First look: Broadbeach boom continues as Sydney developer plots 36-level tower

Broadbeach’s extraordinary development cycle is showing little sign of slowing, with another Sydney developer seeking to add a new apartment tower to the suburb’s increasingly crowded pipeline.
Sydney-based developer-builder Constantinos Charalambous has filed plans for a 36-level residential tower at 11-13 Jubilee Avenue, a 1,223 sqm site with two low-rise blocks tucked between the Gold Coast Highway and Surf Parade in the northern end of Broadbeach.
They had DBI design the slender tower which will comprise 109 apartments.

The tower was "envisioned to offer residents a lifestyle where wellness, richness, and quiet luxury are built into daily life," according to the Architectural Design Intent Statement.
They say the apartment planning, a split of 52 two-bed and 52 three-bed apartments, and four four-bedroom skyhomes, delivers "genuine flexibility and everyday practicality, prioritising natural light, cross-ventilation, and efficient use of space."
A significant component of the proposal is dedicated to resident amenity.
Level five will accommodate the main recreation level, with a resort-style swimming pool and spa, poolside lounge areas, outdoor dining, residents' lounge, yoga lawn, barbecue facilities, gym, sauna, steam room and wellness facilities.
The landscape plans indicate more than 500 sqm of communal recreation and lifestyle space across the podium, with much of the recreation area oriented north and west to capture winter sun.
Parking for 154 vehicles is shown in the development plans across two basement and three podium parking levels, with the schedule identifying 141 resident spaces and 13 visitor spaces.
The proposal represents the latest vote of confidence in Broadbeach, which is currently seeing one of the largest waves of new apartment development anywhere on the Gold Coast.
Just this week UAE development giant Arada revealed its plans for the $2 billion One Broadbeach, a 952-apartment twin-tower project opposite the Gold Coast Convention and Exhibition Centre. The towers will rise 61 and 56 levels.
The likes of Raptis and Morris Property Group have long bet on Broadbeach. They have both been active in the suburb for decades.
Raptis recently completed The Sterling, 90 apartments on George Avenue, and has another project coming to market on the corner of Surf Parade and First Avenue, while Morris is currently delivering Crest, two towers with 339 apartments on Armrick Avenue. They have also just launched to market Lido, 212 apartments on Britannia Avenue.
