When Antoinette Chan and her architect husband, Peter began casually searching for an investment property, they weren’t expecting it to evolve into a life-changing family decision.

Prominent Sydney developer ALAND expanded on the plans after acquiring the 5656 sqm site at 108 Donnison Street in June.

Named after Archibald Acheson, the second Earl of Gosford, the two-tower development will be home to 323 residential apartments, 130 hotel rooms, multiple food and beverage tenants, plus a whole floor 960sqm sky bar.

Prominent Sydney developer ALAND is set to transform the abandoned Brands on Sales outlet in Campbelltown into a $400 million mixed-use development.

They've further enhanced the proposal which was submitted to council earlier this year, with the project now set to feature a shared environment for the wider community.

There will be a&nbsp;community building, public open space, playground, and curated gardens, totalling over 4,000 sqm of publicly accessible. The development will also comprise residential apartments, an 'eat street', and several retail and commercial spaces across the two hectare 22-32 Queen Street site

“Campbelltown is a fantastic suburb and this new chapter will bring with it an exciting neighbourhood space for not only the new residents of our upcoming development, but for generations to enjoy in years to come” said ALAND’s Head of Development Ryan Lane.

"Until now the site has been a wasted opportunity in a great location and we’re proud to be able to repurpose the space for the wider community."

Earlier concepts of the development have been scaled back to increase the useable communal footprint, which is a direct result of conversations with Council. Lane said Council and community feedback has been critical in shaping how the project could meet both future housing demand while simultaneously improving liveability for the greater Campbelltown population.

The proposed open green space will include multiple play areas for children of all ages including interactive water, sand and nature play, climbing equipment, a native meadow and level lawns. There will also be a bicycle loop path and community amphitheatre seating with a stage area.

ALAND’s Senior Development Manager Andrew Stacey said&nbsp;such an exceptional address deserves a superior meeting place for the community.

"That’s what we’re striving to create," Stacey added.

"To get the fit just right ALAND has been in ongoing consultation with Council and the community to ensure this plan will deliver the best outcome for all.

“Our research has taught us that Campbelltown’s local businesses and residents want an authentic community hub with a true village feel and that’s what we plan to deliver."

ALAND has already submitted plans to Council for the residential and retail component on the site. The masterplan will include 558 apartments throughout five buildings and an ‘Eat Street’ style dining precinct with over 9000 sqm of commercial and retail space, including a childcare, all within walking distance of the local train station and other key Campbelltown amenities including Macarthur Square.

To ensure the local character at the rear of the site is maintained and celebrated, all mature legacy trees around the community building and public play area will be retained as well as the view corridor to the neighbouring heritage buildings.

Planned at the heart of the shared community area will be a colourful fringe lily public art piece, visible from Queen Street and illuminated at night in celebration of 200 years of Campbelltown. The DA is also proposing a two-level (ground and basement to preserve the low impact landscape) community centre, which will house an auditorium, kiosk, lift and several multi-purpose spaces. 
 
Campbelltown City Council Mayor George Greiss praised ALAND’s design and its contribution to a revitalised Campbelltown City Centre.

“It’s great to see this development application has given consideration to our city centre master plan to achieve a people-focused place that’s innovative and connected to plenty of open space," Greiss said.

“Through considered design in prime locations such as this, we can realise our vision for a good life here in Campbelltown where our communities are inclusive, diverse and friendly."

Busy Sydney developers, ALAND, has secured&nbsp;one of Gosford&rsquo;s most sought-after mixed-use sites, which sold with development approval for two towers.

The 5656 sqm site at 108-118 Mann Street originally launched to the market at The Archibald in 2019, with development approval for a dual tower build comprising 289 apartments, along with a ground floor pub, level 28 sky bar, 167 hotel suites and a range of hotel amenity including an infinity pool, gym and conference hall.

The Gosford property is one of the CBD&#39;s last remaining consolidated sites, with street frontages to Mann, Donnison and Baker Streets.

