Fareham delivers rare low density living to St Kilda Road
Sweeping views and low density don't often go hand in hand in new apartment developments.
Extensive views tend to be reserved for large-scale towers, and with large-scale towers comes density.
Gamuda Land has managed to bridge that gap with its newest apartment development, Fareham on St Kilda Road. They turned a narrow site, usually a hindrance to developers, into a strength, commissioning architecture studio BayleyWard to design a tower that maximised its northern and western outlook over Albert Park and the bay. They designed a 17-storey building with a distinctive floorplate that allowed for fewer neighbours and a sought-after outlook.
The 17-storey building comprises just 72 two, three, and four-bedroom apartments, delivering low-density vertical living in one of Melbourne’s most walkable bayside precincts.
Most apartments face west, capturing long views over Port Phillip Bay while benefiting from exceptional cross-ventilation and natural light throughout.
“The site’s slim, elongated form presented both a challenge and an opportunity,” the BayleyWard team explained. “We arranged the homes to maximise views and daylight while ensuring every residence felt private and connected to its outlook. The result is a building that feels elegant and liveable from the inside out.”
Sustainability has been embedded from the outset. Fareham is targeting an average 8.0 star NATHERS rating, well above compliance, and includes a rooftop solar system, water harvesting, and all-electric services with no gas connection.
More than 80 per cent of apartments enjoy genuine cross-ventilation, supported by open-air internal corridors that rise the full height of the building - among the tallest of their kind in Melbourne.
Inside, residences feature full-height glazing, warm timber flooring, natural stone finishes, and integrated European appliances. Many floorplans include dual aspects and large outdoor terraces. The interior palette reflects a subtle coastal influence that complements the bayside setting.
“Fareham was designed with discerning residents in mind,” said Jarred Tai, Gamuda Land's Assistant General Manager.
“With only five apartments per floor, there’s an immediate sense of exclusivity. Even with a central St Kilda Road address, most homes face the bay, creating a feeling of openness and retreat.”
That balance of privacy and lifestyle has resonated particularly well with local downsizers, many of whom are long-time residents seeking to remain in the neighbourhood while transitioning to a more manageable home. They’re drawn to the calm, village-like atmosphere, walkable location, and thoughtful amenity offering, including a rooftop terrace, yoga area, landscaped podium, and EV charging infrastructure.
Fareham is over 40 per cent sold, with completion expected by mid-2026.
