbury Terraces, which has been designed to be in keeping with Ashbury’s existing heritage topography.

The combination of the project’s rarity as the only townhouse development in the suburb, the suburbs convenient locations just 10km from the Sydney CBD, and Coronation Property’s reputable track record, has seen buyer enquiry since it launched earlier this year buck the trend of the dampening property market sentiment.&nbsp;

Coronation Property Project Director Con Athanassiou says Ashbury is a unique inner west suburb.

"It has a very quaint village like feel, yet its also close to suburbs like Marrickville, Petersham and in about 25 minutes you'll be in the centre of Sydney,"&nbsp;Athanassiou says.&nbsp;

"The community is made up of people who have been living here for 30, 40 , even 50 years, so there's a stability in an area where properties don't change hands.

"New parents will be able to see their children grow up in the local parklands and streets just as I did when I grew up here."

Local inner west residents have dominated enquiry so far. Buyers are seeing value in the larger terrace style homes with communal amenity and oversized backyards – a unique feature to Sydney developments.

The location of Ashbury Terraces has been a major drawcard, set opposite W H Wagener Oval and just a few hundred metres to Peace Park. There are just 59 terraces on offer in the sought-after development, which has already been a hit with locals.

The small inner-west suburb attracting attention

Prominent Australian developer and builders, Coronation Property has announced its continued expansion into Sydney&rsquo;s inner-city ring with the acquisition of a $200 million mixed-use development site in Chatswood.

Located at 57-61 Archer Street, the site sits in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase. It&#39;s also just&nbsp;a 10-minute walk to Chatswood Station.

Coronation Property will utilise the connected site to deliver a mixed-use precinct with around 2,000 sqm of retail space and 130 residential dwellings.

Head of Urban Transformations at Coronation Property, Aras Labutis said the acquisition represents an important milestone for the company as they continue to focus on mixed-use sites around Sydney.

Over the last five years, the Council has been in talks with the Chatswood community, developing a strategy to grow the town centre as a major employment hub and a vibrant residential precinct.

Coronation Property&rsquo;s project will tie into the overarching vision to enhance Chatswood&rsquo;s evolving growth strategy, with the group intending to work closely with both the State and Willoughby Council throughout the citywide rezoning process.

The Chatswood project further solidifies the group&rsquo;s already robust development pipeline, which currently has over $5.2 billion in major mixed-use projects, including the underway 8 Phillip Street in Paramatta development, Charlie Parker in Harris Park, Mason &amp; Main in Merrylands, Ashbury Terraces in Ashbury and Moore Point in Liverpool.

Construction for the Chatswood site is set to commence in 12 to 18 months, pending development approval.
