The penthouse in Melbourne&rsquo;s tallest residential building, Australia 108, has been listed for sale.

It comes with a $30.988 million asking price, which would set the record for the most expensive apartment sale in Melbourne.

It sold off the plan for $25 million in 2015, which was then a national apartment price record.

The four-bedroom residence, known as 10001/70 Southbank Boulevard, has yet to see the settlement details formally lodged with the title still in the name of the developer, WCL-Southbank Pty Ltd.

The developer refinanced 20 apartment lots with United Overseas Bank in May, having previously had financing from Gresham Property Investments.

Designed by Fender Katsalidis Architects, the penthouse has 800 sqm of space along with a 5 car garage.

It has been listed by a China-based businessman, priced at less than $40,000 per square metre. Monika Tu at Black Diamondz is marketing the apartment.

It has 2500 unit entitlements amid the total 91625 unit entitlements of the highrise complex.

Melbourne&#39;s priciest apartment sale was secured off the plan in early 2019 when publishing entreprenuer Antony Catalano purchased a 650-square-metre penthouse in developer Tim Gurner&#39;s St Moritz Melbourne project for a price of about $30 million.

The two-level apartment will sit atop the eight-level Pacific Grand building, with some 650 square metres internal space and 150 square metres of terraces.

There had been $45 million hopes for the 1001 square-metre penthouse atop the 14-level residential complex The Muse, on St Kilda Road, but it is being retained by the developer.

Any apartment sale at that level would set the record in Melbourne.
