First look: SEYAH to launch Cavella in emerging Sunrise Boulevard, Surfers Paradise pocket following density rethink
Builder-developer SEYAH has reworked plans for its debut Gold Coast apartment project, Cavella.
Led by brothers Liam and Michael Hayes, who have delivered apartments for the likes of McNab and Mirvac, SEYAH will now bring 18 residences to Sunset Boulevard, an underdeveloped pocket of Surfers Paradise just minutes from the centre.
The revised scheme reduces the apartment count from 30 to 18, introducing larger two- and three-bedroom layouts. The 12-level tower, down from 17 levels previously proposed, will also feature five full-floor residences.
The project, dubbed Cavella, a name derived from the grace of Italian artistry, has been designed by BDA and draws inspiration from the flowing forms of classical architecture and the refined ease of la dolce vita, expressed through softened curves and a sculptural silhouette.
SEYAH has also shifted the resident amenity, activating the ground-level and connecting the facilities level to the canal. There will be a pool, gym, barbecue areas, fire pit, and both hot and cold plunge pools, and a sauna, while residents will also have direct access to a new pontoon and the use of a storage and parcel room.
On the site acquisition, Liam Hayes says Sunset Boulevard is surprisingly an underdeveloped pocket of Surfers Paradise.
"It has all the hallmarks of what makes a great development," Hayes says.
"It sits on the water, offers unobstructed views from every apartment to the Gold Coast skyline, and is a short walk into Surfers and Broadbeach."
SEYAH, which is both developing and building the project, has slated a Q4 2025 pre-sales launch through SRQ Projects Director Nicholas Clydsdale. They are anticipating to start construction in Q1 2026 and complete around Q4 2027.
The move into residential apartments was a natural progression for the business, Hayes says. The builder-developer will look at exploring more opportunities at the start of 2026.
