The family-run M3 Group is continuing its pursuit of developing architecturally striking and affordable new townhouses in Melbourne's north-eastern suburbs.

Having successfully completed a trio of boutique townhouse developments in Reservoir, M3 Group, which was founded three decades ago by the Mancuso family who still run the business today, has launched its next townhouse installment in nearby Preston.

The four townhouses, 23 Sussex Street, on the Preston Thornbury border, are designed with a distinctive gable roof, arched forms, curved brickwork, and timber entry doors that contribute to the unique character of the residences.

Each townhouse will include four bedrooms, a landscaped courtyard, and either a double garage or two car spaces, catering to the needs of families.

 

The open-plan living, kitchen, and dining areas are designed to maximise space, leading out to the courtyard.

The upper level of each townhouse provides flexibility, with a fourth bedroom that can be converted into a rumpus room or a large study.

Sustainability is also a key focus of the development, with the townhouses aiming for a 6-star energy rating. Double-glazed windows are included to enhance insulation, improve energy efficiency, and reduce noise. 

Located just off Dundas Street and near the Preston Activity Area, 23 Sussex Street offers convenient access to local amenities.

M3 Group’s in-house construction team, which completed the Reservoir townhouses in just eight months, is set to begin construction soon.

The launch of 23 Sussex Street follows the successful sell-out of their townhouse project at 158 Purinuan Road in Reservoir, where all residences were purchased by owner-occupiers before completion. 

 

They only have one townhouse left in each of 48 Dundee Street and 69 Hickford Street, both also in Reservoir.
