New Zealand property developer&nbsp;Nigel McKenna is set to develop a small collection of luxury apartments in Burleigh Heads.&nbsp;

McKenna, whose projects include&nbsp;the Sofitel in Auckland, the Hilton in Queenstown and the InterContinental in Fiji, has lodged plans for just four&nbsp;apartments at 10 Ikkina Road,&nbsp;in a sought-after&nbsp;pocket near&nbsp;Koala Park, tucked away behind the Burleigh Heads National Park and Tallebudgera Creek.

The Australian-based&nbsp;designmilkstudio has been commissioned to design the apartments to embrace the best of coastal living.

The group, which also has offices in Singapore and Malaysia, &nbsp;is spearheaded by its founding director, Christine McKenna-Farr, who&rsquo;s career spans over 25 years in the industry, working at some of the world&rsquo;s top tier firms&nbsp;including DWP and Woods Bagot.

Set to provide Koala Park with a new, quality-design apartment complex, McKenna-Farr said the project will offer apartments that align with the surrounding location and wellness lifestyle. &nbsp;

&ldquo;Ikkina Road offers the authenticity of coastal living, with this new development offering contemporary design with an artist edge,&quot; McKenna-Farr noted in the planning documentation.

Designed across three-levels, each floor will be divided from east to west, generating a linear plan, maximising cross flow ventilation and natural light into each of the apartments.

Generously-sized master bedrooms feature ensuites and an adjoining nine sqm balcony, with the second-bedroom attached to an additional bathroom, while a dedicated home office spaces, round out the rest of the closed-off spaces.

Following an open-plan layout, an alfresco living space connects directly to the living and kitchen areas, with floor-to-ceiling sliding doors seamlessly blending the outdoors with the in.

&ldquo;Linear circulation allows a generous entry space and a &lsquo;gallery&rsquo; for hanging art, with the alfresco dining areas embracing the morning sun , and indirectly illuminating the living and open plan kitchen areas,&rdquo; McKenna-Farr added.

Each apartment will also benefit from an exclusive Sky Garden, with the expansive space adding an additional area to each apartment on the rooftop.

Each of the gardens will be emblazoned with lush greenery, in addition to barbecue facilities, seating and lounges, a shaded pergola area, and an outdoor shower, with views towards the Burleigh skyline and the surrounding parks and Tallebudgera Creek.

Designed as vertical &lsquo;Art Garden&rsquo;, a centrally located staircase will provide access to each apartment, in addition to a commissioned art mural on the north-eastern wall.

The exterior is simple and contemporary acknowledging the local architecture of the 60&rsquo;s and 70&rsquo;s.

The built form has a double skinned fa&ccedil;ade, with both fixed and operable full-height screens, for both privacy and sun shading.

&ldquo;The screens are designed sit flush with the suspended slab construction, allowing the building form to seamlessly transition into the surrounding street, and next door development,&rdquo; McKenna-Farr also noted.

Sitting just north of the Burleigh Heads CBD and Burleigh Heads Stockland, residents will be just a five-minute drive, via either the Gold Coast Highway or Tabilban Street, to the heart of town.

The neighbourhood also benefits from its proximity to Tallebudgera Creek and its associated recreation spaces, both along the northern and southern banks, with the Tallebudgera Leisure Centre and Burleigh Head National Park both within walking distance.