Located close to Gosford&rsquo;s waterfront, the site is also&nbsp;well-connected to key amenities like the Gosford Train Station, Gosford TAFE and the Central Coast Stadium.

The site was demolished in preparation for construction, with the site placed on the market earlier this year.

Tadrosse said his team will now review the project but expects work to begin quickly.

&ldquo;We have an opportunity to make a significant contribution to the city, and we&rsquo;re excited to get this project underway,&rdquo; he added.

ALAND secures development approved Gosford site

The leading western Sydney developer ALAND is set to deliver an $800 million masterplanned&nbsp;precinct in Merrylands, in Sydney&rsquo;s west.

ALAND&nbsp;has purchased the project &ndash; formerly known as The Opera &ndash; for $75m. It was one of eight development sites up for sale when a receiver was appointed to some parts of the Dyldam Group in January.

The first Stage of the 2.5 hectare&nbsp;development site at 224-240 Pitt Street is currently being rebranded and is scheduled to be released by&nbsp;ALAND&nbsp;in early 2022.

Ryan Lane, ALAND&#39;s&nbsp;Head of Development, described the site&nbsp;as a fantastic acquisition.

&ldquo;In terms of location, you couldn&rsquo;t find better with the site being within strolling distance to a major retail hub and train station, as well as being moments to the beautiful Holroyd Gardens with playgrounds, bike tracks and picnic areas and only a few minutes&rsquo; drive to Parramatta&rsquo;s CBD,&rdquo; Lane said.

The precinct will deliver around 1200 residential apartments set across multiple buildings with a rooftop pool and gardens. The project was unveiled by the Dyldam Group in 2018 but only minor earthworks have been undertaken on the site to date.&nbsp;

The first stage already has approval for 365 apartments set across three buildings and will include approximately 2600 sqm of retail and commercial space, plus basement car park.&nbsp; It will comprise 17 studios, 98 one-bedroom apartments, 219&nbsp;two-bedders,&nbsp;and 31&nbsp;three-bedroom units.

The first stage will include a ground floor central communal space plus two rooftop areas with pool, terrace, barbecue with picnic/seating area. &nbsp;It will be surrounded by generous planting including a communal vegetable and herb garden.

ALAND are expected to appeal to a range of buyers including families.

ALAND bolster 2022 pipeline with $800 million Merrylands precinct

Pent up demand in Sydney has been released at Paramount on Parkes in Parramatta, one of the first apartment buildings to launch sales since Sydney came out of its prolonged lockdown.

The launch of sales at Paramount on Parkes, the 39-level tower&nbsp;to be developed by the well respected and local developer ALAND, saw 25 sales secured over the weekend, with a further 60 appointment scheduled.

ALAND released the first 135 apartments of the 294-apartment tower, designed by Sketch Design Group and Stanisic Architects, which were&nbsp;a hit with investors and owner-occupiers.

They were drawn to Paramount's prime location on the fringe of Parramatta, a stones throw from Parramatta train station&nbsp;and minutes from riverside parks, shopping precincts and a number of fine dining restaurants, bars, and cafes.

The spacious floorplans were also a tick for buyers, as well as the state of the art amenities which will include a resort-style pool on the podium level, a 300 sqm rooftop terrace with barbecue area, lush landscaped gardens with local Western Sydney flora, and resident-only children’s play areas.

Buyers so far have been predominantly young couples&nbsp;and young families in their early and mid 30's, moving to the area from within a 10 kilometre radius of Parramatta.

The first stage will see 10 one-bedroom apartments up for grabs&nbsp;from $573,000,&nbsp;115&nbsp;two-bedroom apartments starting at&nbsp;$767,000, and 10&nbsp;three-bedroom apartments starting at&nbsp;$1.083 million.

ALAND Sales Director, Mark Bernberg, said purchasers are keen to see new supply become available that also represents great value for money.

Paramount on Parkes, the latest apartment tower to hit the market in Parramatta, has been&nbsp;strategically located to take advantage of Sydney's second CBD, but on the fringe of the continually expanding area to give it a sense of freedom from the busy city streets.
